Dubai retirement residence lasts 5 years. As of 19 October 2026, the UAE Government portal and GDRFA, Dubai's residence authority, state a Dubai income threshold of AED 240,000 annually. GDRFA's asset alternative pairs property AND a deposit. Dubai Land Department (DLD) publishes a separate retiree property-owner service, whose conditions and fees need their own reading.

Who qualifies for retirement residence in Dubai?
The UAE Government portal and GDRFA both state an age condition and a work-history condition, followed by financial conditions. Age alone does not establish eligibility.
As of October 2026, the UAE Government portal, updated 28 July 2026, requires at least 15 years of work inside or outside the UAE and age at least 55 at retirement. GDRFA's service card states at least 15 years of service before retirement and completion of 55 Gregorian years. It describes a 5-year permit without a sponsor or host, renewable under the same terms.
The useful distinction for a household is between meeting a published condition and documenting it. GDRFA's listed documents do not specify a complete work-history evidence format. The receiving service therefore needs to identify the acceptable employment or service record for the applicant's history.
For an existing owner, DLD's property checklist is particularly relevant. Its wording does not establish that every condition on GDRFA's card is waived; the selected service must confirm how the household's age, work history and financial evidence are assessed.
Which income and asset conditions does each authority state?
Dubai's stated fixed-income threshold is AED 240,000 annually, and GDRFA's asset alternative requires property and a deposit. Combining these into a single list of independent property, savings and income options would change the published conditions.
The UAE Government portal gives AED 180,000 as its general annual-income condition, then expressly states AED 240,000 for a Dubai application, as of October 2026. Both allow the foreign-currency equivalent and income from inside or outside the country. The general figure is not the Dubai figure.
For scale, AED 240,000 divided by 12 equals AED 20,000 per month. This is an annual-equivalent calculation, not a separate monthly eligibility rule or a statement about how a pension must be paid.
Under GDRFA's October 2026 card, the income alternative requires fixed annual income of at least AED 240,000 and a bank statement covering the last 6 months at application. Its required-document list also names an official-body letter identifying the income source.
GDRFA's asset condition is different. It pairs UAE property worth at least AED 1,000,000 with a deposit worth at least AED 1,000,000, held inside or outside the UAE. The property may be valued at purchase or market value, with evaluation by the competent authority in the emirate. The card requires the deposit to be transferred and deposited in a UAE financial institution within 60 days of residence issuance, except where the deposit value is invested inside the country.
For mortgaged property, GDRFA accepts the mortgaged title deed under that asset condition if the value paid to release the mortgage from the total mortgage value is at least AED 1,000,000 at application. This mortgage provision remains subject to the property-and-deposit condition; it does not remove the deposit requirement. These are GDRFA's published terms, as of October 2026.
What does DLD's retiree property service require?
DLD describes a distinct property-owner service, with a 5-year renewable residence permit and its own ownership, mortgage and attendance requirements. Its service title includes Golden Visa, but the retiree card must be read on its own terms.
As of October 2026, the DLD description names property with a purchase value of at least AED 1,000,000 at purchase. Its Service Terms refer to AED 1,000,000 in purchasing or market value, paid in full and unmortgaged, across one or several properties in the applicant's name. The description says age 55 and above, while the terms say over 55. Neither wording resolves the difference for a person who is exactly 55.
For a mortgaged property, the description asks for a bank letter proving AED 1,000,000 paid. The terms refer to the paid mortgage amount and a bank letter addressed to GDRFA, including wording that the deposit cannot be released within 3 years. The issuing service needs to confirm the applicable bank-letter format, the deposit wording and any restriction relevant to that particular application.
DLD also states that spouses can share one property with a certified marriage contract. These ownership and mortgage provisions come from the same DLD service card, verified as of October 2026.
For an owner, the title deed, the official ownership record, and the bank's paid-amount evidence answer different questions. A property value does not by itself establish the amount paid against a mortgage. The receiving service's confirmation connects those records to its eligibility assessment.
The property investor visa guide and property Golden Visa guide provide context for other residence categories. Their eligibility conditions and fee packages do not replace the retiree service card.
Which documents belong to the chosen authority?
The checklist follows the selected service and financial condition. In particular, GDRFA's separate property and deposit document headings do not create separate asset eligibility options.
Source: withlida.com, 19 October 2026, from GDRFA's required documents and conditions and DLD's documents and service terms, as of October 2026. The family and parent rows are DLD's lists, not a universal GDRFA family checklist.
Emirates ID is the UAE identity card. Existing residence and identity records belong in the file where the chosen service requests them. Neither card supplies every case-specific instruction for overseas documents; accepted attestations, translations, work-history evidence and principal-applicant insurance requirements belong on the service's confirmation list.
How much does Dubai retirement residence cost?
DLD publishes AED 6,984.75 for its principal retiree package. GDRFA publishes a different fee block without a reconciled all-in total; the two schedules cannot be added together or used interchangeably.
DLD principal retiree package only
Source: withlida.com, 19 October 2026, from DLD's retiree service fee schedule, as of October 2026. Arithmetic check: 700 + 653 + 2,456.75 + 2,020 + 1,155 = 6,984.75. This table is the principal package only.
DLD separately lists AED 4,968.50 for a 5-year family residence permit and AED 318.75 for family sponsorship file opening. Its parents' section separately lists AED 4,968.50 for 5 years and AED 318.75 for sponsorship file opening. A further note adds AED 100 for each sponsored person. These are separate DLD fee lines, as of October 2026; a household quote needs to identify how they apply to each person and file.
GDRFA's separately published fee lines
Source: withlida.com, 19 October 2026, from the GDRFA retirement service fee block, as of October 2026. The card combines general permit lines with separate five-year figures. No reconciled GDRFA all-in total was established.
A current GDRFA or Amer quote can identify which lines apply, any medical or identity charges, the applicant's current residence status and any additional channel charges. Amer is a GDRFA service-centre channel. DLD's principal package is not a substitute for that quote, and GDRFA's fee lines are not additions to the DLD package.
How does the retirement residence application proceed?
GDRFA describes digital and service-centre submission; DLD describes a centre visit followed by its medical and permit-delivery steps. The practical sequence begins by identifying which service will assess the file.
Identify the service and financial condition
Record whether the file is being assessed under GDRFA's income or property-and-deposit condition, or DLD's separately described retiree property-owner service. Confirm the age boundary, work-history evidence and any ownership or mortgage questions with that receiving service before treating the document list as complete.
Assemble the authority's evidence and quote
Match each requested record to the checklist above. Obtain the service's current fee quote, naming the principal applicant, each dependent, file-opening charges and any separately charged services. Retain the accepted bank-letter and certification instructions.
Submit through the selected channel
As of October 2026, GDRFA describes logging into its smart-services system through UAE Pass or a username, finding the service, completing application data and paying applicable fees. It also lists Customer Happiness and Amer centres. DLD describes attending a service centre, submitting the required records and paying fees; its terms require the applicant's attendance and do not allow application through a representative.
Complete the requested checks and track the case
DLD's published procedure places the medical examination at the centre after submission and payment, followed by delivery of the residence permit by email. The applicant retains the application reference and follows any additional instructions from the issuing service.
The channel and procedure statements above come from GDRFA and DLD, as of October 2026. GDRFA lists 48 hours as its service target; DLD lists 7 to 10 business days. These are dated service-card statements, not approval promises or a household relocation timetable. The receiving channel can confirm when its processing clock begins and what remains outstanding.
What must be confirmed before applying?
The remaining questions concern the chosen service's assessment of the actual household, especially exact age, evidence format and the final chargeable scope.
- Age and work history: how DLD applies its differing age wording at exactly 55, and what the selected service accepts as evidence of the work history stated by the UAE Government portal and GDRFA.
- Income: which official-body letter and bank records support the fixed annual income, including any foreign-currency conversion basis used by the service.
- Property and deposit: the accepted valuation, ownership shares, mortgage payment evidence, deposit-transfer evidence and applicable bank-letter wording.
- Household records: who applies as principal and who as dependent; each person's insurance, certification, identity and medical instructions.
- Quote and timing: the fees chargeable for that channel and residence status, the validity of the quote, and the point from which the published service target is measured.
These are confirmation questions arising from the UAE Government record, GDRFA service and DLD service, as read in October 2026. A completed property purchase, a threshold calculation or a document checklist is not an issued residence permit. Housing plans can be compared against the confirmed residence process without treating a purchase as an eligibility decision.
Retirement visa Dubai FAQ, checked 19 October 2026
The key distinction is the authority and service assessing the application.
What is a retiree visa?
GDRFA describes a 5-year residence permit for a retired foreign national without a sponsor or host, renewable under the same terms. Age, service history and financial conditions remain part of its published retirement service, as of October 2026.
How much does a 5-year residence visa for Dubai cost?
For this retirement category, DLD publishes AED 6,984.75 for its principal package, with dependent and file-opening charges separately listed. GDRFA's retirement card does not establish a reconciled all-in total. These October 2026 statements do not set one price for every Dubai residence category.
What are the Dubai retirement visa requirements for a property owner?
GDRFA's asset condition pairs property of at least AED 1,000,000 AND a deposit of at least AED 1,000,000, with its stated valuation, transfer and mortgage conditions. DLD describes a separate property-owner retiree service. The GDRFA and DLD cards, as of October 2026, need separate confirmation against the owner's records.
Should I retire to Dubai?
Retirement residence is one part of that household decision. The official cards describe residence eligibility and application services; they do not determine a household's housing fit or living budget. The useful residence checkpoint is a confirmed route, evidence list and current quote from the relevant service.
