withlida.com (the "Site") is the independent Dubai real-estate publication of Lida Moghaddam ("we," "us," or "our"). It reports and explains; it does not advise. Everything on it is general information. It is not financial, legal, investment, tax or mortgage advice, and it is not a recommendation to buy, sell, rent, let or invest in any property, area, project or developer.
Your situation is your own. Before you act, confirm the current rules, fees and figures with the Dubai Land Department (DLD), RERA or a licensed professional — a RERA-registered broker, a lawyer, a mortgage adviser or a tax adviser, as your decision needs.
Figures, sources and dates
We name the source and the period of the figures we publish: DLD-derived transactions, official fee schedules, named market indices, developers' own published facts. Markets, rules and fees change, and a figure is only as current as the date beside it. Check the publication and update dates on each article; an older article may no longer describe the market as it is.
We correct errors when we find them, and a corrected article says what changed and when. If you see one, write to hi@withlida.com.
The risks of property
Dubai real estate carries market, liquidity, credit, currency, regulatory and counterparty risk. Off-plan property can also face construction delay, changes to the project, cancellation, escrow risk and developer insolvency. Prices, rents, yields, service charges and community fees can fall as well as rise, and past performance does not indicate future results. Property is illiquid, buying and selling it is costly (DLD transfer fees, brokerage commission, mortgage registration, conveyancing, service charges), and you may not be able to sell when you want. Property is not suitable for every buyer or every investor.
No property investment is free of risk, and nothing on the Site promises a return, a yield, a price or a visa.
Projects, developers and areas
Articles name developers, projects, areas and businesses in order to report on them. A mention, a table or a comparison is reporting, not an endorsement or a judgement of any company. Names, logos and trademarks belong to their owners. Project facts (prices, payment plans, handover dates) are reported as the developer or the registry published them on the date shown, and can change without notice: confirm them with the developer and the DLD before you commit.
Not an advertisement
The Site is editorial content, not a property advertisement. Any listings, when present, carry their own DLD Trakheesi permit and Madmoun QR code where required by RERA. Lida Moghaddam may hold personal or client positions in properties, areas, or developers discussed; material conflicts are disclosed inline where applicable. The Site carries no affiliate links and no sponsored articles.
