Dubai property can support a 10-year renewable Golden Residence application. The Dubai Land Department (DLD) lists AED 2 million purchase value and an AED 9,884.75 principal service total; Dubai's residence authority, GDRFA, separately states certified-value, joint-share and continued-ownership conditions (DLD and GDRFA, as of 8 October 2026). Ownership alone does not establish approval.

The 2026 verdict in one line
Dubai's property route is an application based on ownership, value and supporting evidence, with approval assessed by the authority rather than established by a purchase contract.
The two authorities do not publish identical wording. Their requirements remain attributed separately below, including where the pages leave an off-plan evidence question unresolved.
What the Real Estate Golden Visa actually is in 2026
DLD's Dubai investor service describes a 10-year renewable residence permit; GDRFA's investor service also describes 10 years, extendable if the same conditions are met, as of 8 October 2026.
Golden Residence is long-term permission to reside in the UAE. The UAE Government overview, updated 28 July 2026 and verified 8 October 2026, describes living, working or studying, residence without a sponsor, extended stays outside the country, and spouse and child sponsorship. These residence services do not describe a citizenship grant.
The general overview and the Dubai service pages publish different duration wording:

This guide follows the named Dubai property service. It does not turn these different descriptions into a single rule for every emirate or application category.
GDRFA also states an exemption from the 180-day residency rule, while saying the residence is considered void if it expires outside the country. It requires the holder to support themselves and their family without government support and to continue meeting the applicable conditions. An extended stay abroad does not remove those conditions (GDRFA, as of 8 October 2026).
How is property qualification assessed?
Qualification connects the applicant's ownership to the authority's required value and property-status evidence; the whole property's advertised price is not a complete application file.
Source: withlida.com, 8 October 2026, from DLD and GDRFA.
A property status statement is the DLD certificate GDRFA names for certifying the property's value. A lien is a legal restriction on the property; GDRFA links this requirement to continuity of ownership. Neither record is interchangeable with a sales brochure.
For mortgages, a bank NOC, or no-objection letter, records the lender's consent to residence issuance against the property. DLD's terms ask it to show the paid amount and balance, while DLD's description specifically refers to AED 2 million paid. GDRFA's acceptance of mortgaged property does not establish that DLD's paid-amount evidence can be omitted (DLD and GDRFA, as of 8 October 2026).
DLD requires the applicant to be inside the UAE and to attend personally; its note does not permit application by a representative. Household documents and current identity records are therefore part of qualification alongside the property evidence (DLD, as of 8 October 2026).
What are the published costs in 2026?
DLD's five principal service components add to its published AED 9,884.75 total, as of 8 October 2026. Family, parent and file-opening lines are listed separately.
DLD's published schedule
Source: withlida.com, 8 October 2026, from the DLD investor Golden Visa fee schedule.
Principal reconciliation: AED 700 + AED 1,153 + AED 2,856.75 + AED 4,020 + AED 1,155 = AED 9,884.75. The medical and ID components are already in that total (DLD, as of 8 October 2026; withlida calculation).
Worked family ledger
For a hypothetical principal, spouse and two children, the ledger below assumes the centre applies the family permit line separately to each of the three sponsored family members and requires one family-file opening. Those quantities are explicit assumptions, not a published universal family package.
Source: withlida.com, 8 October 2026, calculations from DLD's published schedule. Family-member fee treatment and the required opening count remain subject to the centre's assessment.
No parent is included in this household, so the parent permit line is not added. DLD does not itemise a separate family medical charge on this page. This calculation therefore does not copy the principal's AED 700 medical component onto every child or spouse. The centre can confirm any required medical steps, what the family fee includes, and any additional applicable charge. Health insurance appears in DLD's family and parent requirements, but the page does not publish an insurance premium (DLD, as of 8 October 2026).
The ledger is a residence-service illustration. Property purchase, registration, lender and optional professional-service costs belong to separate ledgers; this residence fee schedule does not price the entire property transaction.
GDRFA's separate service fee wording
GDRFA publishes its own permit-service lines. They are not extra items to stack automatically on DLD's principal total.

The selected channel determines which service is being charged. The note above is preserved as published; it is not used to invent an additional combined DLD-GDRFA total.
The 10-step application evidence sequence
DLD publishes four service stages: visit the centre, submit requirements and pay, complete the medical examination, then receive the residence permit by email. The ten stages below separate preparation and application evidence; they are not a claim that DLD publishes a ten-step purchase-to-visa workflow (DLD, as of 8 October 2026).
1. Identify the applicant and household
The file starts with the named owner and identifies whether the application includes a spouse, children or parents. DLD publishes separate family and parent conditions.
2. Identify the ownership record
DLD lists an e-Certificate of Title or title deed. A contract or reservation payment does not replace that listed document on the published service page.
3. Separate contract evidence from qualification
A sale and purchase agreement, or SPA, records the contractual purchase. Neither core service page establishes automatic qualification from signing an off-plan SPA and making a small deposit.
4. Establish the value and ownership structure
GDRFA names the DLD property status statement and permits an accepted valuation certificate through a DLD-licensed office. A joint-property file also identifies the applicant's own share. A mortgage adds DLD's bank evidence.
5. Establish UAE presence and attendance
DLD requires the applicant to be inside the UAE and attend personally. A person outside the country has a separate entry-status question; these pages do not establish an automatic entry permit from owning property.
6. Assemble the route's document file
The passport, photo, title and any existing UAE ID or residence permit sit alongside the value and structure-specific evidence. Family and parent documents remain distinct.
7. Use the applicable submission channel
DLD lists service centres. GDRFA describes digital and Amer service-centre procedures, and directs real-estate investor applications to the accredited centres it names. Amer centres handle Dubai residence services; the published descriptions do not establish one universal portal.
8. Submit, pay and complete the required service steps
DLD's procedure places submission and payment before the medical examination. Its principal fee total includes the medical and Emirates ID components; the centre confirms the required identity and examination appointments for the file.
9. Allow for the authority's service estimate
DLD publishes 7 to 10 business days; GDRFA publishes 5.0 days for its own service. Neither estimate is a personal median or a commitment covering all earlier property, bank or document work.
10. Receive the decision and assess sponsored applications
DLD describes permit delivery by email. Family sponsorship still requires the listed family or parent evidence; the principal application does not establish automatic sponsored-person approval or a universal parallel-filing timetable.

What documents and valuation evidence are required?
DLD's core list names the applicant's passport, title evidence and personal photo, plus an existing UAE ID and current residence permit where held. GDRFA separately specifies value evidence; these records answer different questions.
Applicant file
- Passport.
- Personal photo.
- UAE ID, if any.
- Copy of current residence permit, if any.
These are DLD's applicant-document fields, as of 8 October 2026. The family and parent terms additionally specify a recent photo conforming to the federal identity authority's requirements (DLD).
Property file

The property evidence companion explains the narrower ownership-versus-value record distinction. This page remains the main guide to the application, fees and household conditions.
Family and parent files
Source: withlida.com, 8 October 2026, from DLD's family and parent service terms.
These documents establish the sponsor's identity, the family relationship and the conditions relevant to the sponsored application. The centre confirms the certification required for the documents in that file.
What property types qualify in 2026?
The official test is the property and ownership evidence accepted for the application. GDRFA's description includes all property types and accepts mortgaged property; DLD still lists title evidence and its own conditions, as of 8 October 2026.
Source: withlida.com, 8 October 2026, from DLD and GDRFA.
There is no supported inference here that all off-plan property is excluded. Equally, there is no supported inference that a signed SPA, deposit and interim registration automatically satisfy the published title and value requirements. These core pages do not establish a specific off-plan payment percentage or completion-stage alternative.
Neither core page supplies the earlier guide's blanket exclusions for hotel apartments, commercial property or leasehold-only property. GDRFA's broad property-type description and DLD's documentary conditions remain the relevant published wording; an individual property's accepted status is an application question.
Five common mistakes in the application evidence
The common distinction is between what a record establishes and what remains for the residence authority to assess. These are document-reading mistakes, not a claimed ranking of rejection causes.
One: treating the contract as the residence decision. A signed SPA or payment receipt does not establish that the applicant has supplied DLD's listed title evidence. The official pages do not establish deposit-only eligibility.
Two: treating the property's price as every owner's qualifying value. GDRFA requires certified value and, for joint ownership, a share worth at least AED 2 million. An asking price and another owner's share do not answer those fields (GDRFA, as of 8 October 2026).
Three: treating a changed title as an automatic residence-file update. The passport and title identify the applicant and ownership record. The title-change companion addresses what a new title can establish and the separate residence-file questions it leaves open. No personal client incident or correction-time estimate is claimed here.
Four: omitting the mortgage evidence. DLD names a bank NOC showing non-objection, paid amount and balance, and its description refers to AED 2 million paid. A valuation record does not replace that lender evidence (DLD, as of 8 October 2026).
Five: relying on an unsupported property-type exclusion or exception. GDRFA's description includes all property types. That broad wording still sits alongside the value, share and continuity controls, and DLD's listed documents (DLD and GDRFA, as of 8 October 2026).
FAQ
Property can support an application; the ownership, value, mortgage and household conditions remain separate. These answers were verified on 8 October 2026.
Does buying a property in Dubai give you a Golden Visa?
It can support an application, rather than confer residence automatically. DLD describes its 10-year renewable route around property purchase value of at least AED 2 million. GDRFA separately requires certified property value, an eligible joint share where relevant and continuity of ownership (DLD and GDRFA, as of 8 October 2026).
What is the property limit for Golden Visa in Dubai?
DLD states at least AED 2 million purchase value and refers to one or more wholly owned properties under the applicant's name. GDRFA states at least AED 2 million total property value and applies the same minimum to the applicant's share in joint property. The pages do not state an upper-value cap (DLD and GDRFA, as of 8 October 2026).
How much does it cost to get a Golden Visa in Dubai through property?
DLD publishes AED 9,884.75 for the principal service. Its separate lines are AED 5,774.50 for family residence, AED 5,774.50 for parent residence, AED 318.75 for family-file opening and AED 100 added for each sponsored person. The conditional spouse-and-two-children example above totals AED 27,827.00 under its stated fee-count assumptions; it is not a universal all-in quote. GDRFA's separate service fees are not automatically added (DLD, as of 8 October 2026; withlida calculation).
Can we sell property in Dubai after receiving a Golden Visa?
GDRFA states that a lien is required to support ownership continuity and that property may not be disposed of throughout the 10-year residence period. The page does not publish the earlier guide's replacement grace period or cancellation-only-at-renewal rule. The title-change companion above addresses the separate record question (GDRFA, as of 8 October 2026).
Can I get a residence visa in Dubai if I buy a property worth less than AED 2 million?
DLD publishes a separate two-year Investor Residence Application, Taskeen. As of 8 October 2026, that page says an individual owner may apply regardless of property value, while a joint owner's share must be at least AED 400,000. These are Taskeen's own application terms; they do not change the Golden Residence conditions or establish approval. The old AED 750,000 sole-owner floor has been withdrawn from this guide (DLD Taskeen).
How long does the Golden Visa application take?
DLD publishes 7 to 10 business days; GDRFA publishes 5.0 days for its own investor service. These are source-specific service estimates, not one combined timeline or a personal processing median. The pages do not establish a fixed bank-letter or document-correction timetable (DLD and GDRFA, as of 8 October 2026).
What happens after the 10 years of Golden Visa in Dubai expire?
Can a non-resident apply for the Golden Visa from outside the UAE?
DLD's listed application requires the applicant to be inside the UAE and attend personally. The two core pages do not establish automatic issuance of an entry permit from property ownership. Entry status and attendance therefore remain separate from the property's value evidence (DLD, as of 8 October 2026).
Can off-plan property qualify after signing an SPA and paying a small deposit?
What documents prove valuation, a mortgage or a joint share?
GDRFA names a DLD property status statement and says a valuation certificate through a DLD-licensed office may be accepted. Joint ownership requires evidence of the applicant's share value. DLD separately requires the mortgage bank's NOC with paid amount and balance, and its description refers to AED 2 million paid (DLD and GDRFA, as of 8 October 2026).
Are spouse, children and parents approved automatically with the principal?
DLD permits sponsorship but lists separate family and parent requirements. These include certified relationship documents, insurance and sponsor identity; its family terms also require an unmarried undertaking for sons or daughters over 18 and a notarised father's NOC where the mother sponsors. Sponsorship eligibility is not an automatic decision on each person's file (DLD, as of 8 October 2026).
Which application route fits the household record?
The useful fit is between an existing household's records and the relevant application conditions. Nationality labels, a preferred neighbourhood and an intended purchase budget do not replace those records.
Source: withlida.com, 8 October 2026, household mapping of the conditions published by DLD and GDRFA.
This routing explains the application evidence. It makes no recommendation to acquire a particular property, alter an ownership share or pursue a residence category.

Correction log
2026-10-08 · refreshed · Following the 7 October audit, the guide was corrected against the official DLD Golden Visa investor service, GDRFA investor service, UAE Government overview and DLD Taskeen service, all verified 8 October 2026.
- Withdrawn: the alleged February 2026 policy circular, removal of a paid-in rule, and automatic off-plan eligibility from an SPA and small deposit; the asserted April unified-portal event; the unsupported visa-volume statistic; fabricated client experience and personal processing medians. The opened official pages do not establish those claims.
- Corrected: DLD's purchase-value, title, presence and mortgage-bank conditions are distinguished from GDRFA's certified-value, joint-share and continuity controls. Unsupported property-type exclusions, fixed document specifications and a universal apostille sequence were removed. Published service estimates and conditional renewal remain separately attributed.
- Corrected: the principal components reconcile to AED 9,884.75. The earlier AED 27,527.00 family example omitted the sponsored-person additions; the conditional ledger is AED 27,827.00 when its stated counts apply. The approximately AED 29,500 blanket estimate and medical additions for every dependant were withdrawn. Parent, family and opening lines remain distinct; GDRFA fees are not stacked onto the DLD service total.
- Corrected: automatic family approval and invented sale/replacement timing were removed. The stale AED 750,000 Taskeen sole-owner floor was replaced with that separate service's current published ownership wording, without asserting a policy-change date.
