Dubai Hills Estate family map: prices, schools and daily fit (2026)
For a three-bedroom family shortlist, Bayut's guide updated 11 September 2026 shows average asking prices of AED 4.10 million in Hills Park, AED 4.68 million in Park Heights and AED 8.54 million for a detached villa in Sidra. The useful map of Dubai Hills Estate therefore starts with housing format and the household's repeated school, park and commute routes.
This family-life companion narrows the site's Dubai Hills Estate area guide to the choices that change day-to-day life inside the master community.
Sale prices make more sense by cluster and housing format
The current sale evidence shows why one community-wide average would be a poor family map. Apartment clusters differ from one another, and the step from an apartment to a townhouse or detached villa changes both the price basis and the daily radius.

For families comparing three bedrooms, Hills Park and Park Horizon share the same AED 4.10 million asking average in this source, while Park Heights is AED 4.68 million. Sidra's AED 8.54 million figure is not a like-for-like apartment comparison: it refers to a detached three-bedroom villa. Keeping format visible prevents the table from implying that bedroom count alone explains the difference.
Once a home is shortlisted, the Dubai buying process and cost guide explains the separate transaction steps and charges. They are not included in the asking figures above.
Rent reveals the practical step between formats
The rent table shows the same pattern more directly. Apartment asking averages cluster more closely, while Maple and Sidra represent a move into low-rise family housing with different floor areas, outdoor space and upkeep responsibilities.

For a three-bedroom search, the published averages run from AED 257,000 a year in Park Horizon to AED 276,000 in Maple and AED 377,000 in Sidra. The step is not simply a rent premium. It changes the home from an apartment to a townhouse-led or detached-villa setting, so the fair comparison also holds floor area, outdoor space, parking and maintenance responsibility as constant as possible.
Collective is the narrower apartment format in this table, with one- and two-bedroom asking averages of AED 102,000 and AED 148,000 a year. Park Heights, Park Horizon, Park Field and Lime Gardens extend the apartment search to three bedrooms. That makes them the more direct first screen for a family that wants apartment living without giving up a separate bedroom.
Read the estate as three housing bands
The useful editorial map is an apartment core, a family-house belt and golf-edge villa clusters. It is not an official boundary map or a quality ranking. It simply keeps housing format and community anchor visible while the shortlist is being built.
Sources: Emaar's live Dubai Hills Estate page, Property Finder's Dubai Hills Estate guide, plus MyBayut's sale and rent guides, read 18 September 2026.

The map makes unlike choices obvious. Park Field versus Maple changes apartment-led living to a townhouse-led setting. Maple versus Sidra keeps the low-rise family format but changes the detached-home question. Park Heights versus Golf Place changes the home's scale, position and likely travel pattern together.
School choice changes the useful radius
School evidence becomes more useful when it is tied to a specific cluster. Property Finder's KHDA 2026 tables place Rosehill Block A much closer to two Al Khail schools than Golf Place 1, which shows why a single community-wide school distance would mislead.
Distance sources: Property Finder's Rosehill Block A and Golf Place 1 pages, which label the tables as KHDA 2026 data. Curriculum and rating sources: KHDA's current pages for GEMS Wellington Academy Al Khail and GEMS International School Al Khail, read 18 September 2026.
KHDA lists GEMS Wellington from ECC age 2-3 through Year 13 and GEMS International from pre-primary through Grade 12. The inspection year matters: the current KHDA pages display 2023-2024 ratings, not a 2026 inspection result. The Dubai school evidence guide shows how to keep curriculum, phase, fee sheet and inspection year separate.
These distances are point-specific. They do not promise a gate-to-gate walking or driving time, and they do not describe every home in Rosehill or Golf Place. They are a first screen for deciding which exact route deserves a live map check at the household's actual school-run hour.
The park, mall and cycling network support family life at community scale
The shared amenity layer is substantial, but each cluster reaches it differently. Emaar's current community page, as read 18 September 2026, describes a 2,700-acre development with 1,450,000 sq m of parks and open spaces, a 180,000 sq m Dubai Hills Park, a 282,000 sq m mall, three schools and 54 km of bicycle routes.
Those figures describe the master community, not a walk from a particular front door. A Park Heights apartment, a Maple townhouse and a Golf Place villa can all sit inside the same published amenity network while producing different school, shopping and park routes.
For a family, the useful question is therefore not whether the estate has a park or mall. It is whether the chosen building entrance or villa gate turns the household's most repeated trip into a workable routine. A visit at the normal departure time can reveal internal junctions, school queues and parking patterns that a masterplan cannot show.
Metro access begins with the last road or bus leg
Dubai Hills Estate has no metro station inside the community, according to Property Finder's current Dubai Hills Estate guide. The same page identifies Equiti and Mall of the Emirates as nearby Red Line options and says the F36 bus serves several stops inside the community.
That makes public transport a two-part journey. The Red Line station is only one part; the road or bus connection between the station and the exact building or villa cluster is the other. An apartment near a useful internal stop and a villa on the golf edge should not inherit the same commute description simply because both addresses say Dubai Hills Estate.
No universal distance is used here. The practical check is the complete route from the exact home at the household's normal travel time, including the transfer and the return journey.
Match the household to the repeated journey
The strongest fit follows the home format first, then the trip the household makes most often.
- Apartment households prioritising park and mall access: Park Heights, Hills Park, Park Horizon, Park Field and Lime Gardens form the clearest apartment-led shortlist. The sale and rent tables keep the clusters comparable without treating every building as interchangeable.
- Smaller households prioritising compact common-space living: Collective and Collective 2.0 focus the search on one- and two-bedroom formats with shared amenities.
- Families wanting a townhouse format: Maple is the direct low-rise comparison. Its three- and four-bedroom rent evidence also creates a clean bridge from larger apartments into family houses.
- Families wanting detached villas: Sidra is the most direct three- to five-bedroom detached-villa comparison in the sourced tables. The decision then moves to the exact phase, plot and school route.
- Larger households prioritising the golf side: Golf Place I and II, Golf Grove, Palm Hills, Fairway Vistas and Majestic Vistas keep the search focused on villa scale and golf-edge position.
- Metro-linked commuters: Any housing type can remain in the shortlist if the Equiti or Mall of the Emirates connection and the final road or bus leg work as one journey. The cluster matters more than the community name alone.
No cluster is a universal answer. The fairest shortlist is the smallest group of homes that keeps bedroom count, housing format, school route and work route consistent enough for a meaningful comparison.
Is Dubai Hills Estate a good place to live for families?
It is a strong fit for households prioritising parks, multiple school routes and a choice from apartments to large villas. The exact cluster determines the daily school, park and commute radius, so the community name is only the first filter.
Does Dubai Hills Estate have a metro station?
As of 18 September 2026, no. Property Finder's current area guide says there is no station inside the estate and identifies Equiti and Mall of the Emirates as nearby Red Line options, with a final road or bus connection.
What is the difference between Maple, Sidra Villas and Golf Place?
As of 18 September 2026, Emaar's live community page and Property Finder's Dubai Hills Estate guide show Maple as townhouse-led, Sidra as a detached-villa cluster and Golf Place as a golf-side villa cluster. The current sourced housing tables place Maple and Sidra at three to five bedrooms and Golf Place at four to six bedrooms.
Is Dubai Hills Estate gated?
As of 18 September 2026, Property Finder describes Dubai Hills Estate as a gated 2,700-acre community. Practical access control still belongs to the exact apartment building, townhouse phase or villa cluster, so it should be confirmed for the shortlisted address.
How much does a family apartment cost in Dubai Hills Estate?
In MyBayut's guide updated 11 September 2026, average asking prices for three-bedroom apartments were AED 4.10 million in Hills Park and Park Horizon and AED 4.68 million in Park Heights. These are asking averages, not registered transaction medians.
