Sobha's H1 FY26 filing separately identifies P N C Investments L.L.C as the reporting company and lists Sobha L.L.C as a 100%-owned subsidiary, but the filing and DLD response do not publish a shared identifier that proves the two Sobha L.L.C fields are the same legal record.

The distinction matters because the sources use different kinds of identifiers. A company licence field, a DLD developer number and a DLD project number are not interchangeable. The filing maps the reporting company to a subsidiary
The filing's direct relationship is between P N C Investments L.L.C and its consolidated subsidiaries. It does not begin by naming [Sobha Realty](/developers/sobha-realty) as the legal company behind every project using the Sobha word.
Note 1 says P N C Investments L.L.C was incorporated in Dubai on 1 November 2011 under licence 661013. It defines the company and its subsidiaries together as the group. Those fields support a company-to-subsidiary relationship inside the filing. They do not state that licence field 148816 equals DLD developer number 966. They also do not state that every project name containing Sobha belongs to that subsidiary.
For a reader checking a corporate filing, the closest fit is the exact reporting-company name, reporting period and subsidiary table. For a reader checking a particular property project, the DLD project number is the stronger starting point. The bounded result is the 50 rows returned by the DLD search for Sobha at 04:10:57 +04:00 on 1 October 2026. Grouping those returned rows by the exact developer number and English developer name produced five groups.

The table describes returned project rows, not five parent companies and not a complete corporate family tree. The Sobha query can match a project name even when the displayed developer name is different, as the Sobha Ivory row demonstrates. That is why a search token cannot be used as an ownership field.
Two relationships close, while the central join remains open
The filing closes one relationship: it lists Sobha L.L.C as a 100%-owned subsidiary of the reporting company at 30 June 2026. The DLD project row closes another: project 2178 displays developer number 966 and Sobha L.L.C in the same official response on 1 October 2026.
The central cross-source relationship remains open. The filing's UAE - 148816 field and DLD's developer number 966 are different identifiers from different systems. Neither source states that one maps to the other. An exact-looking English name is useful for locating the next record, but it does not replace an official identifier match.
The first-party project page creates a public-facing association between the Sobha Realty site and Creek Vistas Reservé, accessed 1 October 2026. DLD separately returns Sobha Creek Vistas Reserve as project 2178.
