Aldar's Dubai project record: place, stage and official evidence
Dubai Land Department's public Project Status Enquiry returned 15 active records across six Aldar-branded Dubai phases when checked on 25 September 2026. Those records sit within three master communities, but the issuer, joint venture, registered legal developer and stated completion date are separate evidence layers.
Aldar's Dubai project record at a glance
The cleanest current picture is six branded phases mapped to 15 active DLD records in Wadi Al Safa 5 and Wadi Al Safa 3. Aldar's official launch material supplies the brand, launch date and unit scope. The DLD Project Status Enquiry supplies the project number, legal developer and registry status. Aldar's current project page supplies its published construction label and future completion date.
The table does not merge the launch unit count with DLD record totals. They answer different questions. A launch release describes the developer's planned consumer offering at that date. A DLD record identifies a registered project, its legal developer vehicle and its current registry status.

Aldar's corporate track record and Dubai record are different datasets
Aldar's corporate record establishes the issuer's scale and history, but a Dubai buyer still needs a named Dubai project record. The Aldar Annual Report 2025 describes the company as Abu Dhabi's real estate leader with a growing presence in Dubai and other markets. Its 2025 year review names The Wilds and Rise by Athlon as Dubai activity alongside a much broader Abu Dhabi and international portfolio.
The distinction remains in the latest half-year reporting. Aldar's H1 2026 results, published 29 July 2026, aggregate group and UAE development activity across multiple places and business lines. That material is useful corporate evidence. It is not a substitute for the DLD record of Haven by Aldar 1 or Rise by Athlon 3.
This is the same evidence discipline used in the developer completion-record framework. Start broad for corporate context, then move down to the exact project and legal entity.
What the DLD project record proves
The DLD record proves that a named Dubai project appears in the official project-status system under a project number, a registered developer and a registry status. It does not turn every statement on a developer page into a DLD fact.
For this set, the DLD searches made the company-to-project chain visible:
- Aurora SPV 1 L.L.C appears on the selected Haven and Verdes by Haven records in Wadi Al Safa 5.
- Aurora SPV 3 L.L.C appears on the selected Athlon and Rise by Athlon records in Wadi Al Safa 5.
- Aurora SPV 2 L.L.C appears on the selected The Wilds and The Wilds Residences records in Wadi Al Safa 3.
An SPV is a special-purpose vehicle, a legal company used for a defined project or venture. Seeing an SPV name instead of the consumer brand is not a verdict about the project. It is the reason to match the project name, project number, location and registered developer as one chain.
The DLD calls its public service Project Status Enquiry, also presented as Mashrooi. As of 25 September 2026, DLD says the service can be searched by land number, project number or project name and returns the project's completion information and details. DLD's separate Register Project service explains that Oqood is the portal a development company uses to register an off-plan project and open an escrow account. Here, Oqood names a registration system. This article does not assume that a reader has been issued any particular transaction document.

Read completion dates as dated developer statements
The future dates in this record are Aldar's stated completion dates, not completed handovers. Five current Aldar pages carry both an Under Construction label and a future quarter. The Wilds Residences page does not currently publish either field in its at-a-glance block.
The Haven launch announcement, for example, said in October 2023 that first handovers were expected in Q3 2027. Its later project page states Q4 2027 with a 24 March 2025 data label. Both are issuer statements tied to their publication dates. Keeping both dates visible is more accurate than silently replacing one with the other.
For another worked application of the same method, the Emaar community completion record shows how community names and project records can sit at different levels.
Best fit depends on the home and the evidence question
The strongest match is the project whose home type, place and documented stage answer the buyer's actual shortlist. This is routing by fit, not a ranking of companies or communities.
Build the evidence chain in order
The practical sequence is brand, registry, then transaction-specific evidence. Each layer has a narrower job.
Name the exact phase
Write down the consumer-facing project name and phase from the official Aldar page. Haven, Verdes by Haven and The Wilds Residences are related names, but they do not share one DLD record.
Match the DLD project number
Search the DLD Project Status Enquiry by the exact name. Match the result's project number, location and registered developer. For example, Rise by Athlon appears as records 4044 through 4047, not as one undifferentiated Athlon entry.
Keep the issuer date attached
Record the date beside every launch count, stage and future completion claim. A current project page and an earlier launch announcement can preserve different dated statements.
Read only the documents actually supplied
If a draft sale and purchase agreement or other transaction paper is supplied, compare its project name, legal entity and schedule with the DLD result. Do not infer a document, clause or date that has not been provided.
Check again at the decision point
Project records and developer pages change. Re-run the DLD name or project-number search and reopen the official project page before relying on a stage or future date.
FAQ, checked 25 September 2026
Is Aldar a Dubai developer?
Aldar is Abu Dhabi-rooted, with a growing Dubai presence. Its official Dubai launches are developed through a joint venture with Dubai Holding, while the DLD project records name the registered Aurora SPV entities for the selected projects.
What are Aldar's main projects in Dubai?
The three master communities in this record are Haven, Athlon and The Wilds. Verdes by Haven, Rise by Athlon and The Wilds Residences are named phases within those communities, supported by their own official launch pages and DLD records.
How can I check an Aldar project in Dubai?
Use the DLD Project Status Enquiry and search the exact phase name or the project number in the table above. Match the result's name, Wadi Al Safa location and registered developer vehicle rather than relying on the brand name alone.
Does a DLD status of Active mean a project is completed?
No. Active is the DLD registry label returned for the 15 selected records on 25 September 2026. Aldar separately labels Haven, Athlon, Verdes, The Wilds and Rise as Under Construction on their project pages.
Are Aldar's published completion dates handover records?
No. They are developer-stated future dates tied to dated Aldar pages. A completed handover is a later, transaction-specific event and should not be inferred from a published target quarter.
