
Dubai property data in September 2026: four measures, four periods

The September-labelled Dubai property numbers do not describe one September market: PropertyIndex's August release printed a 205.6 index level, Reliant Surveyors' 29 September report counted 11,440 August transactions, Dubai Real Estate Data's 28 September rent page used a trailing 12-month window, and McCone's September page stopped at 25 September. Each number is usable only with its product and observation period attached.
The source register has four clocks
The product name, observation window and source date answer different questions. A September page can carry August data. An update made in September can summarise the previous 12 months. A September transaction page can also be a partial month.
Neutral read: the four rows share a September publication or update context, not one observation period or unit.

The August price index has a frozen and a live vintage
PropertyIndex exposes two August 2026 readings on public pages. Its dated release headline and residential segment row print 205.6, -0.1% month on month, -3.5% year on year and 7,612 registered sales. The live monthly-series page displayed 206.9, -0.4% month on month, -2.5% year on year, AED 1,696 per square foot and 10,666 sales when accessed on 1 October 2026.
Neutral read: these are two publication vintages of one August product, not a September price movement.
The 1.3-point difference is 206.9 minus 205.6. The sample difference is 10,666 minus 7,612, or 3,054 sales. Both calculations are reproduced in the saved register program. The published index level and the raw AED 1,696 median answer different questions: one controls the transaction mix, while the other is the month's median registered price per square foot.

August sales and part-September sales are separate cuts
Reliant Surveyors' page is dated 29 September 2026, but its market totals cover August. It reports 11,440 residential transactions worth AED 24.43 billion, including 10,039 apartment transactions and 1,401 villa transactions. The two property-type counts sum to the published total.
McCone's September page uses a later calendar window but stops at 25 September. It reports 8,558 registered residential sales worth AED 17.6 billion, split into 5,902 off-plan and 2,656 completed-home registrations. The page itself states that the month is incomplete.
Neutral read: the August full-month count and 25 September part-month count should not be subtracted, combined or described as competing totals.
The products also use their own inclusion rules. A shared word such as "transactions" does not establish identical populations. The source, period and published definition need to travel with every count.
The September rent update uses a 12-month window
Dubai Real Estate Data's rent page was updated on 28 September 2026. Its headline AED 75,000 per year median covers new registered Ejari contracts over the trailing 12 months, with 238,879 new contracts in that window. Ejari is Dubai's tenancy-registration system, so this is registered contractual rent rather than an advertised asking rent.
The same page prints AED 77,000 per year for the latest complete month, August 2026. That value is not interchangeable with the trailing-12-month median.
Neutral read: 28 September is the update date; the observations are a trailing year and August.

Completions and announced deliveries are not one supply number
Reliant's 29 September report says 33,500 homes completed from January through August 2026. It breaks that result into 11,905 in Q1, 14,641 in Q2 and 6,954 in Q3 through August. Those three inputs sum to 33,500.
The same page separately reports 1,152 units announced for the remainder of Q3 and 84,885 for Q4 as of 31 August. Those are scheduled deliveries, not completed homes, and the publisher notes that actual dates can change.
Neutral read: completed units and announced schedules remain separate even when both appear under supply.
No asking-price number entered this register
No current citywide asking-price value with a visible observation period was carried into the tables on 1 October 2026. PropertyIndex's public product page explains that an advertised price remains separate from registered sales and calculated measures, but it does not expose a current citywide asking-price number on that page. The Bayut market-analysis URL inspected during this run resolved to a security-check shell rather than a readable value and period.
That absence matters. The register does not relabel registered sale prices, index levels or median rents as asking prices. A future asking-price row needs a public page that prints the value, covered stock, period and update date together.
What is the Dubai property price index in September 2026?
As of 1 October 2026, the inspected PropertyIndex product covers August, not September. Its frozen August release printed 205.6, while the live August series displayed 206.9; cite the page and vintage with the number.
How many properties sold in Dubai in September 2026?
The public McCone page showed 8,558 registered residential sales through 25 September 2026, worth AED 17.6 billion. As of 1 October, that cited figure was explicitly a partial-month count.
Are asking prices and registered sale prices the same?
No. An asking price is an advertised offer. A registered sale price records a transfer admitted by the source's method, and a mix-adjusted index transforms a defined registered-sales sample again.
Does a September update mean the data covers September?
No. In this 1 October 2026 register, the source periods include August, 1 to 25 September, a trailing 12-month rent window and completions through August.
