Dubai developer licence checks: company and project records

As of 19 September 2026, the Dubai Land Department's Project Status Enquiry accepts three identifiers: land number, project number, or project name. A buyer's evidence file should begin one level higher with the Licensed Developers list, use Trade License Search or Verify License and Permits for the exact company or document in hand, then join the result to the named project's status and escrow fields.

The five official checks answer five different questions

The cleanest method is to match each question to one official DLD service. Similar labels do not make the records interchangeable.

This order matters because a company can have many projects, while Dubai's escrow law treats the account at project level. The evidence file therefore moves from company identity to document authenticity to project identity, without merging the records into one label.

Start with the company record

DLD's Licensed Developers service is the company-level starting point. DLD describes it as the list of real estate developers approved by the Land Department, available immediately through the website and Dubai REST app, as checked on 19 September 2026.

  1. Search the exact name

    Open the Licensed Developers search and enter the company name exactly as it appears on the reservation form, sale agreement or payment instruction. Save the spelling shown by DLD rather than shortening it to a brand name.

  2. Preserve the company result

    Save the result page, source URL and 19 September 2026 check date. If the result exposes a company, office or licence identifier, copy it exactly into the evidence file.

  3. Use Trade License Search when you have the number

    Enter the numeric licence identifier in Trade License Search. The current DLD form names company name, licence number, issue date, expiry date, contact details, address and licence activities as output fields.

Trade License Search is relevant when a document already supplies the licence number and you need to match that number to DLD's company record. DLD describes the service as checking the validity of trade licence numbers registered with DLD, as of 19 September 2026. Its date and activity fields belong in the company file, but they do not replace the project search.

Use Trakheesi verification for the document in hand

Verify License and Permits is a document-level check, not another name search. DLD says the service verifies e-copies of licences and permits it has issued for real estate activities practitioners through Trakheesi, the department's real estate licensing system.

The current verification form, checked 19 September 2026, asks for two items: a transaction type and a transaction number in number/year format. Copy both from the e-copy. DLD's own format example is 11/2020, which shows why the year is part of the identifier.

Keep the verification response beside the source document. A practitioner permit, a company trade licence and a project record answer different questions, even when the same brand or representative appears across them. The useful join is an exact shared identifier or legal name, not visual similarity between documents.

This boundary also keeps an advertising or practitioner permit in its proper place. It authenticates the DLD-issued e-copy submitted to the service. It does not by itself supply the project's registered completion, developer or escrow fields.

Join the company to the specific project

Project Status Enquiry is the official project-level record. DLD's service information says a buyer can search by land number, project number or project name, and describes the response as immediate, as checked on 19 September 2026.

  1. Fix the marketed and registered names

    Start with the project name printed on the contract or reservation material. Search it in DLD, then preserve the registered project name and project number shown in the result. Do not assume that a master community name and an individual registered project are the same record.

  2. Capture the project fields together

    The current DLD page exposes labels for project number, units, registered, started, completion, property location, remarks and update comments. Save the displayed values as one dated snapshot.

  3. Capture the linked entities

    The same record exposes developer name, developer number and status, plus management-company fields. Compare those exact values with the company record rather than joining on a shortened brand name.

  4. Keep the escrow row attached

    Save the escrow and bank-name values shown inside that project's record. They belong to the project row, not to a general developer score.

If a marketed name returns several records, the project number is the stronger join key. Preserve each candidate result separately until the contract, plot or developer details identify the matching registration. An unresolved match is a blank to clarify with DLD, not a company verdict.

Read escrow as project evidence

Dubai's escrow framework is specific to an off-plan project. Law No. 8 of 2007, checked 19 September 2026, applies to developers selling off-plan units in Dubai projects and receiving payments from purchasers or project finance.

Article 7 states that the account is opened with the escrow agent in the name of the real estate development project. Article 9 states that when a developer implements multiple projects, each project must have a separate escrow account. DLD's current development-services FAQ says payments received from purchasers of off-plan units, together with relevant development finance, are deposited into the project escrow account.

For the buyer's file, the useful evidence is what the matched DLD project record actually displays: the escrow entry, bank name, project number and check date. If a field is blank or unclear, record it as not displayed and seek current clarification from DLD. Do not fill it from a brochure or transfer an escrow detail from another project by the same developer.

The limit is equally important. A displayed escrow field is evidence about the registered account framework for that project. It is not a statement about the account balance, the buyer's individual payment, a construction date, build specification or financial result.

Build one evidence file without creating a rating

A hypothetical file shows how the joins work. Suppose the documents name Cedar Gate Development LLC and Harbour Cedar Residences. Both names are fictional. The brackets below are fields to copy from live DLD results, not invented identifiers.

The company join succeeds only when the legal name or identifier matches across records. The project join succeeds when the project number and developer details connect the named project to that company. The permit remains its own document record unless its displayed fields provide the same entity or transaction identifier.

The result is a chain of evidence, not a score:

  1. DLD company-list entry.
  2. DLD-registered trade licence, where a licence number is available.
  3. Verified DLD-issued e-copy, where one forms part of the file.
  4. DLD project-status record for the exact project.
  5. Escrow and bank fields preserved inside that project record.

This structure makes missing joins visible. It also preserves the source date, which matters because company, document and project records can be updated on different schedules. Continue from identity to completion evidence

Licence and project checks establish identity and current registry fields. A completion comparison is a separate next step, built project by project and period by period.
