
Nakheel community record: applying the official-record method
As of 20 September 2026, the Dubai Land Department's licensed-developer directory lists “Nakheel .(P J S C)” as record 100, while The Palm Tower appears separately as project 1603 under The Palm - Jumeirah Co. (L.L.C), record 103. That split is the answer to researching Nakheel: use the brand page to identify the community, then use DLD records to verify the exact legal developer, project number, status, completion entry and escrow field.
Start with three identities, not one
The public-facing name “Nakheel” is the entry point, not the whole official record. Dubai Holding Real Estate presents Nakheel as a master developer in its current portfolio, and Dubai Holding's 16 March 2024 announcement records Nakheel joining the group. DLD's directory then supplies the licensed-company layer, while the project-status service supplies the project layer.
The legal developer on a project can be a project-specific company. That is why a search for the word “Nakheel” alone is incomplete. The Palm Tower sits under The Palm - Jumeirah Co. (L.L.C), Jumeirah Park under Jumeirah Park (L.L.C), and Al Furjan under Alfurjan (L.L.C) in the DLD records checked for this article.

Apply the method to selected Nakheel records
The table below is a project-level sample, not a portfolio total or a ranking. Each Nakheel link establishes how the company presents the named community or project. Each DLD entry supplies the project number, legal developer and dated status evidence.
Source and scope: DLD's Project Status Enquiry and its public project records, retrieved 20 September 2026. DLD says the service can be searched by land number, project number or project name. The final row is active; its date field is not presented here as evidence of a completed handover or as a forecast.
The pattern matters more than any one row. A community name can be broader than a project name, and a single marketed development can have several registered phases. Match the exact name and project number from the buyer's documents before carrying a status across to another phase.
Read completed evidence without merging scopes
Jebel Ali Village shows how two official sources can describe different units of evidence without being combined. Nakheel stated on 17 August 2026 that it had begun handing over 892 homes at the community. DLD separately showed project 2285 and townhouse phase projects 2375, 2384 and 2387 as Finished at 100% when checked on 20 September 2026.
Those records answer different questions:
- Nakheel's dated release states the company's community-level handover milestone.
- DLD project 2285 supplies one registered project identity, its legal developer and completion record.
- DLD projects 2375, 2384 and 2387 show that the townhouse phases have their own project numbers.
Do not add the DLD unit fields and call the result Nakheel's delivered total unless the registry exposes a non-overlapping scope for every row. Do not replace the project numbers with the 892-home community statement either. The useful completion record preserves both claims with their source labels intact.
Keep active-project clocks separate
Palm Beach Towers demonstrates why a percentage needs both a source and an inspection date. Nakheel's project page says its internal inspection recorded 83.53% on 11 June 2026 and that RERA's inspection recorded 76.43% on 19 May 2026. The live DLD record for Palm Beach Towers -1, project 2406, showed 82.83% on 20 September 2026.
The figures should not be averaged or used to infer a later handover. They have different dates and source methods. The record remains useful because the differences are visible rather than hidden.
The DLD detail for project 2406 also shows Mashreq Bank PSC as escrow agent and exposes a project-specific escrow-account field. DLD describes its project-registration service as the Oqood process through which a development company registers a project and opens an escrow account for off-plan sales. An escrow entry confirms a recorded project account field. It is not a completion certificate or a statement about the merits of a purchase.

Reproduce the check in DLD
The clean workflow starts with the exact project identity from the buyer's documents. A community search is useful for discovery, but the final line in the worksheet should be the registered project.
Capture the marketed name and legal seller
Copy the project, phase and legal seller from the reservation form, sale agreement or official developer page. Preserve spelling, punctuation and phase numbers. “Palm Beach Towers” is the marketed development; DLD holds separate rows for Palm Beach Towers -1, Palm Beach Towers - 2 and Palm Beach Towers -3.
Check the licensed-developer directory
Search DLD's Licensed Developers page. Record the exact company name and number. As of 20 September 2026, Nakheel .(P J S C) was record 100, but that does not mean every Nakheel-branded project will show record 100 as its legal developer.
Search the project-status service
Use the exact project name or project number in DLD's Project Status Enquiry. Save the DLD project number, registered name, legal developer, status, completion percentage, registration date and any completion-date field. Stamp the retrieval date beside the row.
Match the escrow field to the project
For an off-plan record, capture the escrow agent and project-specific account field shown by DLD. Match them to the same project number and legal developer before treating the record as relevant to the payment documents. DLD or RERA can confirm the current record when the buyer needs a transaction-specific check.
Add the developer page as a separate column
Use Nakheel's page for the marketed identity, community description, published handover statement or dated internal progress. Label it “developer-published” rather than copying it into the DLD column.
Keep every clock visible
One line can carry a completion date, another an inspection date, and another the date the registry was retrieved. Compare only figures with the same project, definition and date. Leave a field blank when the cited source does not expose it.
Route the record by buyer profile
The same evidence set serves different readers when the fields are weighted to their question. The result is a positive best-fit route, not a league table.
- A ready-home buyer gets the closest match from a Finished project row, then checks the title, handover documents, building condition and current service-charge record for the exact property.
- An off-plan buyer gets the closest match from the exact active project number, legal developer, DLD status and escrow fields, all captured on the same day.
- A community-led buyer can start with Nakheel's community pages to understand the place, then trace the shortlisted building or phase into DLD rather than assigning one record to the whole community.
- A portfolio researcher can group related legal developers under the Nakheel brand only after preserving every DLD company and project number. That supports a transparent record without turning unlike rows into one score.
