Who is Prestige One?

Prestige One Developments describes itself as a Dubai-based developer of residential and commercial property, led by founder and CEO Ajmal Saifi. Its company profile, checked 28 October 2026, names Prestige Holding Group in its history and places the move from investment into development in the timeline’s 2023 entry.

That history identifies the company’s own account of its development business. It does not establish the incorporation date, licence number or registered developer entity for every project. A company brand, a group name and the developer named on an individual project record answer different questions.

The catalogue also preserves names worth keeping intact. Coastal Haven’s linked page is headed “Coastal Haven by Prestige Harbour.” That is the published project name used above; the wording alone does not establish a separate company’s legal identity or its relationship to the project’s registered developer.

Where are its Dubai projects?

The selected residential pages place Prestige One homes in JVC, Dubai Sports City, Meydan Horizon and Dubai Islands, while its office pages identify Barsha Heights and Meydan Horizon. The tables keep those uses separate because an office portfolio entry does not describe a home.

Sanctuary Residences and Sanctuary Hive have separate pages with different residential and commercial descriptions. Their shared location and published target do not make their product descriptions interchangeable. Likewise, Berkeley Square North and South retain their separate names even where the current pages list the same target month.

Home formats are project-specific. As of 28 October 2026, The Residence’s linked page lists studios, one-bedroom and two-bedroom apartments. Vista’s page lists studios and one-, two- and three-bedroom apartments. The Waterway’s page lists one- and two-bedroom homes alongside retail. A format on one page does not establish the formats across the company’s portfolio.

For daily life beyond the building, the existing JVC community guide, Dubai Sports City guide and Dubai Islands guide cover the surrounding residential setting and access. A community’s facilities and a particular building’s resident entitlements remain separate questions.

Which homes are labelled delivered?

Vista and The Residence carry “Delivered” labels on Prestige One’s portfolio, and their individual pages state that they have been completed and handed over. This is attributable developer-published delivery evidence as of 28 October 2026.

Source: withlida.com, 28 October 2026, using Prestige One’s portfolio and the linked project pages. The date field and delivery wording are recorded separately.

March 2025 is the value currently displayed in each project page’s “Handover” field. It is not presented here as an independently verified actual handover date or as the original contractual deadline. Establishing either would require the corresponding dated record.

The record therefore supports a precise statement: the developer labels these homes delivered. It does not support an on-time delivery share or average difference between promised and actual dates. No such calculation is made from the labels.

How do construction updates differ from handover targets?

Golf Residences’ construction page labels its gallery “October 2026” and separately gives “February 2028” under “Handover,” as read on 28 October 2026. The developer’s construction update is the source for both labels; the linked project page also displays February 2028.

The gallery month dates the developer’s photo update. It is not a measured construction-completion percentage. The future handover field expresses a published target, rather than the amount of work completed when the photographs were taken.

For a reader following this project, a record can retain the gallery month and published target in separate fields. A further field can hold a dated official project result when one is available. This preserves the source and meaning of each entry without converting a photograph into a numerical progress estimate.

The same distinction applies to the other future dates in the portfolio table. A named project and a handover target do not, by themselves, establish its current construction stage.

Which official records can a reader consult?

Dubai Land Department, Dubai’s property registry authority, provides separate routes for company and project enquiries. As of October 2026, its Licensed Developers directory is the company lookup, while Project Status Enquiry describes access to project details and completion percentages.

The project service’s instructions accept a land number, project number or project name. Its linked enquiry page also directs readers to Project Status, called Mashrooi, in Dubai REST, DLD’s app. The landing page describes the service; a result for the identified project supplies the project evidence.

  1. Identify the company and project

Use the exact company name in the project documents for the Licensed Developers search. Keep the marketed project name, registered project name and project number together when matching the project. This guide does not assert a matched developer licence number.

  2. Open the official project enquiry

Follow “Access this Service” from DLD’s service page, or use Project Status in Dubai REST. Search using the available project identifier. DLD’s service information also lists its website and WhatsApp as channels, as of October 2026.

  3. Retain the dated result

Keep the project identity, status and any completion percentage together with the retrieval date and the result’s own update date, where shown. The enquiry layout separates project details, developer name and number, and escrow bank/account fields. Escrow here refers to the project account record; a blank template establishes no account for a named project.

No populated Prestige One project result was retrieved for this guide. Consequently, it publishes no DLD completion percentage, registered completion date, developer number or project escrow account. Those fields remain open for a project-specific official check rather than being filled from a brochure or gallery.
