Barsha Heights (TECOM): apartments, rent and move-in costs (2026)
Barsha Heights, also called TECOM, fits renters comparing a conventional tenancy with serviced accommodation. One-bedroom apartment asking rents averaged AED 93,500 annually across Bayut's preceding twelve months of listings, observed 9 October 2026. The contract determines which bills, services and parking are included. Sources: Bayut and Visit Dubai, checked 9 October 2026.
Last verified: 9 October 2026. Asking averages, official service pages and accommodation descriptions were checked on this date; their different evidence periods remain visible below.
What housing and rent terms differ?
The decisive difference is what the agreement includes, who supplies it and how long the household commits. A furnished apartment, a serviced apartment and a hotel apartment can have different payment and service arrangements even when their advertisements use similar language.
Source: withlida.com, 9 October 2026. Contract-reading worksheet informed by Dubai Land Department's tenancy-registration service and the published descriptions of Citadines Metro Central Dubai and Millennium Place Barsha Heights Apartments. These are questions to resolve in the actual agreement, not standard inclusions for every property.
Serviced and hotel apartment descriptions can overlap. Ascott's Citadines page uses both descriptions for its Barsha Heights property, observed 9 October 2026. A useful comparison therefore reads the service schedule alongside the accommodation description. Furnishing tells you what is in the home; the agreement tells you which ongoing services are paid for.
Ejari, Dubai Land Department's tenancy-contract registration service, records a tenancy through an official registration process. DLD's service page describes the contract documents, review, payment and registration certificate, as of October 2026. For an ordinary tenancy, confirm who completes the applicable registration. For a serviced or hotel package, obtain the operator's explanation of the contract and registration arrangement for that specific stay. A neighbourhood name or an annual payment figure does not settle that question.
Where is Barsha Heights?
Barsha Heights is the mixed residential and commercial neighbourhood beside the main part of Al Barsha. Visit Dubai, checked 9 October 2026, distinguishes the two and specifically identifies Barsha Heights' serviced apartments and hotels alongside residential and commercial buildings.
Bayut's area guide, observed 9 October 2026, places it just off Hessa Street along Sheikh Zayed Road. That gives the district its road context. It does not describe the route from a particular apartment lobby to an office, school or station entrance.
The neighbouring Greens is another address to compare separately. The publication's guide to The Greens covers that community's housing, school evidence and daily access. A building in Barsha Heights retains its own accommodation terms even when its description mentions views towards The Greens.
For a renter, the useful location record is the full building name and entrance pin. Keep that address attached to the contract, utility enquiries and daily journeys so that information about Al Barsha or The Greens is not applied to different premises.
Is TECOM the same place?
Yes. TECOM is the former neighbourhood name for Barsha Heights, confirmed by Visit Dubai on 9 October 2026. An address using either name can refer to the same neighbourhood.
The older name remains visible in accommodation descriptions. First Central Hotel Suites, for example, gives its location as Barsha Heights (TECOM) on its own website, observed 9 October 2026. This is a named hotel-apartment example, not a statement about the terms of every apartment nearby.
When comparing documents, match the building, premises and contracting party across both spellings. The alias answers the geography question; the actual property's documents answer the tenancy and utility questions.
What does it cost to rent an apartment in Barsha Heights?
Bayut's apartment asking averages provide a bedroom-by-bedroom annual benchmark, with a separate written quote needed for the home or accommodation package being compared.

For a household comparing an annual tenancy with a furnished arrival package, the meaningful comparison uses the same intended stay dates. Record the accommodation charge for those dates, then list the services included and the separately quoted recurring costs. An annual asking average cannot establish the premium for an individual serviced package.
The payment schedule matters separately from the annual figure. A household's initial cash requirement depends on the instalment due at the start, the deposits and setup charges. That amount comes from the proposed agreement, rather than a monthly equivalent calculated from the area's annual average.
Which Metro connection serves Barsha Heights?
Dubai Internet City, station R34 on the Red Line, is the Metro connection to identify for Barsha Heights. RTA's Metro and tram station map, checked 9 October 2026, confirms the station name and line.
Building-specific location descriptions help narrow the enquiry. Ascott describes Citadines Metro Central Dubai as directly opposite Dubai Internet City Metro Station. Millennium Place Barsha Heights Apartments publishes an address on First Al Khail Street. Both descriptions were observed on 9 October 2026. Neither establishes a walking time for every home in the neighbourhood.
A usable commute comparison separates the route into the actual building entrance, the accessible station entrance, the rail journey and the destination entrance. For the first part, identify the pedestrian exits, crossings and route the household would use. For the final part, use the office or campus gate rather than the district name. A reception entrance and a vehicle entrance can lead to different starting routes, so the relevant entrance needs to be identified.
For DIFC and Downtown comparisons, RTA's same Red Line map lists Emirates Towers, Financial Centre and Burj Khalifa / Dubai Mall. These are station-level anchors for planning; the final office or destination route still needs its own check. Journey duration should retain the selected day, departure time and entrances rather than become a fixed neighbourhood commute claim.
What does a move-in budget contain?
A move-in budget combines the payment due at arrival, deposits, applicable registration and setup charges, and the household's moving costs. A separate column for later recurring bills keeps the initial cash requirement understandable.

A standard residential flat's DEWA example
For a residential flat with small meters, DEWA's published deposit and activation components total AED 2,155, as of October 2026. DEWA, Dubai Electricity and Water Authority, is the electricity and water utility; this example assumes the standard charges without a concession.
Source: withlida.com, 9 October 2026, calculated from DEWA's move-in service schedule, as of October 2026. Calculation: AED 2,000 + AED 125 + AED 10 + AED 10 + AED 10 = AED 2,155. The activation components alone total AED 155.
This subtotal excludes rent, the accommodation deposit, registration of the tenancy, any agency charge, cooling-provider charges, internet, moving and ongoing consumption. The DEWA deposit and the landlord's or operator's accommodation deposit are separate items.
DEWA describes an account-creation and payment notification process following Ejari issuance for contracts under that integration, as of October 2026. Its service page also describes other application routes, including relevant free-zone cases. The word TECOM alone does not establish which route applies to an individual property.
Comparing the cash requirement
Put both agreements on the same stay dates
Record the ordinary tenancy's commitment and the package's stay period, extension terms and payment due dates. Compare the documents for the period the household actually needs.
Separate deposits from charges
List each refundable deposit with its return conditions. Keep registration, activation and other charges in a separate list, using the amounts quoted for the actual arrangement.
Allocate every recurring service
For electricity, water, cooling, internet, parking and housekeeping, record who pays, what is included and whether a cap or extra charge applies. Add the household's moving and furnishing quotes.
A serviced package needs its own evidence. If electricity and water are included in the operator's price, the contract must establish that inclusion and any limit. The standard residential DEWA example cannot be added to, or removed from, a package merely because it is advertised as furnished or serviced.
How do schools and everyday services fit the address?
School access starts with the actual campus, the child's year group and the admission process. A neighbourhood address helps locate a school enquiry; it does not establish an offered place or a transport arrangement.
KHDA's Regent International Private School profile records the location as Al Barsha Second. Its displayed overall inspection rating is Very good for 2023-2024, observed 9 October 2026. KHDA, the Knowledge and Human Development Authority, regulates Dubai's private education sector. The rating retains its inspection period; it is not presented as a new inspection in 2026.
The school's admissions FAQ links these official KHDA fee factsheets for specific year groups:
Source: withlida.com, 9 October 2026. Academic year: 2026-2027. The school's FAQ identifies the year group attached to each KHDA document. Tuition is not the household's complete school budget; the factsheets separately identify supplies and optional services.
Regent's September 2026 admissions policy, checked 9 October 2026, describes assessments and, where applicable, previous school records. The household's enquiry needs the current year-group eligibility, place availability, campus entrance and transport coverage for its building.
Everyday services also work at address level. Confirm the grocery delivery entrance, the clinic and insurance eligibility, and the facility access attached to the accommodation agreement. Millennium's operator page, for example, lists Wi-Fi, complimentary parking and a gym, observed 9 October 2026. Those published amenities provide questions for its package comparison; they do not establish the same entitlements in another building.
Is Barsha Heights a good area to live in?
Barsha Heights is a good fit for renters who want to compare conventional apartment living with managed accommodation within the same mixed-use neighbourhood. The strongest household match follows from the service model and the actual daily route.

The same building comparison can include the apartment's frontage, the household's preferred sound environment, vehicle access, cooling controls and maintenance responsibilities. These are premises-specific observations and contract questions. The neighbourhood label alone cannot answer them.
