Al Karama Dubai: apartments, Metro and move-in costs (2026)

Compare Al Karama apartments, exact Wasl building identifiers, Metro routes, neighbouring family services and a lease-based move-in budget.

Al Karama, also called Karama, is an established apartment neighbourhood in older Dubai. It fits renters comparing a flat's building services and daily route to work. The refundable apartment deposit for a new Dubai Electricity and Water Authority (DEWA) account is AED 2,000, separate from activation charges (DEWA, as of October 2026).

Source: withlida.com, 29 October 2026, from Wasl's Al Karama records. Parking references belong to the owner's examples; they do not establish another flat's allocation or whether parking is included in rent. Questions are the publication's comparison checklist. The table describes housing, without representing current availability.

Where is Al Karama, and are Karama and Al Karama the same place?

Al Karama sits in older Dubai, north of Al Kifaf. Karama and Al Karama refer to the same neighbourhood: Wasl's area description uses both names, while its Al Kifaf location description places Karama to the north. Both were checked on 29 October 2026.

The surrounding residential search extends into other named areas. The Bur Dubai guide covers Mankhool, Al Hamriya and Al Raffa. An address in one of those pockets keeps its own area name when compared with Karama.

Wasl's broad Karama page also introduces nearby developments. Wasl 1 is a master-development name whose own page uses Za'beel 1; Park Gate Residences identifies Al Kifaf on its project page, checked 29 October 2026. Keep those identities distinct from the Karama buildings above. The Al Kifaf guide explains the master development and its named projects.

For a proposed tenancy, the useful location record combines the building identifier, street, apartment and residential entrance. A development pin or retail entrance can lead to a different point from the door used each morning.

What homes and building services can a renter compare?

Apartments are the focus: Wasl's district description mentions one-, two- and three-bedroom homes, and its Hamsa examples also record studios, as observed on 29 October 2026. The table captures a limited set of documented formats from the owner's area page, rather than a complete building inventory.

Wasl Hub's R1005-2 and R1005-4 are separate identifiers. Compare the plan, lobby and parking route for the correct building. A shared development name cannot establish an identical kitchen arrangement, balcony, storage provision or lift journey.

Wasl Duet's R541-2 identifies the example precisely. Its format provides a starting point for checking bedroom separation, furniture fit and the route between the front door and allocated parking. The cooling bill and maintenance responsibility need the particular lease.

Hamsa Building's DD125 records both studio and one-bedroom formats. For a renter working from home, the practical layout question is whether the plan provides the sleeping and work separation they want. Bedroom count alone does not answer daylight, storage or usable furniture space.

Building services become comparable when their terms are written down:

  • Cooling: identify the system and bill issuer, whether consumption or a separate standing charge applies, and who maintains the equipment.
  • Parking: confirm the allocated bay, access device, vehicle restrictions and any separate charge. A parking field in an owner record is useful evidence to pursue.
  • Maintenance and access: establish how repairs are reported, the agreed responsibilities, lift access and moving arrangements.
  • Daily comfort: compare the actual flat's outlook, windows and sound at the household's usual hours, plus the route for shopping bags, a pushchair or mobility aid.

These are questions about the home being considered, not findings about a named building's condition. The fuller Dubai tenancy-contract guide explains how the agreement records the parties' terms.

Which Metro route serves an Al Karama address?

ADCB is on the Red Line; Burjuman appears on both the Red and Green lines and provides the interchange. Those are the current names and line relationships on the RTA Metro station map, checked 29 October 2026.

ADCB is a route to test for a Karama home. Burjuman is another candidate where the address and destination make it useful. The closer straight-line station pin does not establish the better entrance-to-platform journey.

For a Dubai International Financial Centre (DIFC) workplace, Financial Centre is a Red Line station to compare with the office entrance. For Downtown, RTA lists Burj Khalifa / Dubai Mall on the Red Line. These are station references, not door-to-door commute estimates.

  1. Start at the residential exit

Save the exact entrance used on foot, then test the route to the relevant station entrance. Include crossings, shade, steps and lift access where needed.

  2. Trace the full work journey

Use the current RTA journey planner for the intended departure time, travel direction and any interchange. Include the final route from the arrival station to the workplace.

  3. Test the return

Repeat the journey for the normal return hour. A driver can separately test the route from the building's vehicle exit to workplace parking, including any paid parking or tolls in the household's own calculation.

A car-free household's strongest match is the flat whose tested route fits its work hours and daily errands. A household using a car gets a more useful comparison from confirmed parking at both ends.

Which school and hospital services are nearby?

Ambassador School and Aster Hospital, Mankhool, are services in neighbouring areas, with their own access and eligibility checks.

Ambassador School publishes 41A Street, Mankhool, Bur Dubai, Plot No. 317-278 on its contact page, checked 29 October 2026. That is the campus address to use when testing a school journey from Karama.

KHDA, Dubai's private-school regulator, identifies its curriculum as Indian and displays an overall Very good rating for 2023-2024 in the school directory, checked 29 October 2026. The inspection period remains attached to the rating.

For one kindergarten fee example, KHDA's KG 1 fact sheet for 2026-2027 records AED 22,848 tuition and an optional AED 4,500 to AED 9,000 transport band, checked 29 October 2026. Supplies and other optional services are separate. A family needs the child's grade-specific fees, admission position and an address-specific transport confirmation; the band is not a bus quote for a Karama building.

Aster Hospital, Mankhool, gives its address as Kuwait Street, Al Raffa, Mankhool, near Sharaf DG, on its own location page, checked 29 October 2026. Confirm the required service, appointment arrangements and the exact insurance plan's network and approval terms directly with the hospital and insurer.

For families, the best-fit building is the one whose actual layout, school journey and household costs work together. Proximity to a school or hospital establishes neither admission nor insurance coverage.

What belongs in an Al Karama move-in budget?

The budget starts with the reader's lease rent, payment schedule and stated deposit, then adds confirmed cooling, parking and provider charges. Private deposit and commission amounts come from the signed terms or invoice; they are not fixed district tariffs.

DEWA publishes the following components for a new residential apartment account. Meter class must be confirmed for the premises; it cannot be inferred from bedroom count.

DEWA componentSmall metersLarge metersBudget treatment
Electricity and water connectionAED 125AED 300Setup expense

Apartment security depositAED 2,000AED 2,000Refundable deposit held
Computed DEWA setup cashAED 2,155AED 2,330Activation plus deposit

Source: withlida.com, 29 October 2026, calculated from DEWA's move-in fee schedule, as of October 2026. Small meters: 125 + 10 + 10 + 10 = 155; large meters: 300 + 10 + 10 + 10 = 330. Add the apartment deposit separately. These examples assume a new deposit, with no deposit transfer or concession applied; confirm the account's payment request.

Ejari, Dubai's tenancy-registration system, integrates with DEWA's tenant move-in service. DEWA says certificate issuance passes the relevant information to its system and triggers an account notification with deposit details and a payment link, as of October 2026. Account creation and supply activation are separate stages: complete the payment and confirm the supply status before scheduling a move around it.

Keep the tenancy's own Ejari-channel charge in the worksheet using the current quoted amount. A separately invoiced cooling deposit, parking access deposit or telecom deposit belongs with deposits held; a setup charge belongs with expenses.

How does the household worksheet work?

Use the lease and dated quotes to fill the symbols below. This worked structure uses the verified small-meter DEWA components; the private amounts remain symbols until the household has its own terms.

Source: withlida.com, 29 October 2026. This is the publication's worksheet, using the household's lease and provider quotes; the numeric DEWA entries come from its official schedule, as of October 2026. Each charge belongs in one place. Use a zero only when the contract or provider confirms no separate charge or that the item does not apply.

For the small-meter case:

  • Move-in payments excluding refundable deposits: r + C0 + P0 + Q0 + A + AED 155.
  • Refundable deposits held: S + D + AED 2,000.
  • Total move-in cash: r + C0 + P0 + Q0 + A + S + D + AED 2,155.
  • First-year expense budget: R + C0 + P0 + Q0 + C + P + U + Q + AED 155.

The first-year expression assumes those setup expenses arise in that year and the annual amounts cover the same lease year. It counts annual rent once, without adding the initial instalment again, and excludes refundable deposits. For a confirmed large-meter account, substitute AED 330 for the activation expense and AED 2,330 for the DEWA setup cash.

A is a payment-timing amount: it is already part of C, P, U or Q, so it is not added again in the first-year expense formula. Cooling or parking already included in R must not be added again as a separate annual charge. For consumption-based bills, retain a clearly labelled estimate until actual bills are available. The final cash plan follows payment dates, including any advance service payments, while the annual expense view measures the full year's cost.
