Al Kifaf Dubai: Wasl 1 apartments, Metro and moving (2026)

Al Kifaf suits households comparing apartments around Wasl 1 and Zabeel Park. Al Kifaf is the district, Wasl 1 the master development, and Park Gate Residences a project within it. For a flat with small meters, DEWA's published setup components total AED 2,155 before rent and cooling (Wasl, DEWA, checked 24 October 2026).

Last verified: 24 October 2026. The table records source wording observed on that date. It does not certify a particular apartment as ready for occupation.

Where is Al Kifaf?

Al Kifaf sits within Dubai's Zabeel area, with Zabeel Park as a useful reference point, according to Wasl's district description, checked 24 October 2026. For a household comparing apartments, the next useful location is the particular tower's residential entrance.

An area name locates the search; a building address locates the home. Match the project, tower and unit names across the agreement, management correspondence and utility-premises details. A master-development pin may lead to a different lobby, retail frontage or access road from the entrance used each morning.

This apartment district has a different housing focus from the Al Jafiliya home-and-nursery search and from Karama. For the broader rental geography, the Bur Dubai district guide explains its own named pockets. Keep the building evidence attached to the area it actually identifies.

How do Al Kifaf, Wasl 1 and individual projects relate?

Al Kifaf is the district label, Wasl 1 is the master-development name, and the named projects contain the homes being compared. Wasl's district page supplies a discovery list; the Wasl 1 page supplies links to its component projects, checked 24 October 2026.

The names do different jobs. "Wasl 1 apartment" leaves the building unresolved. "Park Gate Residences Tower A" identifies a more specific building, but still leaves the apartment, floor, plan and entrance to be matched to documents. A floor plan from another project in the same master development cannot establish those details.

The published bedroom ranges show why this matters. 1 Residences describes one-, two- and three-bedroom apartments plus three-bedroom duplexes. The general Park Views Residences page describes one- to three-bedroom apartments, while its separate Tower A page describes one- to four-bedroom apartments. These are Wasl's project descriptions, checked 24 October 2026, rather than a statement of current home availability.

A household needing an additional bedroom gets the useful answer from the correct tower's plan and the particular home's layout. The general project range remains context. Room dimensions, storage, kitchen arrangement, balcony access and furniture fit need that home-specific comparison.

What can a project page establish?

A project page can establish what the developer calls the project, where it places it, and which designs or facilities it describes. It supports a household shortlist; separate building and home records establish the move-in position.

Park Gate Residences' page, checked 24 October 2026, identifies Al Kifaf, describes the project at Wasl 1, discusses wood, stainless steel and marble finishes, and provides a master plan. Its embedded map identifies Park Gate Residences Tower A. That map is a third-party address reference embedded on Wasl's page; it does not replace the registered home address.

The page's "Sold Out" label does not establish completion, current resale inventory or whether every facility operates. Equally, a photograph or master plan does not establish the current condition of a particular apartment, its parking allocation or its occupant's entitlement to a shared facility.

The evidence categories remain distinct:

  • Developer-described readiness: 1 Residences' own FAQ uses readiness wording. The household still needs the exact home's possession or tenancy documents and current management confirmation.
  • Launch or registration presentation: Nine Collective, Park Views Residences, its Tower A page and Avenue Park Towers carry the wording shown in the table. That wording alone establishes neither a completion date nor a present construction stage.
  • Confirmed readiness for a household's move: a file matching the building and home, relevant completion or occupancy evidence, handover or condition records, management access arrangements and the utility position.

For facilities, record the exact pool, gym, play area or parking entitlement described in the home's documents, together with current access arrangements. A master-development amenity list cannot settle the access attached to every tenancy.

How does the Metro connection work?

The current RTA Metro map lists max, R21, on the Red Line, checked 24 October 2026. The useful commute comparison includes the walk from the residential entrance to the station and the connection from the destination station to the workplace.

Consider a household travelling from Park Gate Residences Tower A's residential entrance to a workplace in DIFC Gate Building. The building identity comes from the Park Gate page; the route below is an untimed example for an entrance-based check.

  1. Start at the residential entrance

Confirm Tower A's actual resident exit with management. Trace the usable pedestrian route to a max station entrance, checking crossings, pavement continuity, shade and step-free access where needed. The embedded project pin does not establish this path.

  2. Check the Red Line leg

RTA's map places World Trade Center and then Emirates Towers after max when travelling towards central Sheikh Zayed Road. Use the current service information for the intended departure. DIFC's own transport page recommends Emirates Towers for Gate Building.

  3. Finish at the workplace

From the appropriate Emirates Towers station exit, check the pedestrian connection and crossings to Gate Building, then the entrance and reception used by the employer. Include any workplace shuttle or other final connection if the employer specifies one.

  4. Use the actual working day

Enter the origin and destination in RTA's Journey Planner and select the relevant departure or arrival time. Review its walking legs and any connecting service, then repeat for the return journey. A household with a pushchair or accessibility requirement can compare the available route options and station access.

Sources: RTA station map, RTA Journey Planner and DIFC's transport directions, checked 24 October 2026. The planner offers departure and arrival selection and a "Less walking" option. This example has no timed planner result attached.

For a Downtown workplace, RTA's map also identifies Burj Khalifa / Dubai Mall on the Red Line. The employer's actual entrance determines the remaining connection. Neither the station map nor a developer's location paragraph supplies a door-to-door commute time for every home.

What must a household verify before moving?

The move-in comparison needs a matched home, a documented readiness position and written responsibility for the recurring costs. The following file makes those questions concrete without assuming that every building uses the same management procedure.

Household checkEvidence to match or obtainWhat it resolves
Home identity and layoutAgreement, tower and unit identifiers, correct plan and an inspection of the homeBedroom arrangement, usable space, balcony, storage and the entrance actually used
Readiness and possessionRelevant building completion or occupancy evidence, handover or condition record, possession or tenancy documentsThe status of this home, separately from the project's sales wording
Building accessManager's move-in instructions and any required booking or permit; lift, loading and access-card arrangementsHow furniture, household members and deliveries enter
Parking and facilitiesWritten bay allocation and facility entitlement, with current access arrangementsWhat accompanies this home and who may use it
Cooling and maintenanceProvider details, account or billing arrangement, deposit terms and repair responsibilitiesWhich services are separate from electricity and water, and who arranges work

Source: withlida.com, 24 October 2026. This is an editorial comparison checklist derived from the distinctions in the linked project records, rather than a claim that all listed documents are universally required.

For an immediate move, readiness and access documents are the decisive comparison. For a household considering a future move, a marketed project belongs in a separate planning file until its current stage and eventual possession evidence are established. Neither comparison needs an inferred handover date.

During a home inspection, compare daylight, outlook, sound at the windows, lift access, ventilation and the layout needed for work or children. These are home-specific observations. A district name or project photograph cannot resolve them for every apartment.

What does the small-apartment DEWA setup calculation include?

AED 2,155 is the sum of the published residential-flat deposit and standard small-meter activation components, using DEWA's move-in schedule, as of October 2026, checked 24 October 2026. It is a DEWA-only example, with no concession assumed.

DEWA is Dubai Electricity and Water Authority, the electricity and water utility. Its meter categories are technical classifications; a small apartment's bedroom count does not itself establish the meter category.

DEWA componentPublished amount or calculationTreatment in this example
Residential-flat security depositAED 2,000Refundable security deposit, kept separate from activation
Electricity and water connection, small metersAED 125Activation component

Activation subtotalAED 125 + AED 10 + AED 10 + AED 10 = AED 155Published components added together
DEWA deposit plus activationAED 2,000 + AED 155 = AED 2,155Deposit and activation combined for this scoped example

Source: withlida.com, 24 October 2026, calculated from DEWA's activation schedule, as of October 2026. Confirm the premises' meter category and the amount shown for the actual account. Deposit refund conditions apply; DEWA separately states that an owner's deposit is refunded upon sale of the premises.

For tenants, DEWA lists a valid Ejari number, the number from Dubai's tenancy contract registration system, among its requirements. Its integrated process sends account and payment details after Ejari issuance. For owners, it lists a title deed or sale and purchase agreement. These are DEWA's published requirements as of October 2026; the current application identifies the documents applicable to the account.

Keep the rest of the household budget in separate lines:

  • Rent: the agreed amount, payment schedule and documented inclusions in the tenancy contract.
  • Private deposits: the landlord's, manager's or other provider's written amount, purpose and refund terms, as applicable.
  • Cooling: the home's provider, connection or deposit terms, consumption or capacity billing and any contractually included service.
  • Building charges: the relevant approved budget or statement and the agreement allocating each cost.
  • Other setup: registration, telecoms, gas if applicable, movers and any documented building administration charges.

The Service Charge Index guide explains how to locate the approved record for the correct project, use and year. An Al Kifaf label does not supply a common rate for every building. The DEWA example also does not establish monthly utility consumption or the household's full moving budget.

Al Kifaf household questions, checked 24 October 2026

The most useful answers depend on the exact project and the household's daily route.

Which Wasl projects are associated with Al Kifaf?

Wasl's district page names Wasl 1, 1 Residences, Park Gate Residences, Nine Collective, Park View Residences and Avenue Park Towers in and around the area. Use the individual records in the table for the more specific relationship, address evidence and observed status wording.

Are there family-friendly options in Al Kifaf?

Wasl describes apartment developments and access to Zabeel Park. For a household with children, the closer match depends on the particular plan, confirmed facility access and journeys to the actual school or nursery gate. A district description does not establish a school place or an individual home's layout.

What facilities and amenities can a household rely on?

The facility list must belong to the correct project, and the home's documents must establish access. Current management confirmation resolves operating arrangements. The general Wasl 1 amenity list alone does not establish entitlement for every apartment.

Is Al Kifaf suitable for young professionals?

For an apartment household with a Red Line workplace, Al Kifaf offers a relevant comparison around max. The best fit is the home whose entrance, rail leg and final workplace connection work together. The example above uses Emirates Towers for DIFC Gate Building, following RTA's map and DIFC's own directions.
