The project match clears on two exact fields
The public release and the fresh DLD record align on the project name and 557, without relying on a fuzzy developer-name match.
Meraas's 17 November 2025 launch release names The Edit at d3 and states that it has 557 residences. The DLD Project Status return captured on 30 September 2026 names The Edit At D3, assigns project number 4177, and returns 557 total units.
The same DLD return breaks those units into 237 one-bedroom, 200 two-bedroom, 98 three-bedroom, 19 four-bedroom and 3 five-bedroom records. The code-recomputed sum is 557. That second numerical check supports the project match.
This is a project-level identity match. It is not a company-identity crosswalk. The release describes Meraas as a member of Dubai Holding Real Estate, while the DLD record returns DHRE 2 BTS L.L.C as the legal developer. No source in this evidence set maps that legal company name to the Meraas brand, so the two labels remain separate.
The cluster's launch-price and area-evidence method starts at the same point: identity must be fixed before any price or status comparison is meaningful.
The dates form a chronology, not a causal sequence
The dated rows do not form a simple launch-first workflow. The returned DLD inspection and registration dates both precede the public launch release.
The 11-day gap runs from the returned DLD registration date to the dated launch release. It does not show that one event caused the other. The startDate is also a returned project field. It should not be rewritten as evidence that a particular construction activity occurred on that day.

Registration and escrow are project-level records
DLD's official services place project registration and escrow setup at the developer and project level, before the evidence reaches an individual sale.
The DLD Register Project service, accessed 30 September 2026, says it enables real estate development companies to register a project and open an escrow account for off-plan sales. It lists a project registration fee of AED 150,000, plus AED 10 Knowledge fee and AED 10 Innovation fee, a 25-minute service time, and a 30% guarantee condition that can be met through one of three listed routes.
Those are service-level values. They do not show what the selected project paid, when its account opened or whether a particular buyer sent money.
The fresh project 4177 return includes an escrow agent, Abu Dhabi Islamic Bank, and an escrow-account field. The account value is not republished here. That establishes that escrow fields exist in the project record captured on 30 September 2026. It does not establish a buyer payment, the current balance, a contractual instalment date or the completion of provisional sale registration.
The DLD Project Status Enquiry, accessed 30 September 2026, says a customer can search by land number, project number or project name and view the returned information immediately. Reservation, SPA and Oqood are separate buyer events
The buyer-specific event described by this official service route is the initial sale registration application, not the public launch or the project-status page.
Oqood is DLD's portal route for provisional off-plan registration. The DLD Request to register the initial sale service, accessed 30 September 2026, says a real estate developer uses it to register an off-plan unit or a land plot whose value is not fully paid in the provisional register.
The service requires a signed sale and purchase contract, commonly called an SPA, and says the contract must be registered in the provisional register within 90 days of signing. Its stated output is a Provisional registration e-certificate, sent to the purchaser by email.
That service description proves the route and its conditions. It does not prove that project 4177 has completed an initial sale registration for an unseen buyer. Search the exact DLD project
Use DLD Project Status with the exact project name, then save the returned project number, legal developer, status and capture date. A similar name is not enough.
Compare more than one identity field
Match the project name and one independent field such as the total-unit count. Keep capitalization normalisation as an editor calculation, not a returned value.
Keep project dates in their own columns
Record the registration date, stated start date, each inspection date and the access date separately. Calculate elapsed days without converting the order into a causal claim.
Separate the commercial documents
Keep the reservation and executed SPA as their own buyer and unit records. Their terms cannot be reconstructed from a launch statement or project-status screen.
Read the actual Oqood output
Use the buyer's governed provisional registration e-certificate to check the buyer, unit and registration identifiers. If that document is unavailable, leave every buyer-specific field unavailable.
