Who owns Nakheel?

Nakheel states that it is a member of Dubai Holding on its official About page, accessed 28 October 2026. That establishes the current group affiliation used in this profile. No shareholding percentage is inferred from that wording.

The same page describes Nakheel as a master developer with master communities and residential, retail, hospitality and leisure developments. A group affiliation identifies the business; the particular community and residential project identify the development being discussed.

How does a master community differ from a project?

A master community is the wider planned place; an individual residential project is a named development, building or phase within it. Nakheel's Collections directory, accessed 28 October 2026, presents its master developments, including Palm Jumeirah, Palm Jebel Ali and Dubai Islands.

The hierarchy is visible in Nakheel's own pages. Its Dubai Islands page links Bay Villas and Bay Grove Residences as projects. Its Palm Jebel Ali page links Palm Central Private Residences. Nakheel presents Jebel Ali Village in its Latest Handovers section, while the Bay Villas Construction Progress page publishes dated inspection observations. Those source labels answer different questions.

Jebel Ali Village: the handover-section record

The Jebel Ali Village page, linked from Nakheel's portfolio and accessed 28 October 2026, establishes its placement in Latest Handovers. Its description and amenity list do not establish that every home or amenity has been handed over, or give a universal handover date.

A particular home's handover record concerns that home. The operating position and access terms for a shared facility have their own scope. Neither can be established for every property from a community description alone.

Bay Villas: the construction record

The Bay Villas page, accessed 28 October 2026, publishes an overall-progress reading and a footnote identifying the inspection behind it. It also attributes a separate reading to RERA. These are construction observations, not a home-handover record. The date and inspecting body stay attached to each percentage.

DLD: the separate official lookup

How are inspection dates read?

The access date says when a publication was read; the inspection date says when the reported observation was made; the inspecting body identifies who made it. Bay Villas provides a worked example with each field kept separate.

The internal reading belongs to 14 September 2026. The RERA-attributed reading belongs to 19 August 2026. Reading the page on 28 October 2026 does not turn either into a measurement taken that day.

The observations have different dates and inspecting bodies. This example preserves both as published, without calculating a construction rate or projecting a handover. A construction percentage also does not establish the opening of every facility in the wider community.
