Jebel Ali Village: handovers, homes and moving in (2026)
Jebel Ali Village is Nakheel's hillside villa and townhouse community beside Sheikh Zayed Road, a fit for households comparing home layouts, daily routes and private upkeep together. As of 13 October 2026, the dated milestone is Nakheel's 17 August announcement that handovers of 892 homes had begun, not confirmation that every home has been handed over.

What is Jebel Ali Village, and where is it?
Jebel Ali Village is the redeveloped Nakheel residential village set among rolling hills and green spaces, as described on its current community page, checked 13 October 2026. The location places it beside Sheikh Zayed Road and close to Ibn Battuta Mall and Discovery Gardens Metro Station, according to Nakheel's 17 August 2026 release.
The name needs a precise boundary. Palm Jebel Ali is a separate Nakheel island development. Wasl Gate is a separate Wasl community, whose developer lists Gardenia Townhomes and The Nook, checked 13 October 2026. Their housing and facility records belong to those developments. A broad Jebel Ali industrial or business-district address also does not identify a home within Nakheel's village.
For an apartment-based household comparison, the neighbouring Discovery Gardens guide covers that separate community. A shared destination or locality label does not make the developments interchangeable.
Have Jebel Ali Village handovers started?
Yes. Nakheel announced the start on 17 August 2026, with residents beginning to move in. Its release describes an 80-hectare community and completion of residential construction and core infrastructure. The 892-home figure describes the announced handover programme, not a published running total of individual homes received by owners.
A household's readiness test is narrower than a community announcement: the specific home's handover confirmation, condition report, utility account and authorised move-in arrangements. A completed road network and a key collection appointment answer different questions. The same distinction applies to access to a particular pool or clubhouse.
The August event is the dated background to this guide. For an October move, the relevant update is the current record attached to the address.
Which villas and townhouses are documented?
Nakheel documents 3- and 4-bedroom townhouses, plus 4- and 5-bedroom villas, in separate historical design sources. Bedroom count alone does not identify the final layout or area measurement.
Source: withlida.com, 13 October 2026. Townhouses: Nakheel release, displayed 17 March 2022. Villas: Nakheel brochure, file created 1 November 2021 according to its PDF metadata, retrieved 13 October 2026; printed pages 5, 8 and 31.
The townhouse release describes a ground-floor guest suite, terrace, en-suite bathrooms, built-in wardrobes, maid's room, laundry and a garage for 2 cars. These are 17 March 2022 design specifications, not a current availability statement.
The villa brochure describes single-row homes and selected penthouse upgrade options: B1 to B2, D1 to D2, F1 to F2 and G1 to G2. An illustrated option does not establish that it was installed or remains available at a particular address. The brochure also describes freehold homes, meaning ownership of the property and land; the actual title establishes the ownership record.
For a household accommodating visiting relatives, the documented guest-suite layout is a useful starting point. Door widths, bathroom access, storage and garden maintenance can then be assessed from the specific floor plan and condition record.
Which Jebel Ali Village amenities are operating or planned?
The record confirms residents began moving in; it does not certify every advertised facility as operating. Nakheel's 17 August 2026 release says residents will have access to outdoor and cluster facilities, then identifies further amenities as planned. Its live community page, checked 13 October 2026, lists amenities without individual opening dates.

A family organising after-school swimming needs the named pool's operating information. A household budgeting for fitness needs to know whether access is included or requires separate membership. A club name on a community page does not settle either question.
How do school, work and Metro journeys differ by address?
The first leg begins at the home entrance, before the station or main road. Nakheel identifies Discovery Gardens Metro Station as a nearby transport destination, but a developer's headline travel time cannot establish a walk, a school-run duration or a complete commute.
The RTA Journey Planner, checked 13 October 2026, provides starting-point, destination, date and departure or arrival-time choices. RTA is Dubai's Roads and Transport Authority. For a rail commute, record the journey as home to station entrance, station to destination station, then destination station to the workplace door. Where the planner begins at a station, the home-to-station leg remains a separate check.
Identify the usable entrance
Use the home pin, the current community entrance and the actual station entrance. Record whether the connection is by walking, taxi, car or an available bus route.
Check the whole work journey
Run the onward public-transport journey for the intended arrival time. For the Dubai International Financial Centre (DIFC) or Downtown, include the final walk to the office. For a Jebel Ali workplace, use the employer's actual gate and entry arrangements.
Check the school journey separately
Use the school's pupil entrance and arrival window. A school-bus operator can confirm whether the exact home is covered, the pickup location and the current quote.
For schools, KHDA, Dubai's private-school regulator, records The Winchester School - DUBAI BRANCH and Delhi Private School L.L.C in Jabal Ali First. Both directory entries display a Very good overall rating for 2023-2024, checked 13 October 2026. Those are dated inspection results, not newly issued October ratings.

These different year groups illustrate separate household budgets, not equivalent tuition comparisons. Required supplies and optional services sit outside the tuition examples. A published transport band also does not confirm service to every village address or a child's admission.
What setup costs and ongoing bills belong in the budget?
DEWA's refundable deposit and activation charges are separate from rent and private upkeep. DEWA is the Dubai Electricity and Water Authority. Its official move-in schedule, checked 13 October 2026, states a villa deposit of AED 4,000 and different connection charges for small and large meters. For a townhouse, the applicable premises classification and meter category need confirmation from DEWA.
Source: withlida.com, 13 October 2026. Utility figures: DEWA official move-in schedule, as of October 2026. Charge verification route: Dubai Land Department Service Charge Index, checked 13 October 2026. Contract and quote rows carry no assumed tariff.
Worked example, utility setup only: a premises account confirmed as a residential villa with small meters has a published-schedule subtotal of AED 4,000 + AED 155 = AED 4,155. The AED 4,000 remains the refundable deposit component. For the same villa classification with large meters, AED 4,000 + AED 330 = AED 4,330. These calculations use the schedule checked 13 October 2026 and are partial cash requirements, not a total relocation budget. Confirm any invoice-specific tax separately on the issued DEWA bill.
Rent payments, tenancy deposits, registration, any agreed agency fee, moving, school costs, consumption bills and private upkeep must be added separately. A purchase also has its own acquisition costs outside this example.
For an owner, the Dubai Land Department Service Charge Index provides a property and budget-year verification route. DLD is Dubai's property registry and regulator. Request the matching approved budget, invoice and maintenance responsibility documents; no village-wide rate is established here. For a tenant, the lease can identify who handles each private-maintenance item and how repairs are authorised.
What documents make a move-in plan concrete?
The home's handover record, utility account and responsibility documents connect the community description to the household's move. They also distinguish a new owner's handover from a tenant taking possession of an already handed-over home.
For a tenant, Ejari, Dubai's registered tenancy record, links to DEWA's move-in process: DEWA describes an account notification and payment route after issuance. For owners, DEWA lists a title deed or sale and purchase agreement among its requirements. Its stated service period is 15 working hours after deposit payment, with the procedure also requiring activation-fee payment, as of October 2026. That utility service period does not establish a home handover date or a community move-in authorisation. Source: DEWA move-in service.
The DEWA move-in evidence calendar explains how the tenancy, notification and payment records fit together.
An address file can hold the final layout, condition and snagging record, warranty contacts, utility premises number, applicable moving arrangements, facility access information and cost-responsibility schedule. For a school-led household, add the admission confirmation and exact pickup arrangement. For a commuter, add the home-to-station connection and office-gate route. That gives each household a concrete basis for assessing fit.
