The Villa Dubai: family homes, facilities and costs (2026)

The Villa in Dubailand contains Spanish-style four-, five- and six-bedroom homes, according to Dubai Holding Community Management (DHCM), verified 12 October 2026. It is a strong fit for a family wanting separate rooms and private outdoor space documented for its home. Compare the actual stairs, garden or pool, upkeep responsibilities and daily routes with the apartment or townhouse alternatives.

Last verified: 12 October 2026. The wider Dubailand guide places The Villa among other named communities. This guide focuses on living in The Villa itself.

Where is The Villa?

The Villa is a named villa community in Dubailand. Dubai Properties' community page identifies connections to Sheikh Mohammed Bin Zayed Road, Emirates Road and Al Ain Road, verified 12 October 2026.

Those road names give the location context. The useful household address goes further: the particular villa entrance, the community gate used for the journey and the destination entrance. A school campus, office district or community map pin cannot establish the whole route from a home.

The division of roles also matters. Dubai Properties describes the community's housing and setting. DHCM publishes resident facilities, support and service links. The selected home's contract, plan and condition record establish what the household occupies and maintains.

What homes does The Villa contain?

DHCM publishes four-, five- and six-bedroom Spanish-style homes, as of 12 October 2026. Dubai Properties also describes courtyards in many villas. These community descriptions do not assign a particular floor plan, garden size or pool to every home. DHCM, Dubai Properties.

A bedroom count is the beginning of a family comparison. The plan shows whether the room intended for a grandparent, guest or study is on the useful level, how bedrooms connect to bathrooms, and whether the kitchen and living area open onto the outdoor space the family expects to use. The condition record establishes what is actually present.

For a family prioritising fewer internal stairs, a confirmed single-level apartment plan is a useful comparison. For a family wanting a house layout with a documented garden, a townhouse plan offers another format to assess. For a family needing more separate rooms and its own outdoor space, The Villa's published formats provide a relevant starting point. Each match depends on the actual plan and contract.

What does the asking-budget snapshot show?

Property Finder's visible Buy / All property types / All bedrooms selection showed an asking-price median of AED 9.49 million on 12 October 2026. The overview describes seller asks across the selected sample; it does not provide a matched bedroom-specific budget. Property Finder area insights.

The median is an asking statistic. It is not an achieved sale price, a rental figure or a yield. A home comparison needs the same bedroom count, layout, condition and outdoor provision, alongside the actual rent or asking amount documented for the alternatives.

Which facilities are shared and which belong to the home?

Parks and courts appear in DHCM's community amenities list; private outdoor provision belongs in the selected home's documents. DHCM lists children's play areas, parks, sports courts, basketball, tennis and padel courts, barbecue stations, a skate park, EV charging stations and mosques, verified 12 October 2026. DHCM community record.

The developer separately describes a nursery and a community centre containing a supermarket, coffee shop, pharmacy and beauty salon. This establishes described community provision; current opening, provider arrangements and access remain questions for the relevant operator. Dubai Properties, verified 12 October 2026.

DHCM's introduction mentions swimming pools, fitness centres and private gardens, but it does not establish a pool attached to every home or a particular resident's access terms. The practical evidence is the home's plan, inventory and condition record for private features, and current facility information for shared services.

For a home with a documented private pool, the comparison includes its condition, access, equipment and maintenance allocation. For a household intending to use a shared facility, it includes the route from the entrance, booking conditions and any applicable charge. The community name alone cannot answer either set of questions.

How do DHCM's move-in, access-card and vehicle services work?

DHCM publishes separate links for moving, access cards and vehicle registration. These routes concern community administration. Ejari, Dubai's tenancy-registration record, and the DEWA electricity and water account concern separate records. The published DHCM routes below were verified as of October 2026. The Villa's resident-service page.

  1. Record the tenancy and utilities

The signed lease records the agreed home, rent and responsibilities. The live tenancy-contract guide explains that document, and the Ejari guide explains registration. DEWA's move-in service requires a valid Ejari number for tenants and describes a welcome notification with the account number, deposit details and payment link after Ejari issuance, as of October 2026. DEWA's official route.

  2. Use the moving service

From DHCM's The Villa page, select “Move in/out of my property”. The resident can use the linked service to establish the current request requirements and retain the resulting record. A tenancy certificate or utility payment does not establish that a separate community request has been completed.

  3. Arrange resident and vehicle access

The same page separately links “Request access card(s)” and “Register my vehicle”. Confirm the cards and vehicles associated with the selected home through their respective routes. Card provision and vehicle registration do not themselves establish a parking allocation in the lease.

  4. Check facility and other access requests

DHCM also links “Book a community facility”, “Request short-term access” and “Request long-term access”. Those are distinct requests, relevant when establishing facility use or other access arrangements. Their public link labels do not establish a universal fee, approval time or document list.

As of 12 October 2026, the published links pointed to Nakheel Online Services, whose public gateway displayed a maintenance notice. DHCM's community page lists support@dubaiholdingcm.ae and its Community Engagement Centre at Centro Courtyard, Villa Number 9, The Villa for current service confirmation. DHCM.

What costs sit outside the rent?

Rent, refundable deposits, setup fees and recurring upkeep belong in separate budget lines. DEWA publishes the utility deposit and activation components below; the lease and provider agreements establish the private costs. The worked example covers a tenant's new residential villa account using the stated deposit and standard charges, with no activation-charge discount assumed. DEWA schedule, as of October 2026.

Worked DEWA example: refundable cash and one-off charges

DEWA's residential villa security deposit is AED 4,000, described as refundable in its move-in FAQ. The connection charge depends on the meter class. A larger home or a bedroom count does not identify that class; the selected premises' DEWA record establishes which charge applies.

Deposit plus listed chargesAED 4,155AED 4,330Scoped DEWA setup cash only

Source: withlida.com, 12 October 2026, calculated from DEWA's move-in fee schedule, as of October 2026. Small-meter charges: 125 + 10 + 10 + 10 = 155. Large-meter charges: 300 + 10 + 10 + 10 = 330. Adding the 4,000 deposit gives 4,155 or 4,330 respectively, all in AED.

This is a utility setup subtotal, not the whole move-in bill. Rent instalments, the landlord's security deposit, any agreed agency or community charges, tenancy-registration costs, moving services and other provider deposits require their own documents and amounts. Electricity and water consumption and any applicable bill charges continue separately.

For property owners, DEWA's schedule separately says the deposit is refunded only on sale of the premises, as of October 2026.

What determines the running costs?

The home and its contracts determine the garden, pool and cooling budget. Garden care can involve irrigation and a maintenance arrangement. A private pool, if documented, adds its own care and equipment questions. For cooling, establish the equipment, billing arrangement, routine servicing and repair responsibilities rather than assuming a separate cooling provider.

The written allocation needs to identify who arranges the work, who pays and what the handover condition was. There is no universal private maintenance amount attached to The Villa's name.

For an owner comparing community charges, the DLD Service Charge Index describes a lookup by project, use and year, as of October 2026. DLD, the Dubai Land Department, provides this route through its website, Dubai REST app and Mollak, its service-charge system. A matched approved budget and the home's account establish the relevant owner charge. It is separate from private garden or pool care, and this guide assigns no area-wide rate.

How does the address affect the school and work journey?

The daily comparison starts at the home entrance and ends at the actual school gate or workplace entrance. GEMS FirstPoint's own location page identifies its Dubailand campus serving The Villa among other communities. The Aquila School's contact page places its campus in Dubailand Residence Complex, Wadi Al Safa 5. Both records were accessed 12 October 2026.

KHDA, Dubai's school regulator, displays FirstPoint's overall inspection rating as Very good for 2023-2024. That is the inspection period shown in the KHDA record, accessed 12 October 2026. A campus location or inspection rating does not establish a place for the child; admissions and the current fee offer require separate school confirmation.

The RTA Journey Planner provides starting-point, destination and departure or arrival-time inputs, verified 12 October 2026. RTA is Dubai's Roads and Transport Authority. For a public transport or Metro journey, the household comparison includes the connection to the boarding point, waiting, transfers and access at the destination. A map pin's proximity does not establish a usable walking route.

For a school-led move, the closest fit is a home whose actual route works alongside a confirmed school arrangement. For a work-led move, compare the villa, apartment and townhouse from their respective entrances at the same travel period. More rooms and outdoor space become useful when the daily timetable and documented upkeep also fit the household.
