Al Hudaiba Dubai: apartments, facilities and access (2026)
Al Hudaiba Dubai is best compared building by building: Wasl records “1 bedroom” at Hudaiba Blocks C and “1 bedroom large” at PR398, whose highlights name a gym and pool. For a household using the Al Mina/Al Diyafa road setting, the strongest fit combines the facilities it uses, clear lease inclusions and a workable entrance-to-destination journey. Sources checked 25 October 2026.
Source: withlida.com, 25 October 2026, from the separate Hudaiba Blocks C and PR398 operator records. Formats are the exact labels in those records, not a schedule of every apartment in either building. Facilities are attributed descriptions; the lease establishes the household's access and inclusions.
Where is Al Hudaiba?
Al Hudaiba sits near Al Mina and Al Jafiliya, with Al Raffa and Al Mankhool to its north, according to Bayut's district description, checked 25 October 2026. For an apartment search, Al Hana Center and the Al Mina/Al Diyafa road setting provide useful location anchors.
Wasl's own Hudaiba Blocks C description places that building close to Al Hana Center and names access to Al Mina road and “Diyafa Road.” PR398's separate description also names Al Hana Center. These statements locate the building search; the pedestrian door, vehicle entrance and permitted turns still need identifying for the chosen address.
The surrounding guides answer different home searches. The Bur Dubai guide covers Mankhool, Al Hamriya and Al Raffa pockets. Their building descriptions and station relationships belong to those addresses. A household comparing villa arrangements can use the Al Badaa guide, while the Al Satwa guide distinguishes established residential streets from Jumeirah Garden City. Keep the same workplace or school destination across these comparisons so each address is tested against the household's actual routine.
What changes between its apartment buildings?
PR398's gym and pool are documented in its own record; Hudaiba Blocks C has a separately stated facility description. That distinction makes the building name more useful than a district-wide amenity claim.
For a household that expects to exercise at home, PR398 provides a specific starting point: confirm resident eligibility, opening hours, any membership charge and the route from the apartment to the facilities. For a household whose recreation happens elsewhere, a lease with fewer included services can be compared on the layout and costs it actually needs. A shorter online highlight list does not establish that a facility is absent.
The layout labels also need care. “1 bedroom” and “1 bedroom large” are Wasl's exact wording in the records checked on 25 October 2026. “Large” supplies no common measurement standard for other homes. Where a field says “2 room flat,” the floor plan must establish the bedroom arrangement before it is described as such.
At a viewing, the useful household record includes room dimensions, storage, furniture clearance, window orientation, lift access and the sound heard inside at the intended living or working time. These are observations for the chosen apartment, rather than district-wide ratings.
How do parking, cooling and maintenance work?
The lease and its addendum establish the household's parking right, cooling payments and repair responsibilities; the operator highlights provide only part of that information.
Parking: both Wasl records display a parking field. The written quote can identify the allocated space, whether it is covered, vehicle clearance, access credentials and any separate payment. Resident allocation and visitor or public-street parking are different arrangements. The vehicle entrance also needs its own pin, especially where it differs from the residential door.
Cooling: neither selected description states the charging arrangement. Confirm the equipment, supplier, account holder, fixed and usage charges, setup deposit and servicing responsibility. Wasl's “Central dish” label establishes no air-conditioning payment term.
Maintenance: Wasl describes maintenance availability as 24/7 in both records, checked 25 October 2026. Service availability alone does not price repairs or specify response times. The tenancy documents can identify the reporting channel, emergency handling, equipment covered, tenant-payable items and any approval process before arranging work.
Worked example: shared facilities versus fewer lease inclusions
Suppose Quote A includes written access to a gym and pool, using PR398's documented facilities as the housing-format example. Quote B's lease lists fewer inclusions, with parking, cooling and maintenance separately itemised. These are illustrative contract scenarios; neither Wasl record establishes the actual lease package.
For each quote, express the following in AED per year:
Source: withlida.com, 25 October 2026. Original quote-comparison framework; variables are inputs to obtain, not published charges for either building.
Annual operating total A = R_A + C_A + P_A + M_A + U_A + S_A + X_A.
Annual operating total B = R_B + C_B + P_B + M_B + U_B + S_B + X_B.
Difference = total A minus total B. A positive difference means A requires more annual operating spending at the quoted inputs. An inclusion already paid through rent has no second incremental charge in the calculation. An unanswered item remains open, rather than being entered as zero.
This gives each household a clear comparison: frequent facility users can weigh the confirmed access package; households using outside facilities can enter their own membership spending. Refundable deposits and one-off setup costs belong in the separate move-in ledger below.
What journey reaches the workplace or school?
A useful journey connects the actual residential entrance to the workplace door or school gate at the required time. A neighbourhood pin cannot establish the station, crossings or final walk for that journey.
The RTA Journey Planner, checked 25 October 2026, provides starting-point and destination selection, departure or arrival time, and a “Less walking” option. Its displayed form asks users to select recognised stations or stops from the suggestions.
Locate the home entrance
Save the residential entrance and the separate parking entrance, where applicable. Use the actual address to identify and confirm the relevant starting stop in RTA's suggestions.
Use the real destination
For work, identify the office entrance, including a DIFC or Downtown destination's final approach. For school, confirm the pupil gate and arrival time with the campus. Select the appropriate destination stop and assess the connection to that door.
Keep the returned journey
Record the date, travel time selected, stops, interchanges and walking sections, then test the return journey. Compare crossings and access arrangements on the ground. A nearest-station claim or walking duration needs that address-specific evidence.
New Academy School is an Al Raffa campus example. Its own site gives Street 14 C, Al Raffa Area, Bur Dubai. KHDA, Dubai's private-school regulator, lists an American curriculum and a Good overall inspection rating for 2023-2024, checked 25 October 2026. That inspection year remains attached to the rating.
Source: withlida.com, 25 October 2026, from KHDA's 2026-2027 KG 1 fact sheet and GRADE 12 fact sheet. These are grade examples, not a complete school budget.
Both fact sheets list optional transport at AED 6,500 to AED 8,500 for 2026-2027. That fee range establishes neither a pickup at the proposed home nor a journey duration. Admissions, the child's grade, supplies, applicable examinations and transport coverage need their own confirmation.
What is needed before moving in?
The move-in file brings together the signed tenancy terms, registration arrangement, utility activation and building handover instructions. It also keeps refundable security separate from charges spent on setup.
The household's written record can cover:
- The apartment and occupants covered by the agreement, annual rent, instalment dates and all deposits or agreed administration charges.
- Parking allocation, cooling payments, maintenance responsibilities and facility access, with any addendum attached.
- The handover condition record, keys and access cards, any moving permission, lift booking and vehicle entrance for the removal team.
- Who handles Ejari, Dubai's tenancy-registration system, and how the apartment's DEWA premises details match the tenancy.
For applicable Ejari-linked tenancies, DEWA, the Dubai Electricity and Water Authority, requires a valid Ejari number and describes sending account and deposit-payment details after registration, according to its official move-in service, as of October 2026.
DEWA's flat and small-meter setup example
The listed flat deposit and small-meter activation components add to AED 2,155, using DEWA's schedule as of October 2026. Confirm the actual meter category and payment request.
Source: withlida.com, 25 October 2026, calculated from DEWA's official service fees and FAQ, as of October 2026. No discount or existing-deposit credit is assumed.
DEWA separately lists an AED 300 connection component for large meters, so the example depends on the meter category. Its published connection time is 15 working hours after security-deposit and connection-fee payment, as of October 2026. Building handover and moving permission have their own arrangements.
For the small-meter example, move-in cash = rent_due + D_other + F_other + AED 2,155. Here, rent_due is the rent instalment actually payable at handover; D_other holds all other refundable deposits; F_other holds all other non-refundable setup charges. These variables exclude the DEWA components already counted.
The quote can populate any applicable tenancy deposit, agency or administration charge, Ejari charge, cooling setup, parking or access credentials, moving and internet installation. This scoped utility calculation becomes a full move-in cash figure only when those other inputs are complete. The annual operating comparison and move-in ledger describe different periods, so rent and setup items are reconciled before combining them.
Al Hudaiba FAQ, checked 25 October 2026
Building facilities, written inclusions and the actual daily journey provide the clearest household comparison.
Is Al Hudaiba a good fit for a family?
A household using the Al Mina/Al Diyafa road setting can compare the apartment's layout, facility access and confirmed school-gate journey together. The New Academy School example above is an Al Raffa campus; its admissions and transport arrangements need separate confirmation.
Do Al Hudaiba apartments have a gym and pool?
PR398's own Wasl record names a gym and pool, checked 25 October 2026. Hudaiba Blocks C has its own narrower highlight list. Confirm facility access in the selected apartment's tenancy terms.
Which Metro station works for an Al Hudaiba apartment?
The answer depends on the residential entrance, destination and travel time. A returned RTA journey supplies the stops and connections to assess; this guide assigns no district-wide nearest station or walking time.
How can two Al Hudaiba rental quotes be compared?
Use annual rent plus separately payable cooling, parking, maintenance and other recurring bills. Compare written inclusions, keep unresolved charges open and calculate refundable deposits and one-off setup costs separately.
