As of 17 October 2026, Nakheel documents one, two and three bedroom apartments plus four bedroom penthouses at Shoreline, and townhouses at Palma Residences. The address determines the housing format, final journey and facility terms. The Palm Monorail operator currently posts a maintenance suspension until further notice.

What apartment and townhouse formats are documented?

Shoreline publishes apartment and penthouse formats, while Palma's project page describes townhouses. These are development-specific descriptions, not a template for every Palm home.

Shoreline Apartments

Nakheel's Shoreline page, checked 17 October 2026, specifies one, two and three bedroom apartments and four bedroom penthouses along the trunk. That makes Shoreline a clear starting comparison for a household deciding between those documented formats. Bedroom count alone does not establish a particular home's floor area, internal arrangement, outlook or parking allocation; those belong in its own floor plan and property documents.

The developer lists pools, a gym, beachfront clubhouses, underground parking and children's play facilities. The relevant follow-up is which facilities attach to the building and what access terms apply to the household.

Palma Residences

Nakheel's Palma project page, checked 17 October 2026, uses the label townhouses. Its master-community page calls Palma a villa community on the east of the island. Dubai Holding Community Management, checked the same day, places it on the east, close to the main trunk.

The labels come from those sources. They do not establish a bedroom count, a private pool or a utility-account classification for every Palma home. For a townhouse comparison, the useful documents are the particular home's plan, its outdoor-area boundaries and the written maintenance and access arrangements.

How do Palm addresses differ?

The trunk, fronds and crescent describe different parts of the island; the named development and residential entrance make the address usable for a household comparison.

The Trunk

Nakheel's master-community page, checked 17 October 2026, describes apartments, hotels, retail and other destination uses along the trunk. It names Shoreline, Palm Views, Marina Residences, Azure Residences, Golden Mile and The Palm Tower, among other developments. Each needs its own building and home comparison. A facility named on the master plan does not establish that it is included with an apartment.

The Fronds

Nakheel's description of the island's sectors, checked 17 October 2026, describes the fronds as gated villa communities branching from the spine. The frond, plot and entrance matter when assessing deliveries, visitors, parking and everyday travel. Palma's townhouse label is not evidence that Palma is on a frond or that all frond homes share its format.

The Crescent

The master-community page, checked 17 October 2026, describes a tunnel from the tip of the spine to the crescent, which contains resorts and residences. A crescent residence needs its own entrance, road route and facility terms. A reference to Crescent Road in a development description does not, by itself, place that development on the outer crescent.

Is the Palm Monorail operating?

The operator's homepage posts that Monorail service is temporarily suspended until further notice due to maintenance, as checked on 17 October 2026. This is the current posted status for this guide. Source: Palm Monorail service update.

The notice has no visible announcement date. 17 October 2026 is the verification date, not the date the suspension began. The notice gives no reopening date.

The operator also maintains a separate Train Schedule & Times page, opened on 17 October 2026. A published timetable does not establish that service has resumed or supply a reopening date. For a household assessing an everyday journey, the operator's current service notice is the relevant status check.

How do the Tram and Metro connect with a Palm address?

Palm Jumeirah is listed as Tram stop 09, not a Metro station, on the RTA Metro and Tram stations map, checked 17 October 2026. The Palm Monorail is a separate island service; its suspension notice is not a notice about the Tram or Metro.

The Tram stop name does not mean rail reaches a particular residential building. A public-transport comparison has separate parts: the Metro route where relevant, the Tram connection, and the final journey to the actual home. RTA's map establishes the network and station names; the household's exact origin, destination and residential entrance establish the route to assess.

For an apartment, that endpoint includes the usable pedestrian entrance and any route between street and building levels. For a gated home, it includes the correct gate and visitor arrangements. School, nursery and workplace journeys need their own destination entrances. No single walking or driving time describes all Palm addresses.

What does DEWA move-in cost?

DEWA, the Dubai Electricity and Water Authority, publishes a residential deposit of AED 2,000 for a flat and AED 4,000 for a villa, plus activation charges that depend on meter size. These are separate classifications in its electricity and water move-in schedule, checked 17 October 2026.

Published DEWA itemAmount, AEDBasis
Flat security deposit2,000Residential premises classified as a flat
Villa security deposit4,000Residential premises classified as a villa
Small-meter connection125Electricity and water connection
Large-meter connection300Electricity and water connection

Innovation fee10Separate activation item

Source: withlida.com, 17 October 2026, transcribed from DEWA's Service Fees section. The calculations below use the ordinary posted charges before any applicable cardholder discount; DEWA also lists discounted activation for eligible Thukher and Sanad cardholders.

Small-meter activation adds up to AED 155: 125 + 10 + 10 + 10. Large-meter activation adds up to AED 330: 300 + 10 + 10 + 10. Adding the applicable deposit gives these conditional DEWA-only amounts:

DEWA premises classificationWith small-meter activation, AEDWith large-meter activation, AED
Flat2,000 + 155 = 2,1552,000 + 330 = 2,330
Villa4,000 + 155 = 4,1554,000 + 330 = 4,330

Source: withlida.com, 17 October 2026, calculations from the DEWA schedule and inputs shown above. These are deposit-plus-activation amounts, not a complete moving budget.

A townhouse marketing label does not settle which deposit category or meter charge DEWA will apply. The premises account and meter details establish the applicable combination. Rent, private deposits, cooling, ongoing consumption and property-specific charges remain separate.

Which facilities and waterfront access depend on the property?

Beach, pool, club, parking and hotel-facility access need confirmation for the particular home. A destination's amenities list describes what exists within the master community; it does not establish every resident's entitlement.

Published descriptionSource scopeWhat the household needs in writing
Shoreline lists beachfront clubhouses, pools, a gym and underground parkingShoreline development pageApplicable clubhouse, household eligibility, access cards, parking allocation and any separate charges
Palma lists swimming pools, parking spaces and beachesPalma development pageShared versus private facilities, permitted access points, household and guest terms
Palm master page lists marinas, beach clubs, hotels, malls and parksDestination-level descriptionWhether access is public, separately paid or included under the particular property's terms

Source: withlida.com, 17 October 2026, compiled from Shoreline, Palma and Nakheel's master-community page. The final column is the publication's document-comparison method.

A sea view, a beachfront description and permission to use a specific beach entrance are different facts. Current manager or facility-operator terms, read alongside the home's agreement, establish what the household can use and what it pays. The same distinction applies to hotel facilities near a residence.

Which documents establish household obligations?

The property's agreement, utility details and current management documents establish the costs and responsibilities to compare. A community name alone cannot supply them.

For utility setup, DEWA's requirements, checked 17 October 2026, list a valid Ejari number, the number from Dubai's tenancy-registration system, for tenants, and a title deed or sales purchase agreement for owners. These are utility-service requirements, not a complete list of documents for buying or renting a home.

The property-level comparison includes:

  • Rent and private deposits: amounts, recipient, payment schedule and return terms in the relevant agreement, kept separate from the DEWA deposit.
  • Cooling: the serving provider, whether cooling is included, account setup and the charges applicable to that home.
  • Common-area service charges: the current statement for the building or community and the agreement's allocation of payments. There is no island-wide amount in this guide.
  • Maintenance: written responsibility for internal repairs, appliances and any private garden, terrace or pool that the particular home includes.
  • Access and moving: parking and access-card allocation, guest rules, lift or loading arrangements and any property-specific move-in procedure and charges.

These are questions for the documents and current quotations, rather than assumed tariffs or a universal allocation between owner and tenant. They keep a shared-building apartment comparison distinct from a home with private outdoor areas.

Which Palm format fits a household's routine?

Shoreline is the documented apartment-and-penthouse comparison; Palma is the documented townhouse comparison. The closer match depends on the household's required layout, actual journeys and written obligations.

For a household seeking an apartment format, Shoreline's published bedroom options make the initial comparison concrete. For one seeking a townhouse format, Palma provides a named development to assess without extending its description across the fronds or crescent. A household seeking a villa on a frond can compare the exact plot, gate, outdoor areas and maintenance allocation.

For a broader waterfront comparison, the Jumeirah Beach Residence resident guide covers a separate district. Within the Palm shortlist, the useful comparison remains home against home: the same required rooms, destination entrances, facility terms and full household budget, using current property documents.

Palm Jumeirah resident questions, checked 17 October 2026

What types of homes are documented on Palm Jumeirah?

As checked on 17 October 2026, Nakheel documents Shoreline with one, two and three bedroom apartments and four bedroom penthouses, and describes Palma Residences as townhouses. Each development and home needs its own plan and facility terms.

Is Palma Residences an apartment development?

Nakheel's project page, checked 17 October 2026, calls Palma a collection of townhouses. The master page uses villa community; the community manager places it on the east, near the main trunk. Those descriptions do not establish a DEWA deposit category for an individual home.

Is the Palm Monorail running on 17 October 2026?

The operator's homepage, checked 17 October 2026, posts a temporary suspension until further notice due to maintenance. Its notice is undated and gives no reopening date. The separate timetable is not confirmation of resumed service.

Is Palm Jumeirah Tram station a Metro station?

No. RTA's map, checked 17 October 2026, lists Palm Jumeirah as Tram stop 09. The Metro, Tram and island Monorail are distinct, and the final journey depends on the home's address.

Does a Palm address include beach or hotel-facility access?

The master-community amenities list, checked 17 October 2026, does not establish an entitlement for every home. The particular property's agreement and current manager or operator terms determine included facilities, eligibility and separate charges.

Is the DEWA deposit the whole move-in budget?

No. DEWA's schedule, checked 17 October 2026, separates the residential deposit from meter-specific activation charges. Rent, private deposits, cooling, maintenance, service charges and property-specific access or moving costs need their own amounts and allocation.
