Bay Villas Dubai Islands: price, construction progress and best fit (2026)

Bay Villas is on Island B. On 8 October 2026, Nakheel announced marine works adding 320 metres of beach frontage near the community and upgrading approximately 3km of western shoreline, targeting Q4 2027. That target belongs to the marine package; the announcement does not set individual villa handover dates. (Nakheel, 8 October 2026)

Which island contains Bay Villas?

Bay Villas is on Island B, according to Nakheel's 21 February 2024 launch release, its construction-progress page and the 8 October 2026 marine announcement. The October release describes a 636-home community there. Nakheel's 18 August 2025 construction award names five property types: townhouses, semi-detached villas, garden villas, waterfront villas and beachfront villas.

Bay Estate is a separately named launch in Nakheel's 5 October 2026 announcement, which describes approximately 360 three- and four-bedroom homes, alongside beachfront and waterfront plots. That release does not identify a lettered island. It does not establish that Bay Estate is another name or phase of Bay Villas.

For area background and related projects, see the Dubai Islands area guide and Dubai Islands project map.

What Bay Villas costs in 2026

The construction and infrastructure awards are delivery-contract values, not prices for individual homes. Nakheel's 8 October 2026 release recounts both packages, but does not publish a current Bay Villas home-price schedule.

A home-level price comparison needs a dated record that identifies the property type, plot or unit reference, area measure and transaction status. A sale's plot area, the land attached to the home, and built-up area, the area of its construction, answer different questions. A price per square foot must retain the denominator used by its source.

For the general purchase sequence and fee categories, the corrected Dubai buying-process hub and buying-cost hub provide the wider context. Any allocation of purchase costs belongs to the property's documented terms.

What do the published inspection dates and handover references establish?

Nakheel's page still reports 16.67% overall progress from its internal inspection on 11 June 2026, alongside its account of 14.74% from RERA's 7 May 2026 inspection, as displayed on 10 October 2026. RERA is the Real Estate Regulatory Agency within the Dubai Land Department (DLD). Neither percentage is an October inspection or an independently retrieved DLD project result. These are separate measures, not components to add or average into a new completion percentage. The page describes structural work continuing alongside building services, internal finishes and community infrastructure. Its infrastructure percentage is not a completion percentage for the separately announced Island B utilities package.

What do the published handover references establish?

The portal publishes delivery references, while Nakheel's October release publishes a marine programme target. Their scopes differ.

None of these public references establishes the contractual handover date of a particular villa. The Sale and Purchase Agreement (SPA), the contract for the individual home, and applicable written developer notices are the documents in which that date and its conditions can be confirmed.

What changed in October?

Nakheel awarded Mar Marine & Building Contracting L.L.C. the Island B marine and beach package on 8 October 2026. The stated scope includes new breakwaters, structures that reduce wave exposure, removal of existing protective rock revetments, rock layers protecting the shoreline, and formation of a new beach near Bay Villas. It also includes refurbishment and remedial works across existing western beach areas. (Nakheel, 8 October 2026)

Nakheel states that the programme adds 320 metres of beach frontage near Bay Villas and upgrades approximately 3km of the western shoreline, with completion targeted for Q4 2027. Those descriptions are not combined into an inferred total beach length.

The release places the marine works alongside the earlier home-construction and primary infrastructure awards. It does not publish a new Bay Villas inspection percentage, amend an individual home handover date, or specify when a resident can first use a particular beach.

How do marine works differ from home construction?

Marine works shape and protect the coast; home construction delivers the buildings, and primary utilities and infrastructure support the island's services. Nakheel's 8 October 2026 announcement describes the packages progressing in parallel.

The distinction matters when following eventual occupation. A new breakwater or formed beach does not measure a villa's finishes or building services. A construction inspection does not establish that utility connections have been commissioned. A coastal completion target does not establish a beach opening date or the access terms for a particular home.

The records therefore support a separate question for each workstream: what building work has been inspected, what infrastructure is commissioned, and what coastal works are completed and open for use? The October announcement establishes the marine award and its stated programme. Home occupation and amenity access need their own applicable records.

Home types and published dimensions

Nakheel's linked project materials describe five home types, with different bedroom configurations and published area ranges, as accessed on 10 October 2026. The construction-progress page links to the official Bay Villas project website, which links to the home-type pages below.

Home typeBedrooms shownArea range published on the home-type page
Townhouse3 or 4316 to 371 sqm
Semi-detached villa3 or 4354 to 396 sqm
Garden villa4 or 5506 to 595 sqm
Waterfront villa5622 to 750 sqm
Beachfront villa61,232 to 1,313 sqm

Source: withlida.com, 10 October 2026, from Nakheel's linked Bay Villas home-type pages. “sqm” means square metres.

The descriptive pages do not consistently label those ranges as plot area or built-up area. The table preserves their published description rather than assigning a measurement category. The exact home's plan and area schedule are where plot area, built-up area, internal space, terraces and other inclusions can be distinguished. The garden-villa page includes a five-bedroom type alongside its four-bedroom types.

Nakheel's progress page, accessed 10 October 2026, publishes travel estimates of 26 minutes to Downtown Dubai, 6 minutes to Infinity Bridge, 18 minutes to Dubai International Airport and 19 minutes to the Cruise Terminal. These are developer estimates rather than measured journeys for a resident's commute.

Payment terms and registration

A public project description does not establish the payment schedule for every home. The property-specific questions are which instalments are dated, which depend on milestones, what remains payable at handover, and whether a signed amendment applies. For an assignment, a transfer of an existing purchaser's contract interest, the payment history and remaining balance also need their own records.

DLD's Register Project service, verified 10 October 2026, describes project registration and opening an escrow account for off-plan sales. Off-plan means sold before construction is complete; escrow is the dedicated project account for those regulated receipts. This is a general service description, not a resolved Bay Villas escrow-account record.

DLD's initial-sale registration service, verified 10 October 2026, describes registration through Oqood, the provisional off-plan registration system. It states that the signed sale contract is registered in the provisional register within 90 days of signing and identifies a provisional registration e-certificate as the output. Project registration and a purchaser's provisional registration are separate records.

What do published records establish about occupation?

The public records establish a location, project scope, dated construction measures and a marine award. They do not establish readiness for occupation of an individual home.

A construction award, an inspection percentage and a coastal programme do not themselves provide a lease record or an operating-cost statement.

The off-plan verification path

The verification file distinguishes the public project record from the documents for one home. DLD's Project Status Enquiry, verified 10 October 2026, describes searches by project name, project number or land number through its website or Dubai REST app. This guide reports the developer's published inspections; it does not present an independently resolved DLD result for Bay Villas.

  1. Match the project identity

A DLD result can be compared with the developer name, project number, land reference and location on the property's documents. A marketing name or portal phase label alone does not establish that match.

  2. Separate the inspection and retrieval dates

A saved record can show when it was obtained and when the inspection occurred. Reading Nakheel's page in October does not change its June internal inspection or the May RERA inspection it reports.

  3. Confirm the payment and escrow references

The project registration record, escrow-account instruction, payment schedule and receipt answer separate questions. DLD's general registration service is not evidence that a particular account instruction has been matched to Bay Villas.

  4. Match the home's provisional registration

The purchaser's Oqood e-certificate can be compared with the SPA, home reference and purchaser details. A project-level construction announcement does not establish a purchaser's registration.

  5. Keep the occupation records separate

The home's handover notice, utility arrangements and amenity-access terms can be compared with the construction and marine records. A published target for one package does not supply the missing dates for the others.

Property-specific contractual questions

The relevant questions concern the identified home and the scope of its documents.

  • Home identity and dimensions: Which plot or unit, home type, plan revision and separately labelled areas are included?
  • Payment dates: What triggers each instalment, and which signed schedule or amendment applies?
  • Handover: What date, notice procedure and completion conditions are documented for the home?
  • Utilities: What connections, commissioning arrangements and account-opening steps apply at occupation?
  • Beach and amenities: What access rights are described, and is an opening date stated separately from construction completion?
  • Operating costs: What property-specific service-charge statement and other recurring charges apply when occupation begins?

These questions can be confirmed in the applicable documents with the developer or a licensed professional.

Which island is Bay Villas on?

Bay Villas is on Island B, according to Nakheel's 21 February 2024 launch and 8 October 2026 marine release.

When was Bay Villas launched?

Nakheel announced Bay Villas on 21 February 2024. Its separately named Bay Estate announcement is dated 5 October 2026; that release does not identify a lettered island.

What changed near Bay Villas in October 2026?

Nakheel's 8 October announcement awarded marine and beach works adding 320 metres of frontage near Bay Villas and upgrading approximately 3km of western shoreline. Its stated Q4 2027 completion target applies to that package.

What is the latest published Bay Villas construction progress?

As displayed on 10 October 2026, Nakheel's progress page reports 16.67% from its 11 June 2026 internal inspection and its account of RERA's 14.74% from 7 May 2026. These are the page's dated inspection references, not new October inspections or an independently retrieved DLD result.

When is Bay Villas due for handover?

The Property Finder page, accessed 10 October 2026, displays Q2 2027, May 2027, 31 May 2027 and a June 2027 FAQ reference. These are portal references. Nakheel's Q4 2027 marine target does not establish an individual home's handover date, which remains a property-specific contractual question.

What are the Bay Villas price and payment terms?

The cited Nakheel delivery announcements do not establish a current home-price floor or a payment schedule for an individual purchase. The dated home-level price, signed payment schedule, remaining balance and applicable amendments are the records that answer those questions.
