The official record supports a 236-home, three-building scheme (Dubai Holding, 4 August 2026), but the contractual seller, project number and escrow account still need to be matched against DLD records and the sale documents before any payment.
What is confirmed, stated and still unknown
The official project name is Madinat Jumeirah Living Nourelle. No numbered sales-phase name appears in the primary project material; Dubai Holding refers only to the groundworks for the development's "initial phase" (Dubai Holding, 4 August 2026).
The homes and advertised starting prices
The full development has 236 apartments across three buildings, with one- to four-bedroom layouts, according to Dubai Holding's 4 August 2026 update. Meraas's original launch release gave a more detailed breakdown only for the first 12-storey building: 66 homes comprising 27 one-bedroom, 28 two-bedroom, 10 three-bedroom and one four-bedroom apartment (Meraas, 6 October 2025). It did not publish the equivalent breakdown for all 236 homes.
These are advertised starting prices from the launch sheet, not evidence of current availability or the price of a particular home. A current quotation needs to identify the building, layout, internal area, external area, parking allocation and every charge outside the purchase price. The existing Meraas developer profile provides wider company context without replacing the project-specific checks.
Payment schedule and stated completion
The official launch sheet, checked 11 September 2026, uses a 75% construction-period and 25% final-payment structure. Several scheduled dates have already passed as of 11 September 2026, so a buyer needs a current statement rather than assuming the launch calendar transfers unchanged.
Meraas labels June 2029 as its estimated construction completion. That is the developer's stated schedule, not a completed event or a promise by this publication. The primary sources checked did not publish a separate handover date. The SPA should define what counts as completion, how notice is given and whether the final instalment is tied to completion, handover or another contractual milestone.
How to verify registration and escrow
Dubai REST is the official place to match the project record to the paperwork. DLD says its off-plan view provides the completion percentage, current site images, escrow account number and owner-payment information (DLD, checked 11 September 2026). Mashrooi, the Project Status service inside Dubai REST, accepts a project name or project number and exposes project, developer, completion and escrow fields.
Oqood is DLD's provisional register for off-plan sales. DLD says the developer submits the signed sale for registration and lists a provisional registration e-certificate as the issued document. The contract must be registered within 90 days of signing (DLD, as of 11 September 2026).
DLD's published fee schedule allocates 2% of the sale value to the seller and 2% to the purchaser, plus AED 10 knowledge and AED 10 innovation fees; it also lists an AED 1,000 developer self-registration fee for a provisional sale (DLD, as of 11 September 2026). The booking form and SPA need to show what the purchaser is being charged and when.

- Which launch instalments have already fallen due, and what current statement applies to a new reservation or assignment?
- When will the Oqood provisional registration e-certificate be issued, and who supplies it?
- How does the SPA define the developer's estimated completion, handover notice and the final payment trigger?
- Which charges sit outside the advertised price, including registration, administration and future service charges?
