Madinat Jumeirah Living: phases, buildings and access (2026)
Madinat Jumeirah Living (MJL) is Meraas's apartment community in Umm Suqeim, across the street from Souk Madinat Jumeirah. Its linked masterplan labels 9 named groups and their buildings (Meraas overview, masterplan, checked 14 October 2026). It best fits an apartment household seeking shared landscaped spaces and comparing everyday access at building level.
Source: withlida.com, 14 October 2026, transcribed from the labels actually visible on Meraas's linked MJL masterplan. The PDF is undated. Labels identify places; they do not establish completion, handover, occupation or currently open routes. The final column explains how to use the labels.

Where is Madinat Jumeirah Living?
MJL is in Umm Suqeim, within the Jumeirah coastal setting, with Souk Madinat Jumeirah across the street. Meraas identifies Umm Suqeim on its Residences page, while its master-community overview describes the relationship to the souk and nearby hotels, checked 14 October 2026.
That location helps identify the neighbourhood. A daily journey needs a more precise starting point: the pedestrian exit for a bus journey, the vehicle exit for driving, or the loading entrance for moving day. A map pin in the middle of MJL does not describe all those starting points.
For an apartment comparison, the useful record is Madinat Jumeirah Living → phase name → building identifier → actual entrance. Keeping that same record on a floor plan, facility confirmation and journey search prevents details from different buildings being mixed together.
Is MJL the resort or a residential community?
MJL is the residential community; the neighbouring Madinat Jumeirah hospitality destination has its own facilities and entry terms. Meraas's overview, checked 14 October 2026, distinguishes its apartments and residential projects from the souk and hotels in the surrounding destination.
The distinction matters for household routines. A communal residential rooftop is different from a hotel terrace. A residential pool is different from a hotel pool. Proximity to the coast does not establish resident beach entry, hotel membership or complimentary use of neighbouring facilities.
The exact residential entitlement belongs in the building's access information and the applicable home documents. A hotel or beach visit has a separate operator confirmation. This lets the location remain part of the comparison without turning nearby amenities into assumed household benefits.
Which MJL phase and building is being discussed?
The name and building identifier together are the reliable way to compare MJL addresses. The opening table reproduces the visible markers in Meraas's linked masterplan, accessed 14 October 2026. It is a spatial reference, rather than a release sequence or delivery tracker.
Meraas's Residences page, checked the same day, groups Lamaa, Al Jazi, Jadeel, Asayel, Lamtara and Rahaal under its phases section. Its master-community page separately links Jomana, Elara, Riwa and Nourelle. Those website groupings explain why a household may encounter both an umbrella project name and a more specific phase name.
Nourelle belongs to the current website record, even though this particular map does not label it. Its own Meraas page, checked 14 October 2026, supplies its project description. The map's omission does not establish Nourelle's construction status or location relative to an unlabeled plot.
What differences do the named housing descriptions establish?
Named phase pages establish housing ranges and design descriptions; they do not make every apartment interchangeable. The following examples retain the distinctions in each phase's own Meraas text.
Source: withlida.com, 14 October 2026, using the linked named Meraas project pages. These are developer housing and design descriptions, not current availability or confirmation that the facilities are operating.
A household comparing room use needs the exact plan: enclosed rooms, storage, kitchen arrangement, balcony or terrace, orientation and parking allocation. An apartment's total area and its indoor area answer different questions. Neither a bedroom range nor a rendered view establishes the layout or outlook of the actual home.
How do homes and shared facilities work?
Meraas describes apartments within a network of landscaped spaces, pools and pedestrian walkways, with communal rooftops containing barbecue areas. Those features appear in its master-community description, checked 14 October 2026. They describe the residential concept; the building's current access information establishes the household's use.
Source: withlida.com, 14 October 2026, using Meraas's master-community overview. The final column is a household verification framework, not a published MJL-wide policy.
For a household whose main use is the shared pool and garden, the strongest comparison is the actual lobby-to-facility route and the building's access terms. For someone prioritising indoor working space, the exact apartment plan carries more weight. A household using a pushchair or mobility aid can compare the continuous entrance-to-destination route, including ramps and gate operation.
Move-in arrangements are another building-specific question: management can confirm access cards, loading, lift bookings and any required permission or deposits. No uniform charge or procedure is assigned to all MJL buildings here.
How do pedestrian access and public transport need checking?
An internal walkway, an external crossing and a public-transport itinerary are separate checks. Meraas describes the internal pedestrian network. Its Elara page also lists a bridge to Madinat Jumeirah among amenities, checked 14 October 2026. That label alone does not establish an open crossing, its operating hours or access from a particular building.
Nourelle's project page describes a skybridge connecting its residential buildings. That design feature does not establish a public crossing to the resort. A household's usable route needs the actual connection, entrances and access conditions confirmed.
An entrance-based RTA journey check
A useful test journey starts at Lamtara 1's actual pedestrian entrance and ends at Mall of the Emirates Metro station. This is a proposed planning example, not a verified itinerary or a claim about the nearest station. The RTA Journey Planner, checked 14 October 2026, provides origin, destination, departure or arrival time, transport-mode and less-walking options.
Pin the entrance
Locate the Lamtara 1 pedestrian entrance actually used by residents. If RTA does not recognise the building name, select a recognised nearby point offered by the planner, and retain the walk from the entrance separately.
Select the destination and time
Choose Mall of the Emirates Metro station from RTA's results and enter the intended travel date and departure or arrival time. Complete any verification required by the planner.
Read the whole journey
Record the walking leg, named stops, route numbers, changes and station entrance. Check the return journey too. A route serving a nearby road does not establish the building-to-stop walking connection.
Repeat for the household's destinations
For work in DIFC, Dubai International Financial Centre, use the actual office entrance. For Downtown, use the actual building or visitor entrance. For school, use the child's named campus gate and required arrival time. Save each dated result with the starting entrance.

What costs need checking before an apartment move?
The published DEWA setup subtotal is only one part of a household's moving budget. DEWA, Dubai Electricity and Water Authority, publishes a flat deposit and meter-dependent activation charges. Rent, cooling, parking, community costs and school invoices need their own documents.
Source: withlida.com, 14 October 2026. This is a document checklist, not an MJL tariff table. No community-wide service-charge rate, cooling provider or parking fee is assumed.
Worked DEWA apartment-setup subtotal
A residential flat's published DEWA setup cash subtotal is AED 2,155 for small meters or AED 2,330 for large meters, recomputed from DEWA's move-in schedule, as of October 2026. The premise's meter classification determines the applicable connection charge.
Source: withlida.com, 14 October 2026, calculated from DEWA's official move-in service fees, as of October 2026. These are the published standard-charge examples, before any applicable concession.
The calculations are 2,000 + 125 + 10 + 10 + 10 = AED 2,155 and 2,000 + 300 + 10 + 10 + 10 = AED 2,330. DEWA describes the security deposit as refundable; its schedule says an owner's deposit is refunded upon sale of the premises only. The deposit is distinct from the activation fees.
For tenants, Ejari is Dubai's tenancy-contract registration. DEWA's move-in process, as of October 2026, links Ejari issuance to an account notification and payment of the required deposit and activation charges. The building's own moving arrangements remain a separate confirmation.
The subtotal excludes rent, private deposits, cooling, parking, community charges, school invoices, tenancy registration, agreed agency charges, movers and ongoing bills. It is a utility setup example, not the complete cash needed to move into MJL.
MJL household questions, checked 14 October 2026
Phase identity and current building access answer different parts of the household comparison.
Is Madinat Jumeirah Living a residential community?
Yes. Meraas describes MJL's apartments and residential projects separately from the nearby souk and hotels. The neighbouring destination's facilities have their own access terms (Meraas overview, checked 14 October 2026).
Which phases and buildings are in Madinat Jumeirah Living?
The linked map labels Lamtara, Rahaal, Asayel, Jadeel, Al Jazi, Lamaa, Jomana, Elara and Riwa, with identifiers transcribed in the opening table. Meraas's current project list also names Nourelle. These records have different scopes (masterplan, overview, checked 14 October 2026).
Do the map labels show which MJL buildings are completed?
The labels identify places. The map does not establish a building's current completion, individual handover or operating facilities. Those need the relevant building and home records (Meraas masterplan, accessed 14 October 2026).
Can anyone go to Souk Madinat Jumeirah from MJL?
Meraas describes the souk as across the street. Its location description does not establish a particular pedestrian crossing's current operation or the souk's current visitor policy. Confirm the route and operator's entry terms separately; hotel and beach facilities need their own confirmation (Meraas overview, checked 14 October 2026).
How can an MJL household check Metro and bus access?
Use the actual building entrance, a precise destination and the intended travel time in RTA's planner. The Lamtara 1 to Mall of the Emirates Metro example above is a planning method, not a published route or fixed journey time (RTA, checked 14 October 2026).
What move-in costs can be calculated without assuming rent or cooling?
DEWA's official flat deposit and meter-dependent activation charges support the separate setup examples above. Rent, cooling, parking, community charges and school invoices remain individual budget lines (DEWA, as of October 2026).
