Those are future relationships in page records accessed on 2 October 2026, not operating-status evidence, measured walk times or a score of either district.

The short answer: two different first-party access records

Expo Downtown has the more specific page-stated future relationship to the Metro, Al Wasl and cultural destinations. Expo Fields has the more specific page-stated future inventory for a school, sport and a large event venue. "First-party" here means a page published by Expo City Dubai about its own districts. It proves what the publisher plans, not a measured journey, present operating status or an independently verified opening.

The matrix transcribes the current Expo Downtown and Expo Fields district pages, both accessed 2 October 2026. "Pedestrian-first" is Expo City's description of High Street. It is not a published walk time, route length or accessibility audit.

What the two pages count, and what those numbers mean

The bounded page inventory is small enough to audit: each district page linked two named residential projects in the 2 October capture, while only the Fields page stated a school and an arena capacity.

The two Downtown links were Mangrove Residences and Sidr Residences. The two Fields links were Sky Residences and Al Waha. These counts describe the cards visible on the two captured pages, not the complete present or future housing stock of either district. The school count also needs that boundary: the Fields page says the district will include a school, but does not name its operator, opening date, fees or catchment.

Expo Downtown: Metro, Al Wasl, Terra and High Street

Expo Downtown's useful distinction is the future sequence its own page names. The district will extend from the metro station to Al Wasl, then to Terra and the site's eastern edge, according to Expo City Dubai as accessed 2 October 2026.

The same page says the district will include much of Expo High Street, described through shops, dining options and cultural attractions. It also says the district will include Al Wasl as a cultural garden, plus Terra Living, Terra Garden and Terra Tower. For a resident comparing the plan around a future home, that is a direct cluster of named transport, public-realm, cultural and commercial relationships, not evidence that every element is operating.

The transport records need two issuers. Expo City supplies the planned district-to-station relationship. The Roads and Transport Authority supplies the current official rail record: EXPO 2020 appears as Red Line station R76 on the page accessed 2 October 2026. RTA's page does not say "Expo Downtown" and supplies no district walk time. Combining the records proves a named operating station and a first-party future district relationship, but not a measured distance or a completed connection.

One gap remains explicit. The Downtown district page does not state a school, university, hospital or sports facility. City-wide material mentions some of those services, but it cannot be reassigned to Downtown without a district-level source.

Expo Fields: southern access, school, sport and arena

Expo Fields has the clearer first-party record for education, active recreation and large open-air events. Its current district page, accessed 2 October 2026, calls it the main access point to Expo City from the south and says it will include a school, sports fields and facilities, clubhouses, residential properties, retail outlets, F&B venues and Alif Plaza.

The page also identifies Expo City Arena as a future open-air concert and festival venue with a stated capacity of 30,000. That number describes venue capacity. It does not measure event frequency, noise, walking distance from a home or the route a resident would use.

The tense matters. Much of the Fields inventory is framed as what the district will include. A named service in a plan is not the same record as an operating service with hours, admission rules or an opening date. The current page does not name the school operator or provide a timetable for the sports facilities.

The transport boundary matters too. The Fields page names southern access, but it does not state a relationship to the Metro or Al Wasl. The wider Expo Living index mentions a dedicated metro station, yet that is a city-level statement rather than a Fields-specific link.

City-wide claims do not identify a district

Expo City's living index establishes the broader service idea, not the address of each service. The Expo Living page, accessed 2 October 2026, groups schools, universities, hospitals, offices and co-working spaces under its walking-distance language. It separately says Expo City has a dedicated metro station.

Those statements apply to Expo Living as a whole. They do not tell a reader whether a particular school, hospital or office sits in Downtown or Fields, whether it is operating, or what route joins it to a particular building. That is why this comparison leaves those city-wide claims out of the district scorecard.

The same rule applies to marketing relationship words. "Steps from" appears on a Downtown residential card for Al Wasl Plaza, while "pedestrian-first" describes High Street. Neither phrase is a distance in metres, a walking duration or a catchment. A resident who needs that precision still needs a building address and a mapped route.

Route the resident profile by the record it needs

The best-fit distinction is about which official record answers the resident's question most directly. It is not a ranking of one district above the other.

For a future resident whose daily reference points are the Red Line, Al Wasl and cultural destinations, Downtown has the more specific planned relationship on its page. For a household whose comparison starts with a planned school and sports inventory, Fields has the more specific page record. A resident who needs a confirmed operating school, commute time or event-day route does not yet have that answer from these district pages alone.
