Al Warqa: homes, school campuses and family costs (2026)
Al Warqa suits households choosing a home around a named school campus: Ignite in Al Warqa Third publishes Grade 5 tuition of AED 37,870 for 2026/27 (school schedule, checked 15 October 2026). Al Warqa First contains documented Masaken apartments and a separate Indian-curriculum school campus; curriculum, admissions scope and the entrance-to-campus journey determine the best fit.
Source: withlida.com, 15 October 2026, compiled from Al Ghurair Property Management, KHDA and the schools' linked 2026/27 fee schedules. Housing descriptions establish published apartment types, not availability. Matching grade labels do not establish equivalent ages or placement across curricula.

Where is Al Warqa?
Al Warqa is an inland Dubai district beside Sheikh Mohammed Bin Zayed Road and Al Awir Road, with Mirdif nearby. Bayut's district guide describes the road boundaries and numbered subareas, while Al Ghurair's area page places its Masaken apartment developments in Al Warqa First, both checked 15 October 2026.
Al Warqa and Al Warqaa refer to the same district in these sources. First and 1, or Third and 3, are alternative ways of writing the subarea. A household comparison becomes useful when it moves from the district name to the named building, its entrance and the actual school campus.
The adjacent Mirdif guide provides another residential comparison. Its school names and housing descriptions belong to that address; they do not establish a journey from an Al Warqa home.
What differs between Al Warqa's residential subareas?
Al Warqa First has the named apartment developments documented above, while Third contains Ignite's campus; Second and Fourth widen the housing comparison beyond those examples. The table distinguishes published housing descriptions from campus placement, without treating any subarea as uniform.
Source: withlida.com, 15 October 2026, compiled from the linked Bayut descriptions, Al Ghurair's area record and the KHDA campus records above. These are address and housing distinctions, not an exhaustive building inventory.
For a household comparing flats, First offers concrete named examples rather than a district-wide assumption about apartments. For a household seeking a villa layout, the descriptions of Second, Third and Fourth provide additional starting points. Curriculum and the school journey then narrow the address comparison.
What apartments are documented in Al Warqa First?
Masaken Al Warqa'a 01 and 02 both have published one- and two-bedroom apartment descriptions under Al Warqa First. The original Al Ghurair Properties link now redirects to Al Ghurair Property Management's Al Warqa page, the final deep source checked 15 October 2026.
Masaken 01 is the more direct comparison for a household prioritising the manager's documented onsite management and parking arrangements. Masaken 02 is the more specific layout comparison for a household interested in the described balcony, floor-to-ceiling windows and kitchen serving hatch connecting to the living room. These are the manager's descriptions, checked on the linked development pages on 15 October 2026; the particular apartment's layout and contractual inclusions still need confirmation.
Central air conditioning describes a building feature. It does not, by itself, establish whether cooling charges are included in rent or billed separately. Parking provision also needs to be tied to the tenancy's allocated space and access arrangements.
Which school campuses and curricula are documented?
Ignite and GEMS Our Own High School are distinct schools in different Al Warqa subareas, with different curricula and admissions scope. KHDA, the Knowledge and Human Development Authority, Dubai's private-school regulator, records Ignite in Al Warqa Third and Our Own High School in Al Warqa First, checked 15 October 2026.
Ignite describes an American curriculum aligned with New York State Common Core Learning Standards, checked 15 October 2026. Our Own High School describes the CBSE curriculum, India's Central Board of Secondary Education framework. Its admissions page expressly states boys only from KG1 to Grade 12, as of October 2026. That scope belongs to Our Own High School Al Warqa'a; it must not be transferred to the separately named GEMS Our Own English High School.
The Grade 5 fees in the opening table compare published charges for a named grade within each school's own curriculum. They do not establish that a child transfers into the same grade, or that the labels describe identical age groups. Placement, previous school records and the individual admissions decision remain part of the school comparison.
Ignite's 2026/27 schedule lists a 5% sibling discount and up to 10% early-payment discount for KG1 to Grade 12, with terms and conditions. The table uses undiscounted tuition; eligibility and any combination of concessions require confirmation rather than automatic deduction.
How do daily school and work journeys work?
An Al Warqa journey needs a building-specific local route as well as any main-road or rail leg. RTA's operating Metro map, checked 15 October 2026, lists Centrepoint on the Red Line and no operating station named Al Warqa. The map establishes the rail network; it does not establish the onward route between a station and a particular home.
For a Dubai International Financial Centre, or DIFC, journey, the same RTA map lists Financial Centre station; for Downtown, it lists Burj Khalifa / Dubai Mall. Each comparison still needs the route from the Al Warqa entrance to rail and from the destination station to the workplace. The Al Qusais guide offers a separate comparison for households considering a Green Line address.
RTA's 7 January 2026 road update records completed work on Al Warqa'a 1 Street between Sheikh Mohammed Bin Zayed Road and Ras Al Khor Road. It also describes internal road upgrades in Third and Fourth as being implemented at that date. This records the road context; the January status is not evidence of every street's condition today.
Fix the endpoints
Record the home's vehicle and pedestrian entrances, the school's actual drop-off gate and the workplace entrance. A shared subarea name does not establish walking access.
Separate each journey
Compare the school drop-off, collection and work journey independently. For a school bus, the relevant evidence is the operator's confirmed pickup point, service to that building and current charge.
Check the route at the relevant time
Use RTA's current journey planning for public transport and observe the intended road route during the household's school and work windows. Include the local access, waiting and destination legs in the comparison.
What does the published school-payment example show?
Ignite's Grade 5 tuition splits into AED 15,148, AED 11,361 and AED 11,361, adding to its published AED 37,870 annual tuition for 2026/27. These are the amounts in the school's fee schedule, checked 15 October 2026.
Source: withlida.com, 15 October 2026, recomputed from Ignite's linked 2026/27 schedule. Term amounts are shown before allocating an admission-deposit credit.
The AED 1,000 admission deposit is deductible from school fees. If already paid and credited, remaining annual tuition is AED 37,870 minus AED 1,000 = AED 36,870. The schedule does not assign that credit to a particular term, so the school ledger must identify the allocation. The AED 525 assessment fee, including VAT, is separate and non-deductible. These treatments come from the same 2026/27 schedule, as of October 2026.
For comparison, Our Own High School's Grade 5 registration deposit calculates as 10% of AED 9,558 = AED 955.80, credited within that annual tuition, under its 2026/27 fee policy, checked 15 October 2026.
The Ignite example excludes uniforms and PE kits, stationery, optional outsourced bus transport, excursions, insurance and any other applicable charges. Discounts have not been applied. It is a tuition-payment example, not a complete school invoice or household budget.
What other household setup costs can be evidenced?
DEWA publishes separate refundable deposits for flats and villas, plus connection and administrative components. DEWA is the Dubai Electricity and Water Authority; its move-in service page states the following amounts, as of October 2026, checked 15 October 2026.
Source: withlida.com, 15 October 2026, compiled and summed from DEWA's linked move-in service schedule. Meter category requires confirmation for the premises; flat or villa status alone does not establish it.
For tenants outside free zones, DEWA describes an account and payment notification following issuance of Ejari, Dubai's registered tenancy record, as of October 2026. The existing Ejari registration guide explains the broader tenancy setup, and the Dubai cost-of-living guide provides the wider household worksheet.
A useful Al Warqa budget keeps annual tuition, credited school deposits, refundable utility deposits, one-time setup charges and recurring bills on separate lines. The lease then supplies the verified rent, payment dates and contractual charges. The figures above exclude rent, tenancy registration, moving, cooling, consumption bills, internet, transport, groceries and other household spending; adding them together would not produce a complete household total.
Al Warqa questions, checked 15 October 2026
Is Al Warqa a good place to live for a family?
It is a practical match when the named home, curriculum and school journey align. First contains the documented Masaken apartments and Our Own High School campus; Third contains Ignite. The campus and housing sources above establish those locations, checked 15 October 2026. The particular entrance and drop-off gate complete the comparison.
Are Al Warqa and Al Warqaa the same place?
Yes. The district sources linked above use Al Warqa, Al Warqaa and Al Warqa'a for the same area. Keep the numbered subarea and named building in the address to distinguish the actual home or campus.
Can a household compare apartments and villas in Al Warqa?
Yes. Al Ghurair documents one- and two-bedroom Masaken apartments in First; Bayut describes apartments and villas in Second and Third and villa housing in Fourth, checked 15 October 2026. Those descriptions do not establish a particular home's current availability or annual rent.
Does Al Warqa have a Metro station?
RTA's operating station list, checked 15 October 2026, contains no station named Al Warqa. Centrepoint is on the Red Line. A usable home-to-rail journey needs a separately verified local route from the building entrance.
Change log: 15 October 2026, first published; school fees checked against explicitly labelled 2026/27 schedules and DEWA components checked against its move-in page.
