Mirdif Real Estate: Your Ultimate Guide to Dubai's Family Haven
Dubai, United Arab Emirates
Bayut's H1 2026 report, updated 22 September 2026, records AED 142,000 annual asking rent for a three-bedroom Mirdif villa. Housing formats and facilities differ by community, while ownership needs a property-specific check. For a family, the school phase, fee year and repeated journeys belong alongside the housing comparison. Source: Bayut's H1 2026 rental report.

Mirdif Real Estate Market Overview
Where is Mirdif?
Mirdif is a residential district in Dubai, with named communities connected to Sheikh Mohammed Bin Zayed Road and the surrounding airport-side road network. DIRC identifies Mirdif Hills beside Mushrif Park and names access through Sheikh Mohammed Bin Zayed Road and Tripoli Street; Dubai Residential describes Ghoroob's connection to Sheikh Mohammed Bin Zayed Road and Dubai International Airport. These are location descriptions, not fixed journey times. DIRC, Dubai Residential, accessed 6 October 2026.
The address needs more detail than “Mirdif.” A building entrance, villa gate or community exit determines the beginning of each trip. The destination also needs its actual entrance, particularly where a school has separate gates or campuses. The daily-access worksheet below keeps those endpoints visible.
Properties for Sale in Mirdif
Which communities and home formats differ?
Mirdif Hills, Shorooq, Ghoroob and Uptown Mirdif have distinct operator-published housing mixes, as the opening table shows. Apartments, duplexes, townhouses and villas describe different home layouts; they do not by themselves establish ownership status or which facilities a household can use.
DIRC names Janayen, Nasayem, Al Multaqa and Asayel as clusters within Mirdif Hills. Its residential description includes apartments and duplexes, homes arranged over two levels. Dubai Residential describes Shorooq's apartment and villa mix and Ghoroob's apartments. Union Properties describes Uptown's apartments and townhouses. DIRC, Shorooq, Ghoroob, Union Properties, accessed 6 October 2026.
For an actual home, the documents and inspection establish the usable rooms, stairs, outdoor space, parking allocation and maintenance arrangements. An operator's community-wide facility description is a starting record. Management confirms access conditions, opening arrangements and any separate charges for that address.
Mirdif Apartments for Rent
Dubai Residential describes apartments at Ghoroob and apartments alongside villas at Shorooq. The opening housing table also identifies the apartment formats published for Mirdif Hills and Uptown Mirdif. These are operator descriptions, accessed 6 October 2026; the actual home's lease establishes its rental terms.
Apartment-rent evidence
The earlier apartment-bedroom rent ranges remain withdrawn. Bayut's H1 2026 rental report, updated 22 September 2026 and accessed 6 October 2026, provides the Mirdif villa figures shown in the price-analysis section below. That report does not establish a Mirdif apartment-bedroom rent series for this guide. Its villa figures are not substituted for apartment rents.
For a particular apartment, the lease and written quotes establish the agreed annual rent, instalment dates, contractual deposit, cooling, parking and maintenance responsibilities. The flat-versus-villa DEWA setup comparison and worked cash subtotal appear under regulations below.
Investing in Mirdif Real Estate
The cited rental report does not establish a yield or a return for an individual Mirdif property. Its Mirdif figures are villa asking rents, while the cited H1 2026 sales report has no Mirdif sale-price row. Those records do not provide matching purchase and rental inputs for a property-specific yield calculation. Bayut H1 2026 rental report, Bayut H1 2026 sales report, both updated 22 September 2026 and accessed 6 October 2026.
The earlier yield bands, appreciation ranges, investment recommendations and untraceable expert quotations remain withdrawn. This section makes no replacement return estimate or growth forecast. The property's recorded ownership right and the distinction between advertised rent and a signed lease remain separate checks, explained in the price and regulations sections.
Mirdif Property Prices: A Detailed Analysis
Current sale-price evidence
The earlier sale-price and yield ranges have been withdrawn. Bayut's H1 2026 sales report does not provide a Mirdif row from which to replace them. This is a limit of that report's coverage, not a statement that sales do not occur. Bayut sales report, updated 22 September 2026, accessed 6 October 2026.
What do villa rents show?
Bayut's H1 2026 report lists annual Mirdif villa asking rents of AED 142,000, AED 166,000 and AED 193,000 for three, four and five bedrooms respectively. The report was updated on 22 September 2026 and accessed on 6 October 2026. Bayut rental report.

Asking rent is the advertised amount. It is separate from the rent agreed in a signed lease. Bayut's methodology note says its advertised price metrics use a trimmed mean, a calculation that reduces the influence of extreme values. These bedroom figures apply to the report's Mirdif villa category; they are not apartment benchmarks or quotations for an individual home.
The lease establishes that home's annual rent, instalment dates, contractual deposit and included services. Comparing homes therefore includes the rent basis and payment schedule as well as the annual number.
Mirdif Community Living
What services and recreation are supported by operator records?
The current records support shopping, dining, community recreation and a nearby hospital location without relying on store counts or park-size claims.
Source: withlida.com, 6 October 2026, compiled from the linked operators. The Municipality release is dated 7 May 2025; access on today's date does not turn it into a new announcement.
Which school phase and fee year apply?
KHDA's record identifies Uptown International School as an International Baccalaureate school with a directory span from ECC (0-1) to Grade 12 and a Very good overall rating from inspection 2023-2024. That inspection year is separate from the record's access date, 6 October 2026, and from the fee example's academic year, 2026-2027. KHDA school record.
KHDA is Dubai's Knowledge and Human Development Authority. The directory's ECC labels refer to early childhood provision; FS1 means Foundation Stage 1 in the British system. A published grade span describes the school record. Admissions confirms the child's class, campus and place.
Source: withlida.com, 6 October 2026, compiled from the linked KHDA directory entries and GEMS Royal Dubai School's website. The different upper-year records for GEMS are shown separately; admissions confirms the applicable provision and campus.
Uptown's admissions process describes assessment and an acceptance letter before the payment that reserves a place. Proximity to a school does not establish admission. A household's school comparison includes the actual grade, school gate and any transport arrangement, not just the school name.
Uptown Grade 2: the 2026-2027 fee reconciliation
The KHDA Grade 2 fact sheet displays tuition of AED 75,516, a tuition discount of AED 17,656 and Total Fees of AED 57,860 for 2026-2027. The subtraction reconciles exactly.
Source: withlida.com, 6 October 2026, using the KHDA Uptown Grade 2 fee fact sheet for 2026-2027.
The displayed discount is not a promise that every applicant receives it. The child's invoice confirms the applied discount, tuition payable and payment dates. The fact sheet's Total Fees is also separate from required supplies, selected optional services and enrolment cash paid before a term begins.
Source: withlida.com, 6 October 2026, using the KHDA 2026-2027 fact sheet and the school's tuition-fees page.
The school operator also describes returning-student re-registration payments as credited against Term 1. The household's record therefore separates tuition due, a payment already credited, supplies and optional services. Any individual enrolment amount and credit appear on the school's written offer and invoice.
How do I check daily access and move-in cash?
Daily access starts at the exact home, while move-in cash starts with the lease and dated invoices. RTA's Journey Planner provides journey planning, route timetables, departures and Metro map searches. It supports checking the current public-transport journey; this guide does not assign a fixed duration or a proposed Metro connection to every Mirdif address. RTA Journey Planner, accessed 6 October 2026.
Repeated journeys: exact endpoints and times
A school run includes the gate, arrival arrangements and return trip. A work journey ends at the work entrance, including the final walk or parking access. School transport is a separate arrangement confirmed with the school or its transport operator.

The DEWA setup comparison and worked move-in cash subtotal appear in the regulations section below.
Mirdif Real Estate Regulations
Is every Mirdif home freehold?
No district-wide freehold claim is supported here. DIRC explicitly describes Mirdif Hills as a freehold development; that statement is limited to the named development. Freehold is an ownership right, distinct from renting a home under a tenancy contract. The UAE government's Dubai ownership explanation identifies designated freehold areas and DLD-issued title deeds. DIRC, UAE government, Dubai ownership section, verified 6 October 2026.
Source: withlida.com, 6 October 2026, compiled from DIRC, the UAE government and Dubai Land Department (DLD), the emirate's property registry.
A property-specific check begins with its title document and identifying details. The DLD enquiry uses the corresponding area and land number. DLD or a licensed agent then confirms the title, the recorded ownership right and the designation applicable to that property and buyer. A community brochure, rental offer or district label does not complete that check.
DEWA setup: refundable deposit and activation charges
DEWA, the Dubai Electricity and Water Authority, publishes different residential security deposits for flats and villas. The following worked comparison assumes small meters, the ordinary activation schedule and no concession. It is a utility setup subtotal, separate from rent and other move-in payments. DEWA move-in service, as of 6 October 2026.
Source: withlida.com, 6 October 2026, calculated from DEWA's published move-in schedule. DEWA's FAQ also states the AED 155 activation amount.
The home's DEWA classification and meter type establish which schedule applies. DEWA lists AED 300 for the connection component for large meters, so the small-meter example does not apply to every property. Recurring electricity and water bills are separate from these setup amounts.
Ejari is the registered tenancy record. DEWA describes an integrated route in which Ejari issuance leads to the utility account notification and payment link. Payment of the required deposit and activation charges remains a separate step; account creation is not proof that supply is already active. DEWA service procedure, verified 6 October 2026.
Worked first-payment subtotal
Using Bayut's H1 2026 three-bedroom villa asking figure purely for arithmetic, an assumed annual rent of AED 142,000 split into four equal instalments gives AED 35,500 for the first instalment. This is an illustration, not a rent quote or a statement of landlord payment practice.
Source: withlida.com, 6 October 2026, an illustrative calculation from Bayut's H1 2026 report and DEWA's current published schedule.
AED 39,655 is not the total move-in budget. The home's lease and written quotes establish the contractual deposit, any agency charge, Ejari registration, cooling setup and bills, parking, maintenance responsibilities and moving costs. School payments due at the same time are recorded separately, with enrolment credits reconciled to tuition. The complete cash record adds the amounts actually due by the chosen date; later rent instalments and recurring bills remain on their own dates.
The current Rent hub links the publication's tenancy, Ejari, deposit and moving coverage. The property's contract and current official service requirements establish its own process and charges.
Future of Mirdif Real Estate
As of 6 October 2026, the records cited here support DIRC's published description of Mirdif Hills and RTA's current journey-planning services. They do not substantiate the earlier growth projections, speculative district developments or proposed Mirdif Metro extension. DIRC's project record, RTA Journey Planner, accessed 6 October 2026.
A future project phase or infrastructure timetable needs its own dated developer or official transport record. The present housing descriptions and route-checking method do not establish that timetable. The earlier forecasts and speculative infrastructure claims remain withdrawn.
Conclusion
A family's Mirdif comparison brings together the specific home, its recorded ownership or tenancy arrangement, the child's confirmed school place and the household's repeated journeys. The tables keep the H1 2026 villa asking figures, inspection year, school fee year and utility setup assumptions separate. The home's lease, written quotes and school invoice establish the amounts and payment dates for that household.
Is Mirdif suitable for family living?
Mirdif has operator-documented apartments, duplexes, townhouses and villas, school records and daily services. A particular household's comparison depends on its home layout, confirmed school phase and place, and repeated journeys. The housing and school tables identify their sources, accessed 6 October 2026.
Is every home in Mirdif freehold?
DIRC describes Mirdif Hills as freehold. This project-specific description does not establish the status of every Mirdif home. The property's title and designation are checked with DLD, using its identifying details and Property Status Enquiry; the records here were verified on 6 October 2026.
What are the published Mirdif villa rents?
Bayut's H1 2026 rental report, updated 22 September 2026, lists annual asking rents of AED 142,000 for three bedrooms, AED 166,000 for four and AED 193,000 for five. These are villa asking figures, separate from apartment rents and the agreed rent for any individual home.
What school rating and fee year apply to Uptown International School?
The KHDA school record lists IB provision from ECC (0-1) to Grade 12 and a Very good overall rating for inspection 2023-2024. Its Grade 2 fee fact sheet for 2026-2027 shows AED 75,516 tuition minus AED 17,656 discount, giving AED 57,860 Total Fees. Admissions confirms the place and the child's invoice confirms the applied discount. The records were accessed 6 October 2026.
Does this guide include a confirmed Mirdif Metro extension or fixed commute time?
No such claim is included. RTA's current Journey Planner is the source for checking public-transport routes from the home to the school gate or work entrance. Departure time, walking links and the return journey are part of the check. The planner was accessed 6 October 2026.
How much DEWA cash does the small-meter example require?
Under DEWA's schedule, verified 6 October 2026, the refundable deposit plus ordinary small-meter activation subtotal is AED 2,155 for a residential flat or AED 4,155 for a residential villa. Rent, the contractual deposit, other move-in charges and recurring utility bills are separate.
