The Meadows Dubai: detached villas, campuses and upkeep (2026)

The Meadows Dubai has nine sub-communities of two-storey detached villas, with three to seven bedrooms and garden and porch space, according to Emaar Community Management (ECM), checked 14 October 2026. It fits families seeking a separate house and private outdoor space, with shared recreation nearby. The decisive comparison is the particular home's room arrangement, school-campus journey and contracted upkeep.

Is The Meadows part of Emirates Living?

Yes. The Meadows is a separately named residential community within Emirates Living. A master community is the wider development containing those individual neighbourhoods. ECM's Emirates Living page, checked 14 October 2026, names The Meadows, The Springs, The Lakes, Emirates Hills and Hattan separately.

The Meadows and Emirates Hills therefore describe different residential communities within the same wider development. A school with “Emirates Hills” in its name does not turn a Meadows home into an Emirates Hills address.

For the neighbouring housing comparison, the guide to The Lakes covers that community's own neighbourhoods and homes. The Emirates Hills guide covers its separately described villa setting. Keep the full Meadows sub-community, street and villa address on the home comparison sheet.

What villas and sub-communities does ECM describe?

ECM describes detached, two-storey villas across nine Meadows sub-communities, in three-to-seven-bedroom configurations. Its current housing overview, checked 14 October 2026, gives a collective description rather than a cluster-by-cluster catalogue of type codes or internal floor plans.

The useful layout comparison follows the family's movement through the house. Where would a visiting relative sleep? Is there a bathroom on the entrance level? Which rooms open towards the garden, and how does the staircase connect them? A bedroom total cannot answer those questions.

ECM's home and garden FAQ, as of October 2026, places villa drawings and paint codes under My Documents in the resident's community portal. If the documents are unavailable, the resident can request them online. The homeowner's drawings, current condition record and any approved alterations provide the basis for comparing the actual house.

For a family sharing the home with someone who needs entrance-level sleeping space, the strongest layout match is the villa whose documented room and bathroom arrangement meets that need. For a household prioritising separate work space, the plan needs to show a usable room without counting the same bedroom for two purposes.

ECM's garden-and-porch description does not provide a measured garden size for every home. The plot boundary, planted area, access from the house and any approved outdoor additions belong in the property record. Private-pool provision also needs to be established for that home.

Which facilities are shared?

ECM documents community pools, recreation areas and trails; its explicit wider sharing statement covers three dog parks open to Emirates Living residents. The Meadows amenities page, checked 14 October 2026, lists adult and children's pools, barbecue stations, play areas, tennis, basketball, outdoor fitness equipment, jogging tracks and football pitches.

These are facilities described at community level. The description does not establish a pool beside every villa or unrestricted use of every facility in every neighbouring community. The household comparison needs the particular facility, its access arrangements and the route from the home.

Shared landscaping and private gardens also have a physical boundary. ECM's garden FAQ, as of October 2026, assigns common-property trees to community care and trees inside a private garden to the resident, whether owner or tenant. Land outside the villa boundary remains master-community property.

For a family that values swimming without maintaining an individual pool, the relevant combination is the selected villa's outdoor inventory and confirmed shared-pool access. A household specifically seeking a private pool needs an additional approval, condition and maintenance record for that installation.

Which school campus is meant?

Emirates International School Meadows is the campus located in The Meadows, and EIS Jumeirah is a separate campus. The Meadows school's description, checked 14 October 2026, covers Early Years 1 through Year 13 and an International Baccalaureate, or IB, education. Its Jumeirah branch page has its own campus and programme description.

The IB's Meadows school register, checked 14 October 2026, lists the Primary Years Programme (PYP), Middle Years Programme (MYP) and Diploma Programme as authorised. The Meadows homepage describes Career-related Programme (CP) candidacy. That status is distinct from authorisation; the register checked for this guide does not list CP among the Meadows programmes offered.

Dubai British School Emirates Hills (DBSEH) uses two campuses: its current principal's message, checked 14 October 2026, places Rising 3 through Year 2 at Islands and Years 3 through 13 at Main. The contact page gives Springs 3 as the main-school address and separate Main and Islands contacts. The brand name alone is therefore insufficient for a school-route comparison.

KHDA is Dubai's private-education regulator. FS means Foundation Stage, the early school years in the British system.

The inspection years above remain 2023/24, even though the records were retrieved in October 2026. Website testimonials, enrolment counters and marketing ratings do not replace that dated inspection evidence.

The tuition column is an education budget, separate from housing and transport. EIS's fee policy excludes items including transport, uniforms, excursions and external examination fees. Admissions remain a separate process: the EIS application process, as of October 2026, links an offer to assessment and seat availability, while DBSEH's admissions page sets out year-group and academic-year statuses. A Meadows address does not establish an offered place.

How does the exact home change the school or work route?

The route starts at the usable home entrance and ends at the confirmed pupil gate or workplace entrance. A general Meadows pin cannot identify every sub-community exit, campus entrance or final walk.

The RTA Journey Planner, checked 14 October 2026, provides starting-point and destination selection, a travel date, departure or arrival settings, transport choices, timetables and departures. RTA is Dubai's Roads and Transport Authority. For a public-transport comparison, the household record includes the walk to the selected stop, waiting, transfers and the final walk. A driving route needs a separate driving check at the intended time.

An illustrative family with an existing Year 2 and Year 5 DBSEH placement has different campus destinations: Islands and Main respectively, under the school's campus description, checked 14 October 2026. The route record must include both pupil gates before continuing to work. This example assumes placements; it makes no admission claim.

For work in DIFC, Dubai's financial district, or Downtown, use the actual office entrance and intended arrival time. A combined school-and-work journey has a different origin sequence from a direct home-to-office journey. Keep the dated route result with the home comparison, including the return and collection journeys. No universal Meadows-to-office duration follows from the community name.

What does moving and maintaining a villa involve?

Moving involves separate community, tenancy and utility records; maintaining the home adds private contracts and, for alterations, an approval process. ECM's moving-in FAQ, as of October 2026, requires a move-in permit and says to apply at least one business day before the scheduled move.

  1. Establish the tenancy or ownership record

Ejari is Dubai's tenancy-registration system. ECM lists a tenant's Ejari copy, Emirates ID front and back, and passport copy with visa page for the permit application. Homeowners use their login credentials without further document uploads under the published FAQ, as of October 2026. The selected resident path determines the applicable portal fields.

  2. Apply for community permission to move

The Emirates Living page links the Sakani permit application. Its resident-type and community selection currently directs applicants to the community portal and “Move In/ Move Out/ Renewal Permits” menu, checked 14 October 2026. ECM says outstanding property service fees can prevent a tenant's application, with settlement handled through the landlord. The issued permit is the community-access record, separate from the Ejari certificate.

  3. Confirm vehicle access and utility activation

ECM's moving-in FAQ says new tenants receive vehicle cards from the landlord and activate them through the community portal, as of October 2026. Separately, DEWA's activation service, as of October 2026, uses Ejari-linked account notifications for tenants and a title deed or sale purchase agreement for the owner path. DEWA, Dubai's electricity and water authority, states connection within 15 working hours after security-deposit payment. The account, payment and supply confirmation remain separate from permission to move furniture.

  4. Record condition and the care arrangements

The handover inventory and dated condition record give the parties a shared description of the home and its installed equipment. Garden, irrigation, air-conditioning and any private-pool quotes then identify the included work, exclusions, payment responsibility and reporting route. These are contract inputs, not an assumed community maintenance allowance.

Private care needs a scope as well as a price

ECM assigns internal-unit maintenance to the homeowner and private garden-tree care to the resident owner or tenant. Those published home responsibilities and garden responsibilities are as of October 2026. A tenancy agreement still needs the parties' repair, reporting and payment allocation for the actual equipment.

Private itemQuote and condition evidenceAllocation to confirm in the contract
GardenPlant inventory, visit frequency, pruning and waste disposalResident's care scope and who pays the gardener; ECM says garden-waste disposal belongs in the private maintenance contract
IrrigationControllers, valves, lines, coverage and leak-repair exclusionsRoutine checks, usage payments and repair or replacement responsibility
Air-conditioningInstalled systems, service history, scheduled visits and call-out exclusionsPreventive servicing, repairs, replacement and the party authorising work
Private pool, if presentApproval record, equipment condition, cleaning, treatment and repair scopeConsumables, servicing, utilities and equipment replacement

Source: withlida.com, 14 October 2026. This quote-comparison method draws the private/common boundary from ECM's garden FAQ and homeowner responsibilities from its modifications FAQ, as of October 2026. The quote questions are not published tariffs or universal lease clauses.

ECM's garden FAQ requires a valid entry permit for AC service providers. Home or back-garden changes require permission through Home Modifications and a NOC, a no-objection certificate. Its modifications FAQ also requires approval for altering a private pool. Contractor entry, modification approval and the resident's move-in permit serve different purposes, as of October 2026.

What does the DEWA villa setup example include?

The listed villa deposit and activation items require AED 4,155 with small meters or AED 4,330 with large meters, using DEWA's schedule as of October 2026. Both examples contain AED 4,000 of refundable deposit, which is money held rather than a spent activation charge. DEWA activation schedule.

Source: withlida.com, 14 October 2026, recomputed from DEWA's Service Fees section and refundable-deposit FAQ, as of October 2026. Assumption: a standard residential-villa setup with the listed meter category and no concession or deposit transfer.

The small-meter calculation is AED 4,000 + AED 125 + AED 10 + AED 10 + AED 10 = AED 4,155. The large-meter calculation substitutes AED 300 for AED 125, producing AED 4,330. The AED 175 difference comes from activation charges; the refundable deposit remains the same. These are calculations from the official schedule, not a bill for a particular Meadows villa.

DEWA defines meter classes by the electrical equipment and current rating. The villa's bedroom count does not establish its meter category. The actual account and payment request determine the applicable amount.

This is a partial setup example, excluding lease payments, tenancy deposit, registration costs, any agreed agency charge, movers, usage bills and private-care contracts. Those inputs need their own current invoices or written quotes. For an owner, the relevant community-charge invoice and approved budget are separate again: ECM's community service fee FAQ, as of October 2026, describes the charge as the owner's annual contribution to common-community and master-community expenditure. It does not supply a Meadows-wide price for private garden, irrigation, AC or pool care.

Frequently asked questions, verified 14 October 2026

Is The Meadows part of Emirates Hills?

The Meadows and Emirates Hills are separately named communities within Emirates Living on ECM's master-community page, checked 14 October 2026. Use the home's own community and sub-community address.

Are Meadows homes detached villas or townhouses?

ECM's Meadows overview, checked 14 October 2026, describes two-storey detached villas with three to seven bedrooms. The exact room arrangement needs the individual home's drawing and approved modifications.

Does every Meadows villa have a private pool?

The ECM overview, checked 14 October 2026, documents community swimming facilities. It does not establish a private pool in every villa; the selected home's inventory, approvals and condition record establish that feature.

Which Emirates International School is in The Meadows?

EIS Meadows, checked 14 October 2026, is the Meadows campus and describes Early Years 1 to Year 13. EIS Jumeirah is a separate campus, with its own programme and admissions records.

Which Dubai British School campus would the child attend?

The DBSEH campus description, checked 14 October 2026, places Rising 3 to Year 2 at Islands and Years 3 to 13 at Main. The child's offered place, assigned campus and pupil gate need confirmation with the school.

Is a community move-in permit the same as Ejari or DEWA activation?

These records serve different purposes: tenancy registration, permission to move into the community, and electricity/water activation. ECM's move-in requirements and DEWA's activation process, as of October 2026, explain the linked but separate processes.
