The Lakes Dubai: neighbourhoods, homes and family costs (2026)
The Lakes in Emirates Living has five neighbourhoods named by Emaar Community Management: Deema, Forat, Maeen, Zulal and Ghadeer, with three to five-bedroom villas described collectively (12 October 2026). It is a strong match for families seeking villa living and shared outdoor facilities, with the final fit determined by the home's layout, garden responsibilities, parking and daily routes.
Which neighbourhood names belong to The Lakes?
Deema, Forat, Maeen, Zulal and Ghadeer are the names in the operator's introduction to The Lakes. Its housing and facility descriptions apply collectively, without a separate specification for each name.
Source: withlida.com, 12 October 2026, from ECM's The Lakes page and Hattan residence page.
The collective Lakes description is three to five-bedroom detached villas. It does not assign a particular layout to every Deema, Forat, Maeen, Zulal or Ghadeer address. A household comparison becomes more useful once the property's type code and current drawing sit beside its neighbourhood name.
Hattan's separate presentation is a source distinction, not a definitive administrative boundary. It also provides no basis for adding the two descriptions' housing totals together.
Where is The Lakes in Dubai?
The Lakes is a residential community within Emirates Living. ECM's Emirates Living page presents it alongside The Meadows, The Springs, Emirates Hills and Hattan, with a master-community map for orientation (accessed 12 October 2026).
For an address search, the useful destination is the named neighbourhood and the actual villa entrance. A pin for the wider community cannot establish which gate a resident uses or the route from a particular home.
Love Lake in Al Qudra is a separate visitor destination described by Visit Dubai (accessed 12 October 2026). Its visitor information and the wider Al Qudra lakes do not describe residential access or facilities at The Lakes in Emirates Living.
How do homes and shared facilities differ?
The household's strongest match comes from the actual floor plan and the division between private space and shared facilities. The neighbourhood name alone does not establish room placement, stairs, outdoor maintenance or parking.
Source: withlida.com, 12 October 2026. Household comparison framework, informed by ECM's maintenance FAQ and move-in and parking FAQ. It is not a specification for an individual villa.
For example, a household with a young child and an older relative can compare the route from a ground-floor room to a bathroom, then the stairs to the remaining bedrooms. Another family may place more weight on a separate study and a manageable garden. Neither preference requires ranking the named neighbourhoods without their home drawings.
ECM says villa drawings can be obtained through the community portal's My Documents section or requested if unavailable. Its maintenance FAQ assigns private-garden tree maintenance to the resident, whether owner or tenant, while common-property trees are maintained by the community (as of October 2026). That makes the garden boundary and private maintenance scope useful parts of a lease discussion.
The shared amenity list includes adult and children's pools, barbecue and play areas, tennis and basketball courts, with football, volleyball and outdoor gym items also shown. These are the operator's community descriptions, accessed 12 October 2026. A family comparing homes can then establish the actual route and current access arrangements for the facilities it expects to use.
ECM also describes walking trails through the parks and around the lakes. For a household planning regular walks or outdoor play, the home entrance, path connection and play-space access are useful parts of the same comparison.
A community pool description does not establish a private pool inside a villa. Club membership, bookings and any paid activities also need their own current terms; they cannot be inferred as lease inclusions. For an existing private pool, the useful home record includes its condition and the agreed servicing responsibility.
ECM's home-modification FAQ requires approval for villa alterations, including a carport extension, garden pergola or pool changes, through a NOC, a no-objection certificate (as of October 2026). The home's present layout and any alteration paperwork therefore belong in the same comparison.
What does moving into The Lakes involve?
A move-in permit is a separate community requirement from the tenancy record and utility account. ECM's Emirates Living move-in FAQ, as of October 2026, requires the permit and says to apply at least one business day before the scheduled move.
Record the home and tenancy
For a rental, the signed lease and its inventory can record the premises, agreed payment schedule, included equipment, garden or pool responsibilities and handover condition. Ejari is Dubai's tenancy-registration system. The Ejari registration guide explains the wider process.
Complete the community permit
ECM lists an Ejari copy, Emirates ID front and back, and a passport copy with visa page for tenant applications. Its owner route uses the homeowner's login without further document uploads. The FAQ also says outstanding property service fees can prevent a tenant's application, with settlement handled through the landlord (as of October 2026).
Arrange vehicle access
ECM says new tenants receive access cards from the landlord and activate existing cards through the community portal. Its maximum card entitlement depends on the parking spaces assigned to the property. That record, rather than a standard assumption about villa parking, establishes the relevant allocation (as of October 2026).
Activate electricity and water
DEWA, Dubai Electricity and Water Authority, lists a valid Ejari number for tenants and a title deed or sales purchase agreement for owners. Its integrated tenant route sends a welcome notification after Ejari issuance, with account and deposit details. Community permission and utility activation remain separate records (DEWA move-in service, as of October 2026).
The practical handover file brings the lease or ownership record, permit confirmation, access-card record, utility account and dated home inventory together. Any private maintenance contract can identify the service scope and contractor access arrangements.
Which household setup and home-specific costs matter?
DEWA's villa deposit and activation charges are separately identifiable setup amounts; rent and private upkeep depend on the home and contracts. Its current fee schedule distinguishes small and large meters, so villa status alone does not select an activation charge.
The example below uses DEWA's published, undiscounted charges. The meter class remains a property-specific input to confirm.
Source: withlida.com, 12 October 2026. Priced lines from DEWA's activation schedule, as of October 2026; unpriced lines are household budget fields, not quoted tariffs.
The small-meter calculation is AED 125 + AED 10 + AED 10 + AED 10 = AED 155. Adding the deposit gives AED 4,000 + AED 155 = AED 4,155. For a large meter, AED 300 + AED 10 + AED 10 + AED 10 = AED 330. Adding the deposit gives AED 4,000 + AED 330 = AED 4,330. These are deposit-plus-activation calculations, not a total moving budget.
The deposit is cash committed at setup, rather than a recurring consumption charge. DEWA also states that an owner's security deposit is refunded on sale of the premises only; that owner-specific condition should not be read as a tenant refund timetable (as of October 2026).
A community service fee, or CSF, is the owner's contribution to common expenditure. ECM's service-fee explanation describes the general fund, capital reserve, special levy and master-community levy, and directs owners to their invoice and logged-in information pack (as of October 2026). Its public explanation does not establish an approved charge for a particular Lakes villa.
A household cost comparison therefore needs the actual lease, applicable owner invoice and private maintenance scope. Shared landscaping expenditure does not establish that private garden or pool servicing is included, and a community amenity list does not establish a home's cooling arrangement.
Which school and commuting journeys matter?
The useful school comparison starts with the child's actual campus and drop-off entrance, then the villa's entrance. A school brand or a community-centre pin is too broad to describe that daily journey.
Dubai International Academy Emirates Hills publishes separate location-map links for primary/secondary visits and KG1 visits. The relevant phase's campus pin is therefore part of the household route record (school page accessed 12 October 2026).
Emirates International School Meadows identifies its campus in The Meadows. A route to that campus is a different destination from the school's Jumeirah campus (school page accessed 12 October 2026).
For each candidate home, a useful route record contains the home gate, confirmed school drop-off gate, intended departure time and return journey. A workplace comparison does the same for the actual office entrance in DIFC, Downtown or another destination. A household combining school drop-off with work can compare the combined sequence, including parking and the return leg.
These are journeys to measure for the household; they are not fixed community-wide travel times. Current tuition, placement and any bus-stop arrangement need the school-specific record and confirmation. The school-shortlist process guide provides context for matching the child's phase to school evidence. A Lakes address alone establishes no admission or catchment entitlement.
Frequently asked questions, verified 12 October 2026
Is The Lakes the same as Love Lake Dubai?
The Lakes is the Emirates Living residential community described by ECM. Visit Dubai places Love Lake in Al Qudra. They are different destinations (accessed 12 October 2026).
Is Hattan part of The Lakes?
ECM names Deema, Forat, Maeen, Zulal and Ghadeer in The Lakes introduction, then describes Hattan separately. That presentation explains this guide's grouping; a definitive administrative boundary would require its own record (operator source, accessed 12 October 2026).
Does every home in The Lakes have a private pool?
The operator describes shared pools. That does not establish a private pool at every address. A home's inspection, inventory and lease or ownership paperwork establish its particular features and responsibilities.
What documents does a tenant need for the move-in permit?
ECM lists an Ejari copy, Emirates ID front and back, and a passport copy with visa page. It says to apply at least one business day before the move (move-in FAQ, as of October 2026).
How much is DEWA setup for a villa in The Lakes?
DEWA lists a refundable AED 4,000 villa deposit. The undiscounted activation example totals AED 155 for small meters or AED 330 for large meters, giving AED 4,155 or AED 4,330 respectively for deposit plus activation. The meter class and any applicable concession need confirmation (DEWA, as of October 2026).
