Al Nahda Dubai: addresses, apartments and school costs (2026)
Al Nahda 1 and Al Nahda 2 are Dubai community names, but the number alone does not establish the emirate: Sharjah also uses these labels. For apartment households comparing park-side locations and school campuses, Dubai's Al Nahda Second is the best-documented starting point in Wasl's building records. Verify the building's Dubai address before comparing costs or journeys (records checked 15 October 2026).

Is this address in Dubai or Sharjah?
Al Nahda is used on both sides of the Dubai/Sharjah boundary, so an address needs its emirate as well as its neighbourhood name. The KHDA Dubai school directory lists Al Nahda First and Al Nahda Second as community filters. Sharjah Municipality's parking-area directory also includes Al Nahda 1 and Al Nahda 2. Both were checked on 15 October 2026; the parking labels do not define Dubai's residential boundaries.
For this guide, “Al Nahda 1” and “Al Nahda 2” mean the Dubai-side communities. A shortened address containing only “Al Nahda 2” is insufficient to assign a building to Dubai. The useful comparison attaches the emirate, full building name and residential entrance to the landlord's address record and tenancy documents.
Ejari is Dubai's tenancy-registration system. For a Dubai tenancy, its property details and the DEWA premises reference provide records to reconcile with the proposed lease. The publication's Ejari guide explains the registration process. Dubai-specific costs below relate to Dubai premises; a Sharjah address needs its own emirate-specific records.
What housing is documented in Al Nahda Dubai?
Wasl documents residential apartment stock in Al Nahda Second, with named building records for P573 and Project P1051, Building B414, Gala 2. These names appear in its Al Nahda Second residential directory, checked 15 October 2026.
Wasl's P573 building description places the building behind Zulekha Hospital and opposite Al Nahda Pond Park. That is a useful location anchor for a household comparing park and healthcare destinations. The description establishes position; park access, the usable crossing and the hospital entrance remain separate route checks.
The apartment comparison then turns to the particular home's floor plan, storage, lift access, cooling arrangement and written parking entitlement. A named building record establishes a residential setting. Its individual advertisement does not establish the neighbourhood's rent level, and no unit quotation is used here as an area benchmark.
This evidence supports an Al Nahda Second shortlist. A household comparing Al Nahda First can use the same building-level questions, with its own address and contract records attached to each home.
How does Al Nahda Metro relate to the actual building?
Al Nahda station, G14, is on Dubai Metro's Green Line, according to RTA's station map, as of October 2026. The wider residential neighbourhood and the station are different destinations: a search pin for “Al Nahda” does not establish access from the chosen building.
A useful journey starts at the residential entrance and ends at the station entrance the household will use. Record the pavement route, crossings, any feeder-bus or taxi leg and the onward destination. A school journey needs a separate endpoint at the child's campus gate. Building numbers and neighbourhood labels cannot substitute for these checks.
RTA's map lists Union and BurJuman on both the Green and Red Lines. For a DIFC destination, Financial Centre is a Red Line station to compare with the office address; for Downtown, the map lists Burj Khalifa/Dubai Mall. A complete journey includes the first leg, waits, any interchange and the destination leg. No fixed district-wide time follows from the station map.
For another Green Line apartment comparison, the Al Qusais guide uses that area's own building and transport records. Each shortlisted home still needs its own route assessment.
Which school campuses are nearby?
Sheffield and Pristine are both recorded in Al Nahda Second, making them named local school anchors for the Dubai-side comparison. KHDA, Dubai's private-education regulator, records both as UK-curriculum schools with an overall Good rating for the 2023-2024 inspection period. These are the periods displayed in the Sheffield and Pristine records checked 15 October 2026. The access date does not turn them into 2026 inspections.
Pristine's own campus directory, checked the same day, separates its neighbouring campuses:
Source: withlida.com, 15 October 2026, from Pristine's campus directory. Year-group coverage does not establish admission for a particular child.
For siblings, the school name may therefore represent different daily gates. Admissions outcome, campus assignment and school-transport provision need confirmation for each child. Sheffield's KHDA location establishes its community; its older fee table is not used here to price the 2026-27 academic year.
What is known about move-in and schooling costs?
Pristine publishes AED 17,434 as the Year 3 annual school fee for AY 2026-2027; DEWA separately publishes a refundable AED 2,000 flat deposit plus activation charges. These are different obligations, with different credit or refund treatment (Pristine schedule, AY 2026-2027; DEWA move-in schedule, as of October 2026).
Pristine's annual fee includes applicable mandatory items
The school's annual school fee includes tuition and applicable mandatory activities, computer, library, laboratory, annual co-curricular, medical, books and uniform charges. Its schedule marks 5% VAT as excluded, and says the FS1 through Year 2 amounts include the applicable tuition discount. Confirm the invoice's VAT treatment and additional charges with the school.
Source: withlida.com, 15 October 2026, from Pristine's annual school-fee schedule, AY 2026-2027. These are inclusive annual school fees, with the school's VAT exclusion and stated additional charges applying.
Applicable books and uniform are already within that published scope. Adding them again as separate mandatory annual charges would duplicate them. The school separately identifies international board examinations, National Agenda Parameter tests and selected additional items, activities or support as extra charges. School transport provision, route and quoted cost also need confirmation for the selected home and child.
Worked example: Year 3 registration credit and term payments
For a new Year 3 pupil, Pristine lists an AED 1,200 registration deposit, described as non-refundable and adjustable against tuition. The deposit contributes toward the annual school-fee obligation. Using the school's 40%, 30%, 30% term-payment schedule gives:
Source: withlida.com, 15 October 2026, calculated from Pristine's AY 2026-2027 deposit and payment schedule. These calculations exclude VAT and additional charges as invoiced. Confirm the credit's invoice timing with the school.
The school-only reconciliation is AED 1,200 + AED 5,773.60 + AED 5,230.20 + AED 5,230.20 = AED 17,434. The deposit is counted once. Pristine permits annual settlement by direct debit, cash or cheque; its termly option requires an approved direct-debit contract or post-dated cheques, with the actual amounts stated on the invoice (same schedule, AY 2026-2027).
DEWA cash due is a separate move-in component
DEWA, the Dubai Electricity and Water Authority, distinguishes small- and large-meter connection charges. Its standard published flat schedule, as of October 2026, gives:
Source: withlida.com, 15 October 2026, calculated from DEWA's service-fee schedule, as of October 2026. Standard charges before any applicable concession; confirm the premises' meter category with DEWA.
Small-meter activation is AED 125 + AED 10 + AED 10 + AED 10 = AED 155; adding the refundable deposit gives AED 2,155. The large-meter calculation is AED 300 + AED 10 + AED 10 + AED 10 = AED 330, then AED 2,330 with the deposit. Neither total includes school payments.
Rent instalments, the landlord's deposit, any agency charge, tenancy registration, cooling setup, internet, moving arrangements and ongoing consumption need their own contract or provider amounts. The DEWA total is one part of move-in cash. Its integrated process receives tenancy information after Ejari issuance and sends the account and deposit-payment notification (DEWA, as of October 2026).
The Dubai cost-of-living guide provides the wider household-budget framework. An annual school commitment, a refundable utility deposit and recurring household bills serve different purposes in that budget.
Which Al Nahda address is the best fit for the household?
Al Nahda Second is the clearest documented starting point for a household prioritising the named school campuses and the Pond Park setting. Wasl supplies building anchors, while KHDA and Pristine supply school and campus anchors. The final match depends on the actual apartment and repeated journeys.
For a school-led family, compare homes against the child's confirmed Junior, Main or Sheffield campus gate. For a Metro-led household, compare the entrance-to-station connection and onward destination. For a park-led household, P573's documented position provides a place anchor, followed by a check of the public entrance and crossing route.
Al Nahda First remains a building-by-building comparison using the same address, route and bill fields. A household exploring another campus-led apartment setting can use the separate Oud Metha guide, keeping its school campuses and journeys attached to that location.

Al Nahda questions, checked 15 October 2026
Is Al Nahda a good place to live?
It fits an apartment household whose chosen building serves its school, work and everyday destinations. Al Nahda Second has documented Wasl buildings and named local school campuses. The specific entrance, apartment and contract determine the household match.
Is Al Nahda in Dubai or Sharjah?
The name is used in both emirates. Dubai has Al Nahda First and Second community labels; Sharjah Municipality also uses numbered Al Nahda parking-area labels. Confirm the building's emirate and tenancy address rather than relying on the number alone.
Does Al Nahda have a Metro station?
RTA lists Al Nahda, G14, on the Green Line as of October 2026. Access from a home needs a separate entrance-to-entrance route check.
How much are school fees in Al Nahda Dubai?
Pristine's Year 3 annual school fee is AED 17,434 for AY 2026-2027, including applicable mandatory items, with VAT and stated additional charges handled separately. Its AED 1,200 new-pupil registration deposit is credited against tuition. Other schools need their own current-year schedule.
