The scale of each district makes a tower-level second pass essential. Property Finder described Business Bay as having more than 240 buildings when accessed on 21 September 2026. JLT's official page listed 87 towers on the same access date. Those totals cover different ages, specifications, uses and apartment formats. They explain the range of choice, but they do not value an individual home.
Sale prices: compare the same apartment size
JLT carried the lower 2025 advertised district average and lower bedroom-level advertised prices in Bayut's matched annual report. The per-square-foot figures provide the cleaner like-for-like illustration. At the two 2025 advertised district averages, an 800 sq ft apartment works out to AED 1,672,000 in Business Bay and AED 1,271,200 in JLT. The best-fit read is specific. Business Bay is the stronger starting point when the central canal-side setting is the main requirement and the budget will be tested tower by tower. A one-bedroom renter comparing the report's 2025 advertised averages sees AED 109,000 in Business Bay and AED 95,000 in JLT. That is a search boundary, not a live rent quote. Furnishing, building specification, cheque structure, floor area and the exact cluster can move a current asking rent away from the annual advertised average.
Business Bay is the closer fit for a renter whose daily map centres on the canal, Downtown-adjacent offices or the Business Bay side of Sheikh Zayed Road. JLT is the closer fit for a renter who wants to begin around two named stations and then choose by cluster, lake edge and building stock.
Metro and waterfront: test the exact tower
JLT has more station entry points at district level, while Business Bay has one station carrying the district name. The RTA page listed R26 Business Bay, R36 Sobha Realty and R37 DMCC when accessed on 21 September 2026. JLT's official community page also listed two Metro stations on that date. No page-modified date is claimed.

Water works differently in the two districts. Business Bay is organised around the Dubai Water Canal and a dense mixed-use skyline.
