Al Safa Dubai: apartments, villas and household checks (2026)
Al Safa in Dubai has documented apartment and villa homes: Wasl records a flat and a four-bedroom villa with a maid's room in Al Safa 1, checked 24 October 2026. For households comparing these formats, the useful distinction is the home's entrance, confirmed facilities and upkeep scope. A shared-facility apartment or a villa layout can each fit, depending on those written details.

What is Al Safa in Dubai?
Al Safa is the residential district addressed here; Safa Park is a separate park destination. Wasl Square supplies a specific housing anchor: its operator's map gives 116 Al Hadiqa Road, Al Safa First, Al Safa, Dubai, checked 24 October 2026. The same project page places the development near Safa Park. Wasl's project record therefore helps distinguish the residential address from the landmark.
Al Safa First and Al Safa 1 are the forms used across these operator pages. For a home described as Al Safa 2 or Al Safa Second, retain that full address and verify its own entrance and documents. The Al Safa 1 records in this guide do not establish another home's layout or facilities.

For neighbouring residential context, the Jumeirah guide explains coastal address distinctions, while the Umm Suqeim guide covers that district's household comparison. Keep each home's documented community name when comparing them.
What home formats are documented?
The Wasl records establish both an apartment format and a villa format in Al Safa 1. They do not establish the proportion of each across the district.
The apartment page uses the literal label "2 room flat". A household needing a particular bedroom arrangement still needs the correct home plan. The villa page explicitly describes four bedrooms plus a maid room. These are operator-record descriptions, checked 24 October 2026. The correct home plan establishes the layout for the household; the source links and evidence limits appear under the comparison table.
The entrance remains a separate check. Both records' direction links resolve to the same published destination. That common pin does not verify a separate apartment lobby and villa gate. The residential entrance, parking access and pedestrian exit need to be matched to the home before a route comparison becomes meaningful.
Wasl's project-level pool, gym and play-area descriptions establish facilities to ask about. Written confirmation of the applicable access, opening arrangements and charges supplies the tenancy-specific evidence. A pool icon or gallery image alone cannot supply it.
Is Al Safa a practical fit for this household?
Al Safa is a useful shortlist for a household comparing a documented apartment layout with a documented villa layout, anchored to its own school and work journeys. The closer match depends on which features the home actually includes.
- For shared facilities: the Wasl Square apartment is a useful format to compare once management confirms the tenancy's facility access and maintenance scope.
- For a household needing the documented villa layout: the villa record establishes bedrooms plus a maid room. The next comparison is the correct plan, parking and service responsibilities.
- For private outdoor space: the strongest match is a home whose plan and agreement expressly include that space, with gardening, irrigation and any pool care assigned in writing.
- For a school-led routine: the exact campus and assigned gate supply a more useful destination than the school brand or district centre.
For example, a household combining school drop-off with a Metro commute can compare both homes using the same campus gate, workplace entrance and timetable. It then adds the cooling and upkeep arrangements for each home. This produces a comparison of the household's routine, rather than an assumption based on the apartment or villa label.
Which transport connection works?
The workable connection is the one returned for the actual residential entrance and intended travel time. RTA's current Metro stations map, checked 24 October 2026, lists Business Bay, R26, and GARMIN, R29, on the Red Line. They are candidates for an address-specific comparison, not a finding that either is closest to every Al Safa home.
The historical-name chain matters. Hypermedia's February 2023 account, read 24 October 2026, records Al Safa station's renaming to ONPASSIVE. RTA's announcement dated 7 September 2026, also read on 24 October, identifies Garmin as the name replacing ONPASSIVE. Older directions can therefore use a different name for that station.
Confirm the residential origin
Match the apartment lobby or villa gate to the home documents and management's entrance pin. Include the route to the usable pedestrian or vehicle exit. The common destination in the Wasl records is not enough to complete this check.
Run the connecting journey
Enter the confirmed origin and destination in RTA's Journey Planner. Select the intended travel date and departing or arriving time, then compare its mode and less-walking options. Retain the returned boarding stop, direction, interchange and station entrance.
Test the whole routine
Check the physical approach to the stop or station, including crossings and the return direction. For DIFC, Dubai International Financial Centre, use the office entrance; for Downtown, use the actual building. Add school collection and the return home as separate journeys.
Source: RTA Journey Planner, controls checked 24 October 2026. RTA's station map lists Financial Centre and Emirates Towers as rail candidates for a DIFC destination, and Burj Khalifa / Dubai Mall for a Downtown destination; the final approach still depends on the building.
How does the school-run check work?
JESS Jumeirah is a specific campus in Al Safa 1 that a household can use for a school-run comparison. Its Jumeirah campus page, checked 24 October 2026, identifies the Al Safa 1 location and primary-school provision. The campus identity supplies the route destination; admissions and the household's educational requirements remain separate checks.
For a household considering this campus, the route endpoint is the arrival and collection gate assigned by JESS Jumeirah for the child's year group. Obtain that gate pin and arrival instructions from the campus. The public page does not establish a numbered gate for every pupil; the campus's current arrival instructions provide that endpoint.
Then compare the confirmed home entrance to that exact gate on the intended school-day timetable. Include the legal approach, drop-off arrangement, collection point and onward journey to work. A school-bus option needs its own home-specific pickup confirmation from the school or operator.
Admissions, year-group provision and the applicable fee documents remain separate checks with the chosen campus. The same process applies to another school: retain the full campus name and its assigned gate throughout the home comparison.
What changes between private and shared upkeep?
Private and shared upkeep change the tasks to allocate; the home format alone does not identify who pays. DLD, the Dubai Land Department, describes identifying maintenance responsibility, facility use, cleaning and facility management in its undated Tenancy Guide, read 24 October 2026. The useful household record is the particular agreement and its maintenance schedule.
Where private outdoor space exists, separate routine gardening, irrigation operation, water consumption and equipment repairs. Where a private pool exists, separate cleaning and treatment, top-up water and repair or replacement of equipment. A service arrangement may cover labour while leaving consumption or parts under another arrangement; the written scope needs to make each line clear.
For shared facilities, identify which facilities this tenancy may use, who operates them and what payments the agreement allocates to the household. Shared landscaping and a private garden are different service scopes, even within one development.
Cooling needs the same separation: system and provider, consumption account, routine servicing and equipment repairs. An amenity description does not establish that cooling is included in rent. For either format, a clear repair-reporting channel, approval process and payer allocation make the household comparison easier to use. These are documentation checks, not a published Al Safa tariff or a statement of default legal liability.
What does the flat-versus-villa utility example show?
Holding the small-meter category constant, DEWA's listed components add to AED 2,155 for a flat and AED 4,155 for a villa. The AED 2,000 difference comes from the refundable deposit. These are calculated utility-component subtotals, separate from the household's full moving budget.
Dubai Electricity and Water Authority, DEWA, publishes residential deposits of AED 2,000 for a flat and AED 4,000 for a villa. Its detailed move-in schedule, checked 24 October 2026, lists the small-meter connection and other components below.
Source: withlida.com, 24 October 2026. Inputs: DEWA's official Service Fees schedule, as of October 2026. Additions calculated by withlida.com from the displayed components; standard schedule with no eligibility-based discount applied.
The difference is AED 4,155 minus AED 2,155 = AED 2,000. DEWA defines small meters technically as directly connected electrical energy meters. Neither Wasl record establishes its home's meter category: the fixed category is an example assumption, not a claim about either home. The premises-specific DEWA payment request establishes the applicable category and amount.
The full moving budget has additional lines. Rent, the landlord's security deposit, any agency or administration charges, Ejari, Dubai's tenancy-contract registration, moving, internet and household cover sit outside this table. So do ongoing consumption, housing fees, any separate cooling account and any private garden or pool service. Any applicable tax or additional amount on the actual utility payment request is outside the displayed component addition.
DEWA's same service page requires a valid Ejari number for tenants and describes the account notification following Ejari issuance, as of October 2026. The utility deposit remains distinct from the landlord's deposit recorded in the lease.

Where is Al Safa in Dubai?
The residential guide is anchored by Wasl Square's operator address on Al Hadiqa Road, Al Safa First, Dubai. The linked Wasl records identify the apartment and villa examples as Al Safa 1. Keep the complete address and actual residential entrance when comparing homes.
Is Al Safa the same as Safa Park?
No. Al Safa is the residential district discussed here; Visit Dubai identifies Safa Park as a park destination. Arada's Safa Apartments at Aljada in Sharjah are another separate location.
Are there apartments as well as villas in Al Safa?
Yes. The Wasl records, read 24 October 2026, document a "2 room flat" and a four-bedroom villa plus maid room in Al Safa 1. They establish those formats, not the whole district's stock mix or a verified bedroom plan for the flat.
Is Al Safa Metro the closest station?
Al Safa is a historical station label in the naming chain leading to GARMIN, R29 on RTA's current map. Business Bay, R26, is another route candidate. The closest usable connection needs the actual home entrance and a completed RTA journey result; none is certified district-wide here.
Does a Wasl Square home include pool access or a private garden?
Wasl's project page describes shared facilities, including a swimming pool, but it does not establish every tenancy's access. Neither the apartment nor villa label proves private outdoor space. The correct plan, agreement and management confirmation establish the scope for the home.
How do flat and villa DEWA deposits differ?
DEWA lists refundable deposits of AED 2,000 for a residential flat and AED 4,000 for a residential villa, checked 24 October 2026. With the same small-meter assumption, adding the listed activation components gives AED 2,155 and AED 4,155 respectively. These utility-component subtotals exclude the rest of the moving budget.
