Al Khawaneej: homes, school address and daily access (2026)

Al Khawaneej is in Dubai, with documented villa housing. The Mohammed Bin Rashid Housing Establishment (MBRHE) announced handover had begun at its 1,050-villa project for UAE-citizen beneficiaries on 12 June 2025 (Dubai Media Office). For a household seeking villa living, the best fit depends on the specific home's school run and everyday journeys. Records checked 22 October 2026.

Is Al Khawaneej in Dubai?

Yes. Al Khawaneej is in Dubai; its residential identity includes villas, farms and agricultural land, as described in Property Finder's area record, checked 22 October 2026. A journey described as “from Dubai to Al Khawaneej” still needs a starting address elsewhere in the city.

For a home search, the useful location is the exact villa entrance in its named subarea. A district label or the pin for Al Khawaneej Walk cannot establish the distance from that home to school, work or a bus stop.

Mirdif and Al Warqa are separate residential searches. If a proposed home is actually in either district, the Mirdif guide and Al Warqa guide provide the relevant district context. Their housing and campus addresses should remain attached to those places.

What housing is documented?

Villas are the documented housing format in the records used here. Property Finder's area description, checked 22 October 2026, identifies traditional and modern villa styles in the private market. The separate MBRHE announcement documents a citizen-housing development.

Those records establish housing types, not the layout or condition of a home under consideration. The household's comparison can record bedrooms, usable outdoor space, kitchen arrangement, parking and any shared facilities from that home's plans and inspection.

For recurring costs, the useful questions are concrete: who maintains the air conditioning, who handles the garden or pool if present, and which utility accounts serve the premises? Each answer belongs in the home's paperwork. A district description cannot supply a common maintenance package or annual rent.

How does citizen housing differ from a privately offered home?

MBRHE housing follows a beneficiary allocation and handover process; a privately offered home's occupancy rests on its own documents and agreement.

The Mohammed Bin Rashid Housing Establishment, Dubai's housing establishment, announced the commencement of handover at the Al Khawaneej 1050 Villas Project on 12 June 2025 through Dubai Media Office. The release describes housing for UAE citizens and Emirati families and invites the project's beneficiaries to complete handover formalities through its digital platform.

The announcement's scope is specific. It does not establish that every UAE citizen qualifies, that every allocation has been handed over by October 2026, or that these villas form a public rental inventory. A beneficiary's current allocation and handover position is a question for MBRHE.

A household considering a private tenancy instead needs the particular home's tenancy documents, the authority of the person granting the tenancy and the permitted occupancy confirmed for that premises. Neither the district name nor the citizen-housing announcement establishes another household's eligibility to occupy a different home.

Which school address applies?

For Al Mawakeb School Al Khawaneej L.L.C, the location recorded by KHDA, Dubai's private-school regulator, is Al Mizhar First. Preserve both the campus name and the recorded location when asking for transport arrangements.

The KHDA campus record, checked 22 October 2026, lists an American curriculum and a span from Pre primary to Grade 12. It displays an overall Good inspection rating for 2023-2024; that is the inspection period, not a new 2026 rating.

For the household, this becomes a journey from the actual Al Khawaneej home to the Al Mizhar First campus entrance. Admissions, the relevant grade, drop-off and collection gates, and any school-bus pickup need confirmation with that campus. The school name alone supplies none of those route details.

Which everyday services are documented?

Al Khawaneej Walk can serve as a combined destination for household services. Its operator's website, checked 22 October 2026, describes a supermarket, clinic, gym and beauty salons, and also identifies optical services.

That combination has a practical residential role: a grocery errand may share a trip with an appointment or exercise session. A clinic visit still needs its own check for the required service, practitioner, insurance acceptance and appointment time.

The operator's directions page, checked 22 October 2026, provides the destination pin. Individual service hours belong in the household's plan separately, particularly when combining an errand with school collection. The presence of a destination does not establish walking access from every villa.

How does a household plan daily access?

Daily access is a sequence of journeys from a home entrance, including the connection to public transport. The RTA operating Metro map, checked 22 October 2026, names Centrepoint on the Red Line and e& on the Green Line. It does not show an Al Khawaneej Metro station.

A separately checked bus connection is route 34. RTA's published route list, labelled August 2025 and still linked from its Dubai Bus page when checked on 22 October 2026, prints its endpoints as “Etisalat MS” and “Al Khawaneej 2”. The list retains the older station wording; the current Metro map labels station G11 e&. This establishes a published district-to-station connection. The household still needs its boarding stop, direction and departure checked.

RTA's Journey Planner supports starting points, destinations, departure or arrival times, routes and departures. A check at the household's intended time needs to include access to the stop, waiting, interchange and the final walk. For a car or taxi journey, the same principle applies to the actual entrance, drop-off point and parking.

For work in DIFC, Dubai's financial district, Financial Centre is a named rail destination to test against the office entrance. For Downtown, Burj Khalifa / Dubai Mall is the named station on the RTA map. Neither station name establishes the total journey from a villa, or the onward walk to a particular building.

Worked household example: an Al Khawaneej 2 home

Consider an illustrative family assessing a villa in Al Khawaneej 2, which RTA identifies as a residential area in its internal-roads project record, checked 22 October 2026. Their school destination is Al Mawakeb School Al Khawaneej in Al Mizhar First; their routine service destination is Al Khawaneej Walk.

The morning begins at the villa entrance and ends at the campus's confirmed drop-off gate. A parent's onward work journey starts from that gate. Later, the collection journey has its own start point, and the family tests whether an Al Khawaneej Walk errand fits before returning home.

The strongest match is the home whose whole circuit fits the family's schedule. That conclusion can only follow the timed checks, including school collection and the return journey.

Which household costs remain specific to the home?

Rent and maintenance remain contract inputs. Utility setup can be illustrated separately from DEWA's published schedule, with the housing type and meter assumption shown.

DEWA, Dubai Electricity and Water Authority, publishes a residential villa security deposit of AED 4,000. Its connection charge is AED 125 for small meters or AED 300 for large meters, with AED 10 each for registration, knowledge and innovation fees (DEWA move-in schedule, as of October 2026, checked 22 October).

DEWA-only example: one residential villa account with small metersAmount from the published schedule
Standard villa security depositAED 4,000
Small-meter electricity and water connectionAED 125
Registration, knowledge and innovation feesAED 10 + AED 10 + AED 10
Activation subtotalAED 155
Deposit plus activationAED 4,155

Source: withlida.com, 22 October 2026, calculated from the linked DEWA move-in schedule.

The arithmetic is AED 4,000 + AED 125 + AED 10 + AED 10 + AED 10 = AED 4,155. This example assumes small meters, a standard new villa account, no deposit transfer and no special discount. Confirm the meter classification and account-specific payment request with DEWA. The subtotal covers the stated utility setup components; rent, tenancy deposits, tenancy-registration costs, moving, maintenance and ongoing consumption need separate inputs.

For tenants, DEWA's service page links activation to Ejari, Dubai's tenancy-registration system. As of October 2026, it lists a valid Ejari number as a tenant requirement and explains that linked Ejari issuance transfers customer and property details to DEWA. The premises and utility-account details therefore belong beside the tenancy paperwork.

Al Khawaneej questions, checked 22 October 2026

How far is Al Khawaneej from Dubai?

Al Khawaneej is in Dubai. A useful distance or journey-time answer requires an actual starting point elsewhere in the city and the particular home entrance, checked for the intended departure.

Does the MBRHE announcement mean Al Khawaneej villas are open for public rental?

No. Dubai Media Office's 12 June 2025 announcement concerns the MBRHE project's UAE-citizen beneficiary housing and the start of handover. It does not establish a public rental inventory or completion of all allocations today.

Is Al Mawakeb School Al Khawaneej located in Al Khawaneej?

The KHDA record names the campus Al Mawakeb School Al Khawaneej L.L.C but gives its location as Al Mizhar First. It lists an American curriculum from Pre primary to Grade 12, checked 22 October 2026.

Can a household use public transport from Al Khawaneej?

RTA's published route list includes route 34 between Al Khawaneej 2 and the station printed as Etisalat MS; the current Metro map names G11 e&. The actual home-to-stop connection, departures and onward journey need checking in RTA's planner for the household's time.
