What does the rental good conduct certificate show?

The service shows rental case-history information within the Rental Disputes Center, or RDC, system. RDC describes its purpose as enabling parties to review the other party's history before drawing a lease contract. That is the scope of the official service description, verified 26 October 2026.

“Rental case history” identifies the kind of record being consulted. It does not mean a record of every tenancy, every rent instalment or every interaction between a landlord and tenant. The words “within the RDC system” also matter: the description does not establish a search across every court, authority or financial database.

For a prospective tenant, the relevant question is what the service returns about the prospective landlord's RDC rental case history. For a prospective landlord, it is the corresponding question about the prospective tenant. Neither question requires a public judgment about the person's character. The service response has a narrower, factual purpose.

The title includes “Certificate,” but the service card's output fields and procedure explain what is offered. The final published step is to view the required information, while Issued Documents reads Not Applicable. A reader looking for a downloadable clearance document needs that distinction before starting.

Where does this sit in the lease process?

RDC places this inquiry before drawing the lease. The Dubai tenancy-contract guide covers the agreement and its clauses. The Ejari guide covers Dubai's tenancy-registration system. The rental-dispute notice and filing guide covers a later dispute's chronology and records.

Those tasks have their own processes. Viewing case-history information does not itself write the parties' agreement, register a tenancy or start a rental claim. The best-fit use here is the specific pre-lease inquiry described by RDC.

Who can be searched: a tenant, a landlord or a company?

The public form provides separate Inquiry on Tenant and Inquiry on Leaser tabs, and each has Person and Company choices. These are the role and type labels in the RDC service form, verified 26 October 2026.

“Leaser” is the form's label for the landlord side. A tenant looking up the landlord follows that inquiry direction. A landlord looking up the tenant follows Inquiry on Tenant. The role identifies the party being inquired about; Person or Company then selects the relevant input branch.

The tabs are separate inquiry routes. Their presence does not mean both parties' complete identity details must be entered together into a single submission. A reciprocal check is a separate inquiry in the other direction, with the appropriate branch and verification.

What changes when a company is involved?

The Company branch replaces the Emirates ID category with licence-identification categories. A company tenant belongs under Tenant Type: Company; a company landlord belongs under Leaser Type: Company. A person representing a company and the company named in the intended lease are distinct identities.

For example, where the proposed contracting tenant is a company, the Company branch is the relevant form category. Entering a representative's personal identity under Person would describe a different subject. The form's category choice therefore needs to match the party the inquiry concerns.

The displayed branches do not establish alternative procedures for every possible applicant or representation arrangement. If the available categories do not match the proposed party's circumstances, the current route is a question for RDC. No passport-only or name-only route is established by the displayed fields.

What information does the RDC form ask for?

The Person branch asks for Emirates ID, Name, Mobile and Email. The Company branch asks for License Issuer, License Source, License Number, Name, Mobile and Email. The form marks these fields with an asterisk and states that asterisked fields are mandatory. (RDC public form, as of October 2026.)

Emirates ID is the UAE identity-card identifier. In the company branch, the licence categories identify the business record: who issued it, its source and its number. The table preserves the form's spelling of “License” and “Leaser.” It shows labels only, without sample identifiers or real people.

Are documents uploaded?

The service-information page lists Required Documents: Not Applicable. That field describes the published document requirement; it does not remove the live form's identity and contact inputs. Similarly, the card's Service Form: Not Applicable field coexists with the interactive form reached through Access this Service. (RDC service information, as of October 2026.)

The distinction is between an uploaded document and information entered into fields. The public instructions establish the latter. They do not establish a requirement to upload an Emirates ID image, a trade-licence scan or a lease for this inquiry.

The company form labels a field simply Name. It does not support expanding that label here into an invented mandatory job title or a separate representative-document checklist. The live form and RDC's current instructions govern any clarification needed for the particular company.

How do access and OTP verification work?

RDC lists its website and the Dubai REST App as service channels. The public website form includes a mobile OTP cue and reCAPTCHA verification. These are separate from the eventual case-history response. (Service information, public form, as of October 2026.)

The mobile-field note says an OTP will be sent to the number entered above it. An OTP is a one-time password used in the verification flow. This visible instruction establishes a verification step; it does not establish that knowing someone's identity number alone gives access to their information.

The following sequence combines the published procedure with the public form's labels. It describes the website route. Dubai REST is also an official channel, but identical app screens or menu positions are not established here.

  1. Open the official service

Use RDC's service-information page and Access this Service, or locate the named service through the official Dubai REST channel. RDC's published procedure begins by accessing the website or application and choosing the service.

  2. Choose the inquiry direction and party type

On the website, select Inquiry on Tenant or Inquiry on Leaser for the party concerned, then Person or Company. Complete the corresponding identity and contact categories using details authorised for that inquiry.

  3. Follow the verification controls

Complete the live form's required verification and Submit sequence. The mobile note says an OTP will be sent to the entered number. Follow the current prompt with the authorised party involved in the process; an identity number is not a substitute for the verification step.

  4. View the service response

RDC's published final step is to view the required information. Read the actual response in its stated scope. An incomplete verification or an unsuccessful attempt does not establish anything about the other party's rental case history.

The service description does not set out a detailed consent policy, OTP routing specification or every representation scenario. “Authorised details” here describes the worked process, not a claim about a particular statutory consent form. Any uncertainty about whose contact details to enter belongs with RDC before submission.

What does it cost, and is a certificate issued?

The official Service Fees and Issued Documents fields both say Not Applicable. The Payment Method field also says Not Applicable. Those are the published entries on the RDC service-information page, as of October 2026.

The precise fee answer is that RDC supplies no AED charge in that field. There is no numerical amount to calculate from the service card. Treating its wording as a separately published currency tariff would add a figure the source does not state.

The document answer is equally specific. Although “Certificate” is in the service name, the procedure describes viewing information and the issued-document field does not name a document. A downloadable clearance, a print-ready certificate or an expiry date is not established by these instructions.

How long does the service take?

RDC advertises the service time as Instantly, verified 26 October 2026. That describes the published service time; it does not promise that an individual attempt will complete immediately or return a particular response. Required fields and verification still form part of the live procedure.

There is no sourced basis here for assigning additional processing days or a document-validity period. “Instantly” concerns service timing, while validity would concern the status of an issued document. The card provides the former wording and marks Issued Documents Not Applicable.

Is it required for every Dubai tenancy?

The service card describes an inquiry available before drawing a lease; it does not state a universal requirement to obtain this result for every tenancy. Its Service Terms field reads Not Applicable, as of October 2026. (RDC service information.)

That source boundary also leaves any particular proposed contract condition to its own wording. If parties discuss making an inquiry part of their pre-lease arrangements, confirm it in the contract. The service card alone does not write that condition or determine its legal effect.

What does the service response establish?

The response belongs to an inquiry about rental case history within RDC's system for the identity entered. Its meaning depends on the information actually displayed. The official description, as of October 2026, does not establish a wider assessment of creditworthiness, payment performance or future conduct.

That distinction keeps several different questions separate:

  • RDC case history: the subject expressly described by this service.
  • Credit reporting: a broader financial-record question that this description does not establish the service answers.
  • Complete rent-payment history: whether each amount under each lease was paid, which cannot be inferred from the stated case-history scope.
  • Future conduct: how a party will behave under a future agreement, which a historical inquiry cannot establish.

A tenant seeking the landlord's case history and a landlord seeking the tenant's case history have the same evidential boundary. The response is information to read in context. It does not itself supply the proposed lease's payment schedule, responsibilities or performance under those future terms.

Does a case entry settle what happened?

A reference to a case is not enough on its own to assign fault or summarise its outcome. The public service description does not specify all result fields, status labels, dates or underlying documents available to the viewer. A description of a full judgment package would therefore go beyond the published instructions.

Where the meaning of displayed information is unclear, its exact wording is the starting point for clarification with RDC or an appropriately licensed professional. No conclusion about a named party follows from this guide, and no example of an actual person's record appears here.

What about an empty screen or an incomplete attempt?

The cause and meaning of a particular screen must come from the service's own message or RDC's clarification. A verification problem does not establish the presence or absence of cases. Nor does the service description supply a universal interpretation for every possible blank, error or response screen.

Even a response about the absence of records, if actually supplied, would need to be read within the service's stated scope and for the identity used. It would not establish every payment ever made or future behaviour. This guide assigns no such response to any person or company.

How would a person-to-person lease check work?

In this explicitly hypothetical example, the proposed tenant and proposed landlord are both individuals. They have authorised the details needed for their intended inquiries and will participate in the live verification process. No real identity, phone number, email, OTP or service result is supplied.

The tenant first wants to view the landlord's RDC rental case history. That makes the website route Inquiry on Leaser, followed by Leaser Type: Person. The inputs describe the person being inquired about, using the authorised details appropriate to the form.

Source: withlida.com, 26 October 2026. Original hypothetical worksheet based on the RDC public form. These are input categories and conditional actions, not submitted data or tested outcomes.

The hypothetical tenant opens the leaser inquiry, selects Person and enters the authorised Emirates ID, Name, Mobile and Email details. The parties follow the form's verification controls. The mobile cue explains the OTP step; the live prompt determines how they complete it.

If the inquiry proceeds successfully, the tenant views the information or message actually supplied by the service. This example stops there. It assigns no clean-history result, no case count, no finding and no downloadable certificate to the hypothetical landlord.

For a reciprocal check, the landlord uses the tenant inquiry and Person branch, then follows its own required data and verification sequence. Completion of the earlier inquiry is not treated as completion of this separate one. The example again leaves the response entirely unspecified.

The resulting distinction is useful before discussing the lease: the inquiry concerns an official case-history record, while the agreement sets out the parties' intended obligations. If either party proposes wording about checks or information sharing, confirm it in the contract. That is a question for the actual agreement, rather than an additional RDC requirement invented by the example.

Rental good conduct certificate FAQ, checked 26 October 2026

The official service card and form establish the following answers as of October 2026. They do not establish the outcome of any individual inquiry.

Is the rental good conduct certificate a police clearance certificate?

The RDC service's stated subject is rental case history within its system. It is not described as a criminal-record inquiry or police clearance on the RDC service card.

Can a Dubai tenant check a landlord's rental case history?

The public form includes Inquiry on Leaser, with Leaser Type: Person or Company. The corresponding tenant inquiry is a separate tab. Required inputs and verification still apply.

Can a company be the subject of an inquiry?

Yes. Both roles offer Company. The form asks for License Issuer, License Source, License Number, Name, Mobile and Email in that branch.

Can the search be completed with only a name?

The displayed Person branch also marks Emirates ID, Mobile and Email mandatory. A name-only route is not established by the public form.

What is the official fee, and can I download a certificate?

The service-information page lists Service Fees and Issued Documents as Not Applicable. Its final procedure step is viewing information. It does not establish a downloadable clearance or document-validity period.

Does the service show every rent payment or assure future conduct?

Those broader claims are not established by the official description. Its subject is rental case history within RDC, so the response needs to be read within that scope.
