Registered names, statuses, percentages and inspection dates come from DLD Project Status Enquiry responses retrieved for the project numbers shown. These are selected portfolio examples, not an exhaustive project register or a delivery-rate calculation. Inspection dates identify the underlying observations, not fresh inspections on the retrieval date.

Who is SAMANA Developers?

SAMANA Developers is the property-development brand whose company account places its headquarters in Business Bay and begins its project history with Greens in Arjan. This is the company's account of its history, accessed 26 October 2026.

The company's website identifies Imran Farooq as CEO, as of the same verification date. That is a published management role. The cited pages do not provide a shareholder breakdown, so they do not establish an ownership percentage or a complete corporate ownership structure.

The brand name and a project's registered developer name are separate identity layers. For example, the DLD responses retrieved on 26 October 2026 list:

  • Samana International Real Estate Development L.L.C, developer number 1229, for Hills and Barari Heights.
  • Samana Platinum Real Estate Development L.L.C, developer number 2072, for Downtown One.
  • Samana Si Holding Limited Dubai Branch, developer number 1344, for Waves.
  • Samana Signature Real Estate Developments L.L.C, developer number 1598, for Lake Views.

Source: DLD Project Status Enquiry, projects 2154, 3871, 4507, 2345 and 3071, retrieved 26 October 2026. These are the entities named in those project records; the list does not establish shareholding relationships between them. The seller named in a sale and purchase agreement, or SPA, can be compared with the registered entity for that particular project.

Which Dubai areas and projects does SAMANA cover?

The documented examples above place SAMANA apartment projects in several distinct Dubai districts. Greens and Hills are both described as Arjan projects, with studios and one- and two-bedroom apartments, on pages accessed 26 October 2026. The Arjan guide provides the district context without turning either building's specifications into a description of the whole area.

Waves supplies a JVC example, Barari Heights a Majan example and Lake Views a Dubai Production City example. These locations are the developer's project-page descriptions, verified 26 October 2026. The table also preserves the location wording returned by DLD for each matched record.

Downtown One needs both location descriptions kept together. Its project introduction uses Downtown Jebel Ali, while its Location section says Jebel Ali Industrial 2. DLD's matching project 4507 uses Jabal Ali Industrial Second, retrieved 26 October 2026. The marketed area, registered project and exact plot answer different address questions. This profile uses Downtown One to illustrate those project records and its payment schedule; it does not establish boundaries or journey times for the wider district.

What counts as launch, structural progress or handover evidence?

A launch announces a project; a structural milestone describes a stage of construction; handover concerns delivery to the purchaser. Each statement needs its own source and date.

For Greens, SAMANA's company account, accessed 26 October 2026, dates the launch to September 2018 and describes structural progress completed in eight months. That interval supplies neither a dated handover nor evidence that every stage of the building was complete at the structural milestone.

For Hills, the same company account states a March 2019 launch and June 2022 handover. Separately, the DLD response for project 2154 returns Finished, 100%, a completion date of 9 June 2022 and an inspection at the same percentage on that date. The company statement and official record are consistent at the month level. The DLD fields are project-level evidence; an individual apartment's handover remains a separate document.

The Greens name needs an additional identity link. The exact-name DLD query did not return a matching row, while a broader query returned the singular registered name Samana Green. A primary document joining the marketed plural name to that registered project and plot was not established here. Its status has therefore not been copied into the Greens row.

The future handover periods in the table are developer forecasts. The DLD percentages beside them are the observations returned with the stated inspection dates. Neither a sales label nor a launch count substitutes for a named completion record.

How does the official project query work?

As of October 2026, DLD's service description allows a search by land number, project number or project name. Its service screen also directs readers to Project Status, called Mashrooi, in Dubai REST, DLD's mobile app.

  1. Identify the project

Match the exact registered project name, project number, registered developer and location. A company-name result alone does not identify the building; similarly named phases retain their own records.

  2. Read the dated status

Record the status, displayed completion percentage and inspection date together. A retrieval date records when the response was accessed; it does not replace the inspection date.

  3. Keep delivery documents separate

Compare the project record with the SPA's delivery terms and the particular apartment's handover documents. Project completion and the purchaser's possession are distinct evidence questions.

Does every SAMANA project have the same facilities?

The cited pages support project-specific descriptions, not a uniform specification for the whole portfolio. The apartment plan and the specification attached to the applicable agreement identify what belongs to the particular home.

For example, Downtown One's amenities section, accessed 26 October 2026, lists a Jacuzzi, adult pool, yoga lawn, golf simulator and walkway. Barari Heights, accessed the same day, lists an aquatic gym, trampoline park, mini golf, library/lounge and indoor spa among its facilities. These are developer descriptions of those named projects, rather than independent inspection findings about installed facilities.

Waves' project-specific text, verified 26 October 2026, describes private pools in selected apartments. That wording cannot establish a private pool for every home under the brand.

Greens and Hills display repeated amenity and payment modules on their current web pages. Those modules alone do not establish what an original purchaser's contract included. A specification comparison can distinguish shared facilities from private space, identify the applicable floor-plan revision and record who maintains each item under the home documents. The brand name supplies none of those unit-specific answers by itself.

How do project records and contract payments differ?

A project record describes the registered development; a contract identifies the parties' payment obligations. A construction percentage is not the percentage of the purchase price already paid, and a website schedule is not evidence that a particular purchaser signed it.

Escrow is the project's bank account receiving off-plan purchaser or financier funds, according to DLD's FAQ, verified as of October 2026. Off-plan means purchased before completion. DLD's account explanation is project-specific: it describes an account in the project's name for its development.

The retrieved DLD records, as of 26 October 2026, name Ajman Bank as Downtown One's escrow agent, Mashreq Bank for Waves and Dubai Islamic Bank for Barari Heights. A bank name identifies only one field. The complete project-specific account details, seller identity and payment instructions still need to match the applicable agreement. A bank field alone does not establish a purchaser's payment receipt or contractual payment date.

Downtown One: the published percentage arithmetic

Downtown One's Flexible Payment Options, accessed 26 October 2026, displays the following inputs. PDC is the banking abbreviation for post-dated cheque. SAMANA's page labels the alternative Non PDC; it does not establish a particular purchaser's eligibility or cheque arrangements.

Published price componentPDC scheduleNon-PDC schedule
Downpayment10%15%
Recurring instalments1% × 80 months = 80%1% × 75 months = 75%
Additional instalment in month 65%5%
Additional instalment in month 125%5%
Price-percentage total10% + 80% + 5% + 5% = 100%15% + 75% + 5% + 5% = 100%

Source: withlida.com, 26 October 2026. Inputs: SAMANA Downtown One's published schedules, accessed that date. Multiplication and totals are the publication's calculations from those inputs. No property price is assumed.

The additional instalments remain in their stated months. With the recurring monthly instalment running as displayed, month 6 totals 1% + 5% = 6%, and month 12 totals 1% + 5% = 6%, under either schedule. Spreading those additional payments evenly across other months would change the published timing.

The non-PDC schedule begins 5 percentage points higher and has five fewer recurring monthly instalments: 15% minus 10%, and 80 minus 75 months. The actual calendar due dates, the event that starts the monthly clock, cheque requirements and any handover-linked terms belong in the signed schedule. The website excerpt does not establish those terms for an individual agreement.

These totals describe the allocation of the property price. They do not calculate the full acquisition budget, registration charges or financing costs. The payment-plan clause worksheet, escrow and registration explanation and buying-cost guide address those separate records and cost questions. The applicable contract and current official requirements supply the transaction-specific inputs.

FAQ, checked 26 October 2026

Who owns SAMANA Developers?

The company's website identifies Imran Farooq as CEO, verified 26 October 2026. A CEO title establishes a management role; the cited company pages do not provide a shareholder breakdown. The registered entity for an individual project appears separately in its DLD record.

Which SAMANA projects are in Arjan?

The official Greens and Hills pages both identify Arjan and describe studios, one-bedroom and two-bedroom apartments, verified 26 October 2026. They are the Arjan examples covered here, rather than an exhaustive list of the developer's projects in the district.

What evidence supports SAMANA Hills' handover?

SAMANA's company account states June 2022. Independently, DLD project 2154 returns Finished, 100%, with a completion date and latest returned inspection of 9 June 2022, retrieved 26 October 2026. The official fields concern the project, while an apartment's handover has its own documents.

Does every SAMANA apartment have a private pool?

The cited records do not establish a portfolio-wide specification. Waves' own text describes pools in selected apartments, verified 26 October 2026. The applicable apartment plan and contract specification establish the facilities for a particular home.

Do Downtown One's additional payments replace its monthly instalments?

The displayed schedule lists 1% monthly and additional 5% payments in months 6 and 12, accessed 26 October 2026. The arithmetic shown here adds them in those months, giving 6% in each. The executed payment schedule establishes the purchaser's actual obligations and dates.
