Umm Al Sheif: homes, Horizon school and daily routes (2026)

Umm Al Sheif is a residential district in Dubai with villas and townhouses described by Bayut, and the Horizon International School campus. KHDA, Dubai's private-school regulator, lists its UK curriculum from Foundation Stage 1 (FS 1) to Year 13, checked 24 October 2026. The strongest family match is a home whose school-gate journey and upkeep fit its daily routine.

Where is Umm Al Sheif?

Umm Al Sheif is a Dubai residential district connected to Al Wasl Road and Sheikh Zayed Road through the Al Thanya Street area. The Roads and Transport Authority, RTA, describes those road links and residents travelling between Umm Al Sheif and Al Manara in its Al Thanya Street project record, accessed 24 October 2026.

That gives useful road context for a home search. The address used for a household comparison still needs the street, villa or compound name and entrance pin. A district-centre pin cannot show the turn into a driveway, the exit from a compound or the correct school collection point.

The school's own address provides a firm local anchor: Street 9A, off Al Wasl Road, Umm Al Sheif, Dubai (Horizon International School, checked 24 October 2026).

How do independent and compound homes differ?

The useful distinction is how private space, access and services are organised. Bayut's Umm Al Sheif guide, accessed 24 October 2026, describes villas, townhouses and villa compounds. This establishes the housing formats a family may encounter; each home's documents establish its facilities.

For an independent home, the comparison centres on the plot and outdoor areas included with that home, its parking and the arrangements for upkeep. For a compound home, it also includes the internal approach, any shared amenities and the operator's service scope. A compound description alone does not establish that garden care, cooling or pool maintenance is included in the household's payments.

A family seeking an outdoor area for its own use has the closer match in a home with a documented private garden. A family seeking communal recreation has the closer match in a compound whose current facility access and service arrangements match that routine. The table above keeps these choices tied to the actual home.

Which Horizon school campus is here?

Horizon International School L.L.C is the campus KHDA locates in Umm Al Sheif. The Knowledge and Human Development Authority, KHDA, Dubai's private-school regulator, lists the following in its official school record, checked 24 October 2026.

The school's contact page gives Street 9A, off Al Wasl Road, checked 24 October 2026. Use that full school name and campus address when matching a prospectus, transport discussion or route. The word “Horizon” alone does not identify the intended campus.

For the daily school run, the remaining inputs are the child's arrival gate, collection gate, timing and any school-bus pickup arrangement. Admissions can confirm a place and the applicable year-group documents separately from the home search.

How does rail access work?

Rail access requires a connection from the exact home to a current station entrance. RTA's Metro stations map, checked 24 October 2026, lists Equiti, R31, and Mall of the Emirates, R32, on the Red Line. These are candidates for an address-specific comparison.

A station label does not establish a walkable route from a particular villa, a usable crossing or a fixed school journey. The home entrance and school entrance supply the starting and finishing points.

  1. Set the actual origin

Use the home entrance pin. For a compound, include the route from the home to the exit available at the intended travel time.

  2. Set the school or workplace destination

Use the school-issued entrance and arrival time. For work, identify the building entrance: RTA's map lists Financial Centre and Burj Khalifa / Dubai Mall as Red Line destination candidates for DIFC, Dubai International Financial Centre, and Downtown respectively.

  3. Compare the complete connection

RTA's Journey Planner accepts an origin, destination, travel date and departure or arrival time, with mode and less-walking options. Record the connection, interchange and final approach, then compare the collection and return journeys separately.

Source: RTA Journey Planner, controls checked 24 October 2026. The relevant journey is home to school, school to work and back again; a district-wide minute estimate cannot substitute for those inputs.

Who maintains the outdoor space?

The written responsibility schedule identifies who handles each private and shared space. An independent or compound label alone does not settle the payer. DLD, the Dubai Land Department, describes identifying maintenance responsibility, facility use, cleaning and facility management in its tenancy guide, read 24 October 2026.

For a garden, the useful split is routine gardening, irrigation operation, water consumption and equipment repairs. For a pool, it is cleaning and treatment, top-up water and repair of pumps or other equipment. A service contract can cover a task while leaving the water account or replacement parts under a separate arrangement.

In a compound, common-area work and private-home work need separate descriptions. A shared garden may have an operator's gardening service while a private garden has its own scope. Any shared pool needs confirmed resident access and a documented service arrangement. These are questions for the particular property, rather than assumed inclusions.

Cooling also needs its own line: identify the system, the consumption account and responsibility for servicing and repairs. Keeping those items beside the garden and pool scope makes the household comparison clearer than a single phrase such as “maintenance included”.

How can the same villa deposit produce different DEWA additions?

DEWA separates the residential-villa deposit category from the meter category used for activation charges. The Dubai Electricity and Water Authority, DEWA, lists an AED 4,000 villa security deposit, with separate connection charges for small and large meters in its move-in service schedule, checked 24 October 2026.

Residential-villa security deposit4,0004,000

Knowledge fee1010
Innovation fee1010
Activation lines added125 + 10 + 10 + 10 = 155300 + 10 + 10 + 10 = 330
Deposit plus activation lines added4,000 + 155 = 4,1554,000 + 330 = 4,330

Source: withlida.com, 24 October 2026. Inputs from DEWA's detailed Service Fees schedule; additions calculated by withlida.com. DEWA describes the security deposit as refundable, subject to its account terms.

The meter class is technical. DEWA describes small meters as directly connected electricity meters and large meters as transformer-connected meters. A villa's bedroom count, or its independent or compound setting, does not establish which category applies. The premises-specific DEWA payment request settles that input.

Does compound living include garden and pool maintenance?
