Al Rigga: homes, Metro routes and rental responsibilities (2026)

Al Rigga is a Deira district to assess home by home: RTA lists Al Rigga on the Red Line and Union on both lines. For an apartment household, DEWA lists an AED 2,000 refundable utility deposit, checked 23 October 2026. The best fit pairs a workable entrance-to-destination journey with clear cooling, parking and repair terms.

Where is Al Rigga?

Al Rigga is in Deira, the part of Dubai on the north-east side of Dubai Creek. Al Ghurair Property Management places its Al Rigga residential building under Deira; Visit Dubai places Deira on the north-east side of the creek. Both sources were accessed on 23 October 2026.

The housing operator names Al Ghurair Centre and Reef Mall as nearby reference points. They help orient an address, while the full building name and residential entrance identify the home itself. Other Deira place names are useful context, rather than substitutes for the Al Rigga address being compared.

For a long-term household, save the full address and entrance alongside the workplace, any school campus and regular service destinations. A district search result or a Metro station pin cannot establish where the front door opens.

What homes are documented?

Apartments are directly documented at Bayt Al Rigga 01. Its operator's housing description, accessed 23 October 2026, describes wide windows, living areas and bedrooms with attached bathrooms, and lists central AC and security.

That gives a household a concrete apartment reference within Al Rigga. The appropriate next record is the particular home's floor plan: bedroom count, usable living and work space, bathroom arrangement, storage and the route from the residential entrance. The building description does not establish those details for every apartment, or facilities across the district.

For a household working from home, the useful comparison is whether the actual plan separates sleeping, working and shared living space. For someone who uses a car, the parking allocation belongs beside that plan. For someone relying on rail, the doorway's connection to the station matters alongside the rooms.

Is it a practical place to live for this household?

Al Rigga is a closer fit when the particular apartment supports the household's daily routine and the full door-to-destination journey works for its regular travellers. The documented apartment reference and RTA's line connections provide a starting point; the home, timetable and signed terms complete the comparison.

A rail-using household can compare each traveller's workplace entrance and usual arrival time. A household with children can add the confirmed campus entrance and collection arrangements. A driver can add the allocated parking bay and vehicle entrance. None of these routines is settled by the area name alone.

Inside the home, a useful inspection record covers room arrangement, daylight, window operation, AC controls, water fixtures and sound at the times the household expects to be at home. These are checks for the specific apartment, without assigning a district-wide condition.

The written responsibility record matters just as much. In the Dubai Land Department's Unified Tenancy Contract, as checked in October 2026:

  • Clause 4 assigns electricity, water, cooling and gas charges arising from occupation to the tenant unless otherwise agreed in writing.
  • Clause 8 places regular maintenance with the landlord unless otherwise agreed in writing.
  • Clause 12 states that additional conditions conflicting with the law will not be considered.

An addendum is a document recording additional agreed contract terms. The practical comparison puts the signed lease and addendum beside the home inspection: who reports a fault, who approves work, which costs are allocated and how any included cooling is recorded. A specific contract interpretation can be verified with DLD or a licensed professional.

For a household prioritising a clear monthly budget, the closest match is an agreement that identifies each included and separately payable service. For a household prioritising rail travel, it is the home whose actual access route fits the recurring destination. Those priorities can be tested together.

Which Metro route fits the address?

Al Rigga station is on the Red Line, while Union is on both the Red and Green lines, according to RTA's station map, checked 23 October 2026. The housing operator's Union reference therefore matters: an Al Rigga address does not automatically select Al Rigga station for every journey.

Consider a hypothetical household travelling from the same Al Rigga apartment to a workplace whose entrance is beyond Baniyas Square station. RTA places Baniyas Square on the Green Line. The following is a nonnumeric network example, with the pedestrian legs still to be confirmed for the actual address.

  1. Set the same endpoints

Keep the actual home and workplace entrances fixed. In RTA's Journey Planner, select the available origin and destination entries serving those locations, with the same travel date and arrival or departure setting. If the selected entries are stations, compare the rail options from Union and Al Rigga separately, then add the pedestrian connections to the actual doors.

  2. Compare the home-to-Union option

Trace the permitted pedestrian connection from the residential entrance to the chosen Union entrance, including road crossings and the station's entrance-to-platform access. The rail portion uses Union's Green Line connection towards Baniyas Square, followed by the exit and final walk to the workplace entrance.

  3. Compare the home-to-Al Rigga option

Trace the connection from the same residential entrance to the chosen Al Rigga station entrance, including its crossings and platform access. The rail portion uses the Red Line to Union, transfers to the Green Line and continues towards Baniyas Square. Add the same final workplace connection.

  4. Compare the complete journeys

Compare the planner's returned options, the entrance and crossing details, any lift needs, the interchange and the final destination access. Repeat for the return journey. The home-to-station leg and the transfer can change which option fits the household.

For a destination on the Red Line, repeat the comparison with that destination selected. Union's Green Line access is useful to the example above; the household's actual destination determines which connections matter.

What costs sit outside rent?

The separate cost record covers utility security and activation, ongoing accounts, and any private charges assigned in the written agreement. Rent, the landlord's deposit, agency terms and cooling need a dated quote and their own terms for the particular home.

What does a compact DEWA setup example show?

For a residential flat, DEWA, the Dubai Electricity and Water Authority, lists an AED 2,000 refundable security deposit. Its move-in service page, checked 23 October 2026, separately lists the following activation components. This example assumes small meters and applies no eligibility discount.

Flat security depositAED 2,000Refundable security held separately from charges
Electricity and water connection, small metersAED 125Activation component

Innovation feeAED 10Activation component
Small-meter activation subtotalAED 155Publication calculation: AED 125 + AED 10 + AED 10 + AED 10

Source: withlida.com, 23 October 2026. Inputs: DEWA's linked move-in schedule and refundable-deposit FAQ, accessed the same day. Calculations are the publication's addition of the displayed components.

AED 2,155 is the limited utility-setup cash example. Within it, AED 2,000 is refundable security and AED 155 is activation charges. Confirm the meter class and actual DEWA request before using the example; it is not a complete moving budget or an estimate of recurring bills.

Which written records complete the rental budget?

The quote, lease and account records supply the remaining amounts. A usable comparison keeps each payment's recipient, due date, purpose and refund terms visible.

Cost or responsibilityRecord needed for the actual tenancy
Rent and payment timingDated quote and signed payment schedule, with inclusions identified
Landlord's security depositAgreed amount, receipt, holder and refund or deduction terms
Agency or private administration termsWritten agreement with the charge, recipient and any applicable tax stated
Ejari registrationCurrent official channel requirements and itemised registration payment
Electricity, water, cooling and any other applicable account chargesAccount identity, applicable invoice components and written payer allocation
Parking, access cards, moving services and repairsSpecific entitlement or service quote and the relevant signed terms

Source: withlida.com, 23 October 2026. Editorial payment worksheet, read alongside DLD's linked tenancy form. Private amounts remain quote-dependent.

Ejari is DLD's tenancy-registration system. Clause 14 of DLD's form, checked in October 2026, records the landlord's undertaking to register the contract and provide the required documents. The Ejari registration explainer covers the full registration process. DEWA's current move-in page describes its account notification after Ejari issuance for tenants using that route.

Central AC describes the equipment provision; the written agreement establishes cooling payment terms. The chiller-free explainer covers the fuller distinction between cooling systems, billing components and rent inclusions. For this Al Rigga comparison, record the actual account arrangement and included charges without inferring them from the AC label.
