Town Square Dubai: apartments, townhouses and park access (2026)

Town Square Dubai fits households comparing apartments and townhouses around shared parks. Property Finder displayed an AED 1.47M asking median under Buy, All property types, All bedrooms, reproduced on 9 October 2026: a mixed community sample. The strongest match depends on the home format, the entrance-to-park route and the household's repeated school and work journeys. Source: Property Finder.

What is Town Square Dubai and who developed it?

Town Square is Nshama's master-planned residential community, with apartment and townhouse neighbourhoods, a named central park and retail and recreation entries. Nshama's own address record places its Jenna Apartments office in Town Square on Al Qudra Road. Nshama's community description and address record, verified 9 October 2026.

The community name is the broad geography. Zahra Apartments and Zahra Townhouses identify different housing formats within it. A household choosing between them needs a building or plot entrance, a floor plan and the destinations used repeatedly, rather than only the district name.

Nshama's masterplan includes both Completed and Under Construction filters. The plain-text inventory does not attach those filters reliably to each named project. A phase-specific completion check belongs to the developer's individual project record and the Dubai Land Department, Dubai's property registry, Project Status Enquiry. DLD's service accepts a land number, project number or project name and provides completion percentage and details, as of October 2026. DLD service.

How do apartments and townhouses differ?

The useful distinction is how the household uses and maintains the home, including its entrance, internal levels, outdoor space and shared facilities. Nshama's inventory confirms both formats; an individual floor plan and management documents establish the specific features.

For an apartment household, the comparison begins with rooms, lift access, the route from parking and the building's shared spaces. For a townhouse household, it begins with the internal layout, stairs where present, outdoor space and the boundary between private maintenance and community services. Those are comparison criteria, not features assumed for every home.

Zahra gives a concrete park-access example without a fabricated walking time: Nshama describes both Zahra Apartments and Zahra Townhouses as within walking distance of Town Square Park, verified 9 October 2026. The next comparison is the actual entrance-to-gate path, including crossings and access arrangements. A park-facing description and a convenient pedestrian entrance answer different questions.

For a household considering a later phase, the current project record, handover documents and home-specific access arrangements belong alongside the layout. A place on the community masterplan establishes the project's name; it does not establish that the home is ready for occupation.

Which facilities are shown today?

Nshama's current inventory shows park, retail, service and recreation entries, while operating hours, access rights and bookings remain facility-specific. The table records what the operator names as of 9 October 2026.

The Zahra project pages also advertise playgrounds, pools, gyms, green trails and mosques as community features. Those descriptions help form a household's shortlist. The current operator's terms and the building or community access documents establish which facilities the household can use. Restaurants and cafés are also listed in the retail inventory; the relevant branch and hours need the same confirmation.

What does the asking-price evidence cover?

AED 1.47M is a mixed-inventory asking median for Town Square, with the exact filters preserved below. The editor's 8 October 2026 observation was reproduced from Property Finder on 9 October 2026.

Source: withlida.com, 9 October 2026, from Property Finder's Town Square market overview. Asking prices are amounts sought by sellers; completed-sale evidence records transactions.

The mixed median cannot answer what a particular apartment or townhouse costs. It combines home types and bedroom counts, and it supplies neither a type-specific transaction average nor an annual rent. It also cannot support a rental-yield calculation, which would need a matched annual rent and purchase-price denominator.

For a household budget comparison, keep home type, bedroom count, phase, area, condition and the price observation date together. A separate apartment sample and townhouse sample can then answer the household's question without treating the community median as either one.

How do school routes work?

The actual campus, curriculum and child's school year come before a school-radius label. KHDA, Dubai's private-school regulator, maintains named records for Fairgreen International School L.L.C and Ranches Primary School. Their latest inspection periods shown in those records are 2023-2024, not a new 2026 inspection.

Named campusLocation and curriculumKHDA overall inspectionNamed tuition example
Fairgreen International School L.L.CThe Sustainable City, Dubai; International BaccalaureateGood, 2023-2024Grade 1: AED 69,300 charged tuition in the school's 2026-2027 schedule
Ranches Primary SchoolArabian Ranches 2; UKVery good, 2023-2024Year 1: AED 61,643 tuition in KHDA's 2026-2027 fact sheet

Source: withlida.com, 9 October 2026. Fairgreen: KHDA campus and inspection, campus location, 2026-2027 school fee schedule. Ranches Primary: KHDA campus and inspection, campus address, Year 1 fact sheet.

Fairgreen's 2026-2027 schedule separately shows AED 75,701 as the KHDA-approved Grade 1 amount and AED 69,300 as charged tuition. These are different columns in the same schedule, not competing estimates. The school states that tuition excludes transport, cafeteria services and uniforms. Grade 1 and Year 1 above are named fee examples, not an assertion that the two systems place a child in equivalent years.

An IB-focused household can assess Fairgreen's curriculum and its Sustainable City campus route. A UK primary-school household can assess Ranches Primary's curriculum and Arabian Ranches 2 route. Admission, year placement, transport provider acceptance and collection points remain separate confirmations. A radius label does not establish any of them.

For another household comparison using named school records, the publication's Dubai Hills family map follows the relationship between housing and school destinations.

How do work journeys and Metro connections work?

A useful journey starts at the chosen home entrance and ends at the actual destination door. RTA, Dubai's Roads and Transport Authority, provides the official Journey Planner for checking public-transport options. The routes below are verification tasks, not published travel times or confirmed services.

Source: withlida.com, 9 October 2026, using the RTA Journey Planner and the Nshama and campus records cited above. No universal commute, direct Metro service or shuttle timetable is established by this table.

A Metro-based journey needs a named station, an available connection to it and the onward leg. The geographically nearest station is not automatically the most useful itinerary. A bus stop label on a property portal does not establish the route, departure time or walking access for every phase.

For car journeys, a dated navigation check and an actual trip at the household's departure time can establish the home-specific route. Keep the outward and return journeys separate, including school collection, parking and the final walk to work. DIFC and Downtown are districts; the building entrance makes the destination precise.

What do owner charges and DEWA setup cost?

DEWA's published setup schedule separates the property deposit from meter-based activation. DEWA, Dubai's electricity and water authority, charges a residential flat deposit of AED 2,000 and a residential villa deposit of AED 4,000, as of October 2026. The refundable deposit is cash required for setup, not an annual operating expense. DEWA move-in schedule.

Small-meter activation is AED 125 + AED 10 registration + AED 10 knowledge fee + AED 10 innovation fee = AED 155. Large-meter activation substitutes AED 300 for the connection amount, giving AED 330, under the same DEWA schedule as of October 2026.

Source: withlida.com, 9 October 2026, recomputed from DEWA's activation schedule, as of October 2026. Standard schedule shown, without a cardholder concession. These are conditional examples, not verified classifications of named Town Square homes.

A townhouse marketing label does not settle DEWA's premise classification. The property's own account record must identify flat or villa, and the meter category must be confirmed separately. DEWA defines small meters as directly connected electrical meters and large meters as transformer-connected meters; home size alone does not select the category.

The setup figures exclude rent or purchase costs, tenancy registration, private cooling, moving, ongoing utility consumption and maintenance. They are not a total move-in or ownership budget.

Owner service charges need the specific project's approved record, not a Town Square-wide rate. DLD's Service Charge Index allows selection by project, use and year, as of October 2026. Mollak is DLD's jointly owned-property service-charge system, one of the channels named by the official service. DLD Service Charge Index.

  1. Match the owner charge record

Select the registered project, property use and budget year. Match the returned rate and the chargeable area to the property's owner statement. If the rate is expressed per square foot per year, annual charge equals that rate multiplied by the matched chargeable area. The publication's service-charge guide explains the record and annual calculation.

  2. Separate cooling and maintenance

Obtain the property's cooling agreement and tariff, deposit and connection quote where applicable. Compare the management documents with separate quotes for private maintenance. Confirm which services are already included before combining costs.

  3. Confirm DEWA inputs and activation

Record the premise classification and meter category. Under DEWA's requirements as of October 2026, tenants use a valid Ejari number, Dubai's registered tenancy-contract reference; owners provide a title deed or sale and purchase agreement. Ejari issuance triggers a DEWA welcome notification, while owners apply through DEWA's digital channels.
