Eight current Dubai Land Department project records for Dubai Marina carry completion dates from 1 January 2010 to 7 June 2020, a span of 10 years, 5 months and 6 days. The dates organise a shortlist by project era and registered housing mix, but they do not grade the present condition or quality of a building or apartment.
Eight DLD project records at a glance
The bounded comparison uses the project record as its unit, with building-entry counts kept separate. The table keeps those fields at their source boundary. A project's completion date is not assigned to every building entry as a separate building completion date. The floor figure is the maximum recorded among the building entries inside that project, not a claim that every building has that many floors.

Marina Quays shows why project and building cannot be merged
Marina Quays is one DLD project record containing seven building entries. Project 1456 names Marina Quay East, Marina Quay North and Marina Quay West, three entries carrying the Marina Quays Villas name, and Marina Quays Retail. That makes it a multi-building project in this comparison, not one tower.
The record's 1 January 2010 completion date is displayed at project level. Its building entries carry different floor counts, with 38 as the maximum recorded building floor count. The defensible statement is therefore that DLD dates the Marina Quays project to 1 January 2010 and records a maximum of 38 floors among its building entries. The record does not provide a separate completion date for each of the seven entries.
Cayan Tower reinforces the same boundary. Project 130 contains two building entries in the retrieved DLD response, so its 23 May 2013 date and 68-floor maximum also remain project-level fields in this comparison. Six other sample records contain one building entry each. Across the whole sample, the result is eight project records and 15 building entries.
Completion bands label time, not quality
Four bands make the eight project dates readable without turning age into a score. The earliest and latest dates are 3,810 days apart, exactly 10 years, 5 months and 6 days. On 27 September 2026, the records sit 6 to 16 full years after their project completion dates.

The 2010-2013 band contains three records, but one of them is the seven-entry Marina Quays project. It would therefore be wrong to describe the band as three individual buildings or to assign all seven Marina Quays entries their own 2010 completion. The same rule applies throughout the table: count project records as projects, then inspect the exact building and apartment separately.
A buyer or tenant can use the band as a filing label. Current physical condition, refurbishment, service-charge documentation, management, parking, noise and layout evidence belong in the present-day file. DLD's completion field does not answer those questions.
Match the registered housing mix before the age band
Housing type is the strongest daily-fit filter available inside these eight DLD records. Six project records include a studio count, while four include a 5BR count. Those fields can narrow the research list without claiming that a matching apartment is currently available.
For a studio shortlist, the relevant records are Marina Quays, Cayan Tower, Escan Marina Tower, Marina Gate 1, Liv Residence and Jumeirah Living Marina Gate. For a 5BR shortlist, the relevant records are Princess Tower, Marina Gate 1, Marina Gate 2 and Jumeirah Living Marina Gate. The record establishes that the type appears in the project mix. It does not establish the floor plan, size, condition, view, title details or availability of a particular home.
Floor count needs the same discipline. Liv Residence has the lowest project-level maximum recorded building floor count in this sample at 28. Princess Tower has the highest at 89. Marina Quays cannot be described simply as a 38-floor building because that figure is the maximum across a seven-entry project record.
The positive routing is straightforward. Start with records containing the required housing type. Use the completion band as context. Then move to the exact building entry and chosen apartment. This keeps a project-wide inventory field from becoming a claim about one home.
Access belongs in a separate evidence layer
RTA confirms the rail network around Dubai Marina, but it does not connect these DLD project records to a specific station or walking time. Its current Metro and tram stations map, checked 27 September 2026, lists tram stops 01 to 07 from Jumeirah Beach Residence 1 through Mina Seyahi. It also lists Sobha Realty as R36 and DMCC as R37 on the Red Line.
Those names establish the network sequence, not the best route from a particular lobby. For daily fit, compare the same repeated journey from each shortlisted building. For a multi-building project, match the apartment address to the correct named building entry. Do not assign the project date or maximum floor count to that building as if DLD had published a separate building record.
Verify the chosen apartment
Keep the documented bedroom type, floor, layout, parking and current physical evidence with the unit file. A housing type in the project mix does not prove the characteristics or availability of a particular apartment.
