Dubai Investments Park (DIP): homes, addresses and costs (2026)

Dubai Investment Park refers to Dubai Investments Park (DIP), a mixed-use district spanning 23 million square metres, according to Dubai Investments (13 October 2026). For a household with a DIP address, the comparison starts with the residential community: Ritaj suits an apartment-led search, while Green Community adds townhouses and villas.

Is Dubai Investment Park the same as Dubai Investments Park?

The singular search term points to the district whose corporate name is Dubai Investments Park, abbreviated DIP. Dubai Investments uses the plural name for the development; Dubai's Roads and Transport Authority (RTA) uses Dubai Investment Park for the Metro station. Those naming differences do not identify separate residential communities. Dubai Investments' district description and RTA's station map, accessed 13 October 2026.

Dubai Investments places the district in Dubai's southern corridor and describes industrial and logistics premises alongside residential, commercial, retail and hospitality uses. A household relocating for a DIP job is therefore comparing a home with a specific workplace inside a larger mixed-use setting. The district label alone does not describe the home format or the journey between them.

Dubai Investments' corporate ground-lease description applies to its district business model. It does not establish the tenure, rental contract, occupancy or service arrangements of an individual apartment, townhouse or villa. Those questions belong to the relevant home records.

What does a DIP address identify?

A DIP address identifies the wider setting; a usable household address also identifies the community, building or house, and entrance. That distinction follows from the industrial, logistics and residential mix documented by Dubai Investments, accessed 13 October 2026.

For example, “workplace in DIP” and “home in Ritaj, DIP” can both be correct while referring to different entrances. The home entrance belongs in the accommodation comparison, and the staff entrance belongs in the work journey. A company reception, delivery gate and staff gate can be different destinations; the employer's location instructions establish which one applies.

The useful address record contains:

  • The named residential community and the home's building or house location.
  • The entrance residents actually use, including any community gate.
  • The workplace entrance used by the household member.
  • The station entrance or connecting stop selected for the intended journey.

This is an address framework, not a list of properties. A map pin supplied by the landlord or manager can be paired with the entrance instructions before any travel time is entered. Where an address adds a district sector or phase, retaining that detail helps identify the location, but it still does not replace the community and entrance.

Which residential settings are documented?

Ritaj and Green Community are both documented residential settings within DIP, with different home-format comparisons. Dubai Investment Real Estate and Dubai Investments, accessed 13 October 2026. They are the settings compared here, not an exhaustive district inventory.

Ritaj: apartments around shared courtyards and services

Ritaj is a gated low-rise apartment community in Dubai Investments Park. Its developer describes studios and one-, two- and three-bedroom apartments, landscaped courtyards, pools and everyday services. The apartment format makes it a close match for a household whose comparison centres on room layout and shared facilities. Dubai Investment Real Estate's Ritaj description, accessed 13 October 2026.

Ritaj apartment formatDeveloper's stated starting areaWhat the household's own plan establishes
Studio450 sq ftLiving and sleeping arrangement, storage and usable furniture space
One bedroom800 sq ftSeparate bedroom, circulation and space for work or dining
Two bedrooms1,400 sq ftBedroom separation, bathrooms and shared living space
Three bedrooms2,600 sq ftRoom arrangement, storage and the household's use of the larger plan

Source: withlida.com, 13 October 2026. Starting areas are reproduced from the Residential Features section of Dubai Investment Real Estate's Ritaj page, accessed this date. They are developer-described starting sizes, not measured specifications for a particular home.

For a household comparing a one-bedroom and a two-bedroom apartment, the extra room is only part of the comparison. The actual plan also establishes how the living area, storage and bathrooms work together. The developer's starting sizes help frame that comparison; the floor plan and home documents supply the property-specific detail.

Ritaj's prose describes shops, cafes, a supermarket, a medical centre and pharmacies, alongside pools, gyms and children's play areas. These are shared community services. The manager's current facility information establishes access conditions, opening arrangements and any separate charge for the chosen home. A shared pool description does not specify a private pool or a home's included services.

Green Community: apartments, townhouses and villas

Green Community is the documented DIP setting for comparing low-rise apartments with townhouses and villas. Dubai Investments identifies it in the portfolio of Properties Investment, a joint venture between Dubai Investments and Union Properties, and describes The Market Mall as a retail and everyday-service hub. Dubai Investments, Properties Investment, accessed 13 October 2026.

For a household considering a house layout or private outdoor space, Green Community provides the relevant home-format comparison. The individual plan establishes stairs, garden boundaries and upkeep responsibilities. The publication's Green Community guide develops those housing questions separately.

How does access to the station and workplace work?

Metro access is a journey from the home entrance to a station entrance; the work journey ends at the workplace entrance. RTA lists Dubai Investment Park, R74, on the Red Line, as of October 2026. That establishes a station in the rail network, not a walking time from every DIP home. RTA's Metro and tram station map, checked 13 October 2026.

RTA's Journey Planner, checked 13 October 2026, provides starting-point and destination fields, departure or arrival timing, and travel options. It also provides route timetables and departure information. An exact address selection needs to be matched to the entrance the household will actually use.

The worksheet below intentionally contains no journey results. The residential and workplace entrances have not been supplied.

  1. Identify the entrances

Record the residential entrance and workplace entrance from the home manager's and employer's location instructions. For the rail comparison, identify the station entrance or connecting stop that the intended route uses.

  2. Match the planned journey

Select the matching starting point and destination in RTA's Journey Planner, then set the intended date and departure or arrival time. Compare both residential settings against the same destination and timing.

  3. Record the complete journey

Enter the planner's result, any walking or connecting leg, waiting and changes. Include any entrance leg that the selected station or stop does not capture. Compare the return journey separately when work finishes at a different travel period.

For work in DIFC, Dubai International Financial Centre, or Downtown Dubai, the same method extends beyond the destination station to the actual office entrance. A station-to-station result is only part of that household journey. If a school run forms part of the day, its exact campus entrance becomes an additional destination to compare.

A household prioritising rail access can rank its actual candidate entrances by the completed worksheet. A household working inside DIP can compare the direct home-to-work route first. The district name alone cannot select the closer match.

Which costs belong to the specific home?

Rent, cooling, maintenance and owner charges belong to the particular home and its contracts. A district description or a shared-facility list does not price those responsibilities.

The following is a document framework, dated 13 October 2026. It assigns no district-wide tariff, rental band or lease-payment practice.

Cost or responsibilityRelevant recordDetail needed for this householdBudget treatment
Rent and lease paymentsProposed tenancy contract and written payment scheduleRent, payment dates, security deposit, agreed agency or administration charges and inclusionsSeparate recurring rent from cash due at signing and refundable deposits

Private maintenanceLease or ownership documents and maintenance quotationsResponsibility for repairs and, where present, garden, irrigation or private pool careSeparate routine services from repair responsibilities
Owner and shared-service chargesCurrent budget, owner statement and management documentsApplicable charge, charging basis, period and allocation to the owner or occupierKeep owner obligations distinct from tenant payments
Parking and facility accessHome allocation and current community or building termsIncluded spaces, access rights and any separately charged facilitiesAdd only the amounts documented for that home

Source: withlida.com, 13 October 2026. Publication's home-document comparison framework, not a schedule of charges. The shared services motivating these checks are described by Ritaj's developer and Dubai Investments' Green Community entry, accessed this date.

For two apartment candidates, the useful cost comparison is the lease payment schedule plus documented utility and cooling setup, recurring supplier bills and agreed maintenance responsibilities. For an apartment and a villa, any private outdoor maintenance documented for the house is an additional comparison line. The home format gives the questions; the contracts and quotations give the amounts.

Tenure and tenancy registration are also property-specific checks. Ejari, the tenancy-registration record used in DEWA's tenant workflow, appears in DEWA's move-in requirements. The same page describes conditional routes for other customer situations. It does not establish a district-wide exemption for DIP. The relevant lease or ownership record and official registration route establish which documents apply. DEWA's move-in service, as of October 2026, checked 13 October 2026.

What does DEWA setup cost for a flat or villa?

DEWA's refundable residential deposit is AED 2,000 for a flat and AED 4,000 for a villa, as of October 2026. Activation depends separately on the meter category. These are electricity and water setup amounts, not a complete moving budget. DEWA's activation schedule, checked 13 October 2026.

Source: withlida.com, 13 October 2026. DEWA, Activation of Electricity/Water, Service Fees, as of October 2026. Confirm the actual premises and meter category with DEWA; the flat/villa label does not by itself establish that category.

Worked example: deposit plus activation only

For a household comparing a residential flat and a villa, the published ordinary charges produce the following subtotals. The example applies no customer-specific discount and assigns no meter category to a named community or home.

Meter categoryActivation calculation, AEDFlat deposit plus activation, AEDVilla deposit plus activation, AED
Small125 + 10 + 10 + 10 = 1552,000 + 155 = 2,1554,000 + 155 = 4,155
Large300 + 10 + 10 + 10 = 3302,000 + 330 = 2,3304,000 + 330 = 4,330

Source: withlida.com, 13 October 2026. Publication's arithmetic from DEWA's official schedule, as of October 2026.

Holding the meter category fixed, the AED 2,000 difference comes from the refundable deposit, not an annual utility-cost comparison. Rent, the lease security deposit, cooling setup, moving services, any separately agreed charges and ongoing bills are outside these DEWA subtotals. A townhouse's applicable premises classification remains a question for its own DEWA record.

Is DIP a good area for a household working there?

The best fit depends on the home format and the route to the actual workplace entrance. Ritaj is the documented apartment-led comparison; Green Community adds townhouses and villas. Their developer descriptions, accessed 13 October 2026 and linked above, establish those formats. The entrance-based worksheet supplies the household's journey comparison.

Is Dubai Investment Park the same as Dubai Investments Park?

Dubai Investments Park is the corporate district name. Dubai Investment Park is the singular search term and RTA's station name. The corporate description and RTA station map, checked 13 October 2026 and linked above, refer to the wider district and its station respectively.

Is Green Community the whole of DIP?

Green Community is a residential development within DIP. Dubai Investments' district description also includes industrial, logistics, commercial, retail and hospitality uses, accessed 13 October 2026. Ritaj's developer separately identifies its apartment community within DIP.

What types of homes does Ritaj have?

The developer documents studios and one-, two- and three-bedroom apartments, accessed 13 October 2026. Its published starting areas appear in the layout table; a particular home's plan establishes its own size and arrangement.

Does a DIP address establish a short journey to the Metro?

The district label does not supply an entrance-to-station route. RTA lists Dubai Investment Park station on the Red Line, checked 13 October 2026. A usable comparison starts at the residential entrance and includes any walking, connecting and waiting time.

Can Ritaj and Green Community home costs be compared from one district figure?

The documented housing formats can be compared, and DEWA's official flat/villa setup charges can be calculated as of October 2026. Rent, cooling, maintenance and shared-service obligations require each home's contract and supplier documents; no district-wide rent or yield is stated here.

Change log: 13 October 2026. First published. District and housing descriptions, RTA interfaces and DEWA's fee schedule checked; route worksheet left unfilled for household-specific endpoints.
