DAMAC Hills residential guide: homes, schools and costs (2026)

DAMAC Hills suits households comparing apartments, townhouses and villas around a park and golf setting, with the best fit determined by the selected address, school phase and daily journeys (DAMAC, read 5 October 2026). Bayut's H1 2026 villa row reports an advertised average of AED 1,876/sq ft (sales report, updated 22 September 2026): a villa benchmark, not an apartment valuation.

Where is DAMAC Hills and who develops it?

DAMAC Hills is a DAMAC Properties community whose current project cards identify its location as Dubailand, Dubai (developer community page, read 5 October 2026). A household's useful location record is more precise: the building or villa cluster, its entrance and the actual home address.

The developer describes parkland, Trump International Golf Club Dubai, a swimming pool, Malibu Bay's wave pool and a community centre for shopping, dining and play on that same page. These describe the community setting. A named amenity on a community page does not establish a home's private facilities, included resident access or club membership.

For a household comparing homes, the practical distinction is between the park setting, a building's own facilities and an operator's access terms. Written confirmation can establish which resident cards, guest permissions, bookings or separately paid memberships apply. A golf outlook and playing rights are separate questions, as are a community pool and the pool included in a particular building's facilities schedule.

Is DAMAC Hills the same as DAMAC Hills 2?

No. DAMAC's current navigation lists DAMAC Hills and DAMAC Hills 2 separately (community page, read 5 October 2026). The name on the home documents, the map pin and the school or work route all need to refer to the same community.

Bayut's H1 2026 sales and rental reports also publish separate rows for the two places, both updated 22 September 2026 and read 5 October 2026. The tables here reproduce the DAMAC Hills villa row.

Which housing format fits the household?

The closest format match comes from how the household uses indoor space, shared facilities and outdoor areas. The table above gives the named developer settings; the home's floor plan and facilities schedule make the comparison specific.

Apartments fit a household that wants to organise daily life around building facilities. Parking allocation, lift access, storage and the route from the lobby to a school pickup or bus stop are useful address questions. The building's written facilities schedule establishes what is included.

Townhouses fit a household seeking a house layout with an outdoor area. Bedroom positions, stairs and the garden boundary matter to the actual household. The Legends page uses “townhouses” in its description, while its title also uses “villas”; the selected home's documents are the clearer record of its format (DAMAC, read 5 October 2026).

Villas fit a household prioritising a house's outdoor space and layout. The useful comparison includes the plot boundary, access, parking and responsibility for garden, pool and air-conditioning upkeep. Those inputs belong to the particular home's documents, rather than to its community name.

DAMAC's community page also names Kiara, Bellavista, Loreto and Golf Gate 2 (source, read 5 October 2026). A project appearing on that page establishes its name and developer context. Readiness to move in needs its own handover, occupancy and home-specific evidence.

What do homes cost?

Bayut's H1 2026 reports provide DAMAC Hills villa bedroom benchmarks; they do not provide an apartment or separate townhouse bedroom-cost row for this guide. The published figures below describe a period and property category, rather than a current offer for a home.

Villa sale prices: H1 2026

The same row reports an advertised average of AED 1,876/sq ft and a separate Avg. Transaction Value of AED 5,375,973. That transaction-value column is not the asking price for any one bedroom category (Bayut, H1 2026).

Bayut's rental row also reports two distinct measures for DAMAC Hills villas:

Source: withlida.com, 5 October 2026, reproducing Bayut's H1 2026 Dubai Rental Market Report, updated 22 September 2026; verified 5 October 2026. AVERAGE PRICE is the asking measure; TRANSACTION PRICE is the separately labelled transaction measure. Neither replaces an agreed rent for a selected home.

Which school record and fee year apply?

Jebel Ali School's KHDA record lists UK (13 Y) curriculum, FS 1 to Year 13, and an overall rating of Very good for inspection 2023-2024 (KHDA directory, read 5 October 2026). The retrieval date does not turn that rating into a new inspection.

The school's own Discover JAS page describes its Damac Hills site, read 5 October 2026. Its admissions team is the source for the current campus entrance, the child's year group, admissions position and any school-bus arrangement. A school in the community and a place confirmed for a particular child are separate records.

Sample-grade fees: academic year 2026-2027

Sample gradePublished tuition, AED/yearStated tuition discount, AEDPublished Total Fees, AED/year
Year 149,636649,630
Year 789,77413,18476,590

Source: withlida.com, 5 October 2026, using the school's Year 1 and Year 7 primary fee sheets for 2026-2027. Their totals match the school's current fee page.

The reconciliation is exact: AED 49,636 minus AED 6 = AED 49,630 for Year 1, and AED 89,774 minus AED 13,184 = AED 76,590 for Year 7. The directory shows the published tuition amounts; the 2026-2027 sheets explain the discounts behind the school's totals. A family's invoice establishes the discount actually applied to that child.

Required supplies sit outside those tuition totals. Both 2026-2027 sheets list uniforms at AED 500 to AED 2,000 and books at AED 0. Year 7 also lists a laptop or digital device at AED 1,980 to AED 6,000. Supplies may be bought from the school or external suppliers where available. The AED 0 to AED 50 school-ID replacement line is a conditional replacement expense (Year 1, Year 7, 2026-2027).

Transport and other services need separate selections. Both sheets place transport under optional services at AED 5,000 to AED 10,000 for 2026-2027. A quote for the exact pickup address establishes the relevant amount. Activities, canteen use, trips and other services depend on the child's arrangements; adding every published optional maximum would not describe a typical household.

For new students, both sample sheets list an AED 500 application fee including assessment. They also describe enrolment payments as deductible from first-term fees, so a credited payment is not added again to annual tuition (Year 1, Year 7, 2026-2027). The offer and invoice establish the household's payment dates and terms.

For a primary-age household, the school's place confirmation and drop-off arrangements are useful alongside tuition and uniforms. For a secondary-age household, the phase, subjects, device specification and actual transport quote belong in the same comparison.

How does transport work?

RTA's route-list PDF pairs J03 with Dubai Studio City and Damac Hills, and F30 with Mall Of Emirates Bus Stn and Dubai Studio City. These are endpoint records retrieved on 5 October 2026, not a verified connection between the services.

Source: withlida.com, 5 October 2026, using direct layout extraction and visual inspection of RTA's Bus Route Service List. The PDF title retains an August 2025 reference; this table is not a new timetable.

A shared endpoint name does not establish the same interchange stop, direction or departure. The RTA Journey Planner, read 5 October 2026, provides journey planning, route timetables and stop departures. The exact home address, boarding stop, direction, travel date and departure time establish the relevant journey.

For a school run, the school's pickup point and timetable need confirmation. For work in DIFC or Downtown, the destination is the actual office entrance and required arrival time. A journey record can include the walking legs, any rail connection and the return trip; the endpoint table alone establishes no frequency, walking distance or commute duration.

A household using a car can compare the home entrance, school gate and workplace parking at its normal travel times. This makes the repeated journey specific without importing a developer's advertised drive time.

What belongs in the move-in budget?

The usable budget starts with the selected home's signed documents and written quotes. Annual housing cost, move-in cash and refundable deposits are different amounts; keeping them separate shows both the running cost and the cash needed at each payment date.

For tenants, Ejari is Dubai's tenancy-registration system. The existing Ejari guide, read 5 October 2026, explains the qualified registration routes and property-management conditions. The applicable route and invoice belong in this home's budget.

For an owned home, signed purchase documents and any written lender quote replace the rent schedule, while the approved project budget establishes applicable service charges. No community-wide deposit percentage, cooling tariff, service-charge rate or mortgage rate is assumed here.

DEWA: a clearly assumed small-meter example

DEWA, the Dubai Electricity and Water Authority, lists refundable residential deposits of AED 2,000 for a flat and AED 4,000 for a villa, as of 5 October 2026. These are separate from a contractual rental deposit. Its page states that a property owner's deposit is refunded upon sale only (official move-in service).

The example assumes a standard small-meter connection, no activation concession, and a premises classification confirmed as a flat or villa. It does not assign every townhouse to either classification.

Source: withlida.com, 5 October 2026, recomputed from DEWA's move-in schedule. DEWA's FAQ also states the AED 155 activation total. These assumed totals exclude recurring consumption and other household bills.

The same schedule lists AED 300 for the large-meter connection component, as of 5 October 2026. The actual premises record, meter and tenant or owner route establish the invoice. The refundable deposit is cash held, the activation subtotal is a setup charge, and later electricity and water bills are recurring costs.

Which questions close the household shortlist?

The final comparison is an address, a school phase and the journeys repeated each week.

  • Address: Which building or cluster, entrance, floor plan, parking spaces and written facilities schedule identify this home? Which community amenities require separate access terms?
  • School phase: Has the school's admissions team confirmed the child's year group, place, applicable fee sheet, payment credits and pickup arrangements?
  • Repeated journeys: Does a dated RTA journey plan, or an address-to-address driving check, cover school, work, routine shopping and the return trip at the household's normal times?

Last verified: 5 October 2026. The linked developer, Bayut, KHDA, school, RTA and DEWA records were read for this guide on that date. Market figures retain H1 2026, the inspection retains 2023-2024 and the sample school fees retain 2026-2027. Current access terms, admissions, journey details and the selected home's charges need confirmation with the relevant operator.

Is DAMAC Hills the same place as DAMAC Hills 2?

No. DAMAC's community navigation names them separately, read 5 October 2026. Match the home documents and journey plan to the correct community.

How much was the published annual rent for a three-bedroom DAMAC Hills villa?

Bayut's H1 2026 rental report publishes AED 211,000/year in the DAMAC Hills three-bedroom villa column. It is an advertised period benchmark, not an agreed rent for a selected home; the report was updated 22 September 2026 and read 5 October 2026.

Which inspection year supports Jebel Ali School's Very good rating?

The KHDA directory, read 5 October 2026, gives Very good for inspection 2023-2024. That is the inspection period cited here.

Why does Jebel Ali School's Year 7 total differ from the directory tuition?

The 2026-2027 Year 7 sheet shows AED 89,774 tuition, an AED 13,184 discount and AED 76,590 Total Fees. The school's published discount reconciles the amounts; a child's invoice confirms the amount applied, as checked 5 October 2026.

Which bus route is recorded for DAMAC Hills?

RTA's route-list PDF, retrieved 5 October 2026, records J03 as Dubai Studio City - Damac Hills. The Journey Planner is the source for the relevant stop, direction and departure; the endpoint record does not confirm a connection with F30.

Does living in DAMAC Hills include golf or Malibu Bay access?

DAMAC's community page, read 5 October 2026, describes these amenities at community level. Included facilities, membership, bookings and guest access need written confirmation for the selected home and operator.
