Al Jafiliya: homes, max Metro and nursery routes (2026)
Al Jafiliya suits a household comparing apartments, villas and compounds around central Dubai, with the choice grounded in the actual home entrance. As of 24 October 2026, RTA lists max (R21) on the Red Line. Bayut documents the housing mix; the nursery gate, work route and written rental inclusions complete the comparison.
The questions below belong in each home's written comparison. They are questions for the owner or manager, not findings about a named property.

Where is Al Jafiliya in Dubai?
Al Jafiliya is a central Dubai residential area beside Zabeel Park and Karama, near the Trade Centre approach to Sheikh Zayed Road, according to Bayut's location overview, accessed 24 October 2026.
Al Jaffiliya and Jafilia are alternative search spellings covered by this page. For a rental comparison, the useful identifier is the address in the property documents, paired with the entrance actually used by the household.
Keep Karama and Al Kifaf/Wasl 1 as distinct address comparisons. A nearby station or landmark does not establish that a home is in Al Jafiliya. The broader Bur Dubai guide provides context for comparing other residential pockets.
What home formats occur in Al Jafiliya?
Apartments, villas and villa compounds occur in Bayut's qualitative description of Al Jafiliya, accessed 24 October 2026. Those categories establish the housing context; the particular lease establishes the space and services included.
An apartment comparison centres on the residential entrance, any lift connection, allocated parking and cooling account. An independent-villa comparison centres on the leased plot and gates, outdoor-use rights and the division of upkeep. A compound-home comparison adds the connection between the individual home and the compound gate, together with the terms for any shared areas.
For a household whose priority is private outdoor use, a villa quote with that space clearly identified is a closer match to that priority. For a household prioritising a shared setting, a compound quote becomes useful when its access and maintenance arrangements are explicit. An apartment remains a separate format to test against the same daily routine. These are ways to compare documents, not claims that every home carries particular facilities.
What is Al Jafiliya Metro Station called now?
The current RTA map lists max, station R21, on the Red Line, as of 24 October 2026. RTA places it between ADCB and World Trade Center in its station list. Use max when searching for current rail journeys. Source: RTA Metro stations map.
“Al Jafiliya Metro Station” is older search wording for this station. Bayut describes the change using “Max Fashion”; RTA's current map labels it max. That connects an older address description to the current route search without carrying forward an old timetable.
For a workplace in DIFC, Dubai International Financial Centre, Financial Centre is a station candidate to test against the actual office entrance. For a Downtown workplace, Burj Khalifa / Dubai Mall is another Red Line candidate shown by RTA. Neither station name supplies the entire journey: the home entrance, station access and final connection to the office still matter.
Which nursery campus is actually in Al Jafiliya?
British Orchard Aljaffiliya Nursery L.L.C. is listed with location AL JAFILIYA in the KHDA Early Childhood Centres directory, checked 24 October 2026. KHDA is Dubai's private education regulator.
This is a nursery record. It identifies the institution and area; it does not establish a school place, a tuition quote or a transport entitlement.
For the household comparison, obtain the nursery-confirmed entrance pin and the intended drop-off and collection arrangements. A brand name alone is insufficient for the route: the destination needs to be this campus and its actual gate. Confirm enrolment and the applicable care arrangements directly with the nursery.
How can a household compare home, nursery and work journeys?
Hold the nursery gate and workplace entrance constant, then change the home entrance. That makes the effect of the home choice visible.
The RTA Journey Planner, checked 24 October 2026, provides starting-point and destination fields, Departing and Arrival controls, date and time, and route options including Metro, Bus and Less walking.
Consider a household comparing an apartment with a compound home. The following is a worksheet using those fields, not a returned itinerary or a timed journey.

Where the planner uses a stop or accepted point rather than the exact entrance, assess the connection between that point and the gate separately. Include crossings, the compound's internal approach and any change of mode in the household's comparison.
The nursery-to-work leg is common to both homes in this example. The difference lies in reaching the nursery and completing the collection-and-return sequence. A household without a nursery stop can instead compare the direct home-to-work journey. The closer fit depends on that routine, rather than the area name alone.
What should an Al Jafiliya rental quote include?
A useful quote identifies the exact home, payment schedule, included spaces and services, and who pays each additional charge. The DLD Unified Tenancy Contract, checked 24 October 2026, provides fields for the parties, property identifiers, DEWA premises number, contract period, annual rent, security deposit and payment mode. DLD is the Dubai Land Department.
The comparison questions are practical:
- What is the annual rent, lease period, payment schedule and amount due at signing?
- What landlord security deposit is quoted, and what written return terms apply?
- What agency or administration charges are quoted, what do they cover, and when are they payable?
- Who handles Ejari, Dubai's tenancy registration, and what registration charge is separately quoted?
- Which outdoor areas, parking spaces and access rights are included?
- Who holds and pays the electricity, water, cooling and other service accounts?
- Who pays each category of maintenance, and what handover condition is recorded?
As of October 2026, DLD's standard form assigns electricity, water, cooling and gas charges to the tenant unless otherwise agreed in writing. A quoted inclusion therefore needs to appear in the written terms. The form also provides for an addendum signed by all parties. Source: DLD contract.
The tenancy-contract explainer covers the wider document. The questions here do not set a standard private commission, deposit percentage or maintenance threshold.
How much of the setup money can be calculated from DEWA's schedule?
DEWA, Dubai Electricity and Water Authority, publishes separate residential deposits and meter-based activation components. The home's residential classification determines the published deposit; the meter class determines the connection component. The table uses the DEWA move-in schedule, checked 24 October 2026, without assuming a discount.
Source: withlida.com, 24 October 2026, transcribing DEWA's Activation of Electricity/Water service schedule accessed that day.
DEWA describes small meters as directly connected meters for smaller current ratings and large meters as meters for higher current ratings. “Small” and “large” are technical meter classes. Confirm both the residential classification and meter class for the premises; the home-format label alone does not settle both.
The scoped additions from the published components are:
- Small-meter activation: AED 125 + AED 10 + AED 10 + AED 10 = AED 155.
- Large-meter activation: AED 300 + AED 10 + AED 10 + AED 10 = AED 330.
- Residential flat with small meters: AED 2,000 refundable deposit + AED 155 activation = AED 2,155.
- Residential villa with small meters: AED 4,000 refundable deposit + AED 155 activation = AED 4,155.
These are publication calculations from DEWA's schedule, as of October 2026. The flat and villa examples both expressly assume small meters. A compound-home description needs its own premises classification and account arrangement confirmed.
These additions cover only the stated DEWA deposit and activation components. Rent, the landlord deposit, agency charges, Ejari registration, private cooling, internet, moving and other private charges remain separately quoted. They are not a complete move-in budget.
For tenants, DEWA's page lists a valid Ejari number and describes an integrated notification after Ejari issuance, with the account number, deposit details and payment link, as of October 2026.
