Living Legends Dubai: homes, phases and school journeys (2026)

Living Legends Dubai fits households comparing villa space with a named apartment building. DEWA's refundable deposits are AED 2,000 for flats and AED 4,000 for villas (DEWA, as of October 2026). R1 and R5 have separate developer records; Dunecrest describes its campus as nearby. The best fit depends on the home's documented facilities, upkeep and actual school and work journeys.

Where is Living Legends?

Living Legends is a named residential community in Dubai; Dunecrest's nearby campus provides a useful landmark along the Sheikh Mohammed bin Zayed Road corridor. The school describes its campus as near Al Barari and Living Legends, just off that road, also called E311 (Dunecrest campus overview, accessed 24 October 2026).

The community name is the starting point for an address search. A household's daily journey begins at a particular building lobby or villa driveway and continues through a usable gate. A map pin for the whole development does not identify either of those points.

For wider orientation, the Dubailand guide explains the broader place-name context. Al Barari and Majan have their own guides and remain separate area comparisons. Those names do not establish the same property management, school access or facility entitlement as a Living Legends home.

Is the home in a villa or a named apartment building?

An apartment comparison starts with its building name; a villa comparison starts with its plot and home documents. R1 and R5 are separate records on Amer Al Ghurair's portfolio, with their own descriptions in the table above, accessed 24 October 2026.

For an apartment, the useful details are the exact unit plan, balcony or terrace allocation, parking assignment, lift-to-exit journey and the cooling arrangement. For a villa, the comparable details include the plot boundary, usable outdoor space, driveway and the written allocation of garden, equipment and building upkeep. These are questions about a home, rather than assumptions attached to its format.

Does a phase announcement establish that a home is ready?

Amer Al Ghurair's homepage states that R5 reached a completion milestone in 2025 and describes inspections, authority approvals and unit handovers. It also uses the name Al Ghurair Residence 5 (developer statement, accessed 24 October 2026).

That is a developer-attributed milestone for R5, not a district-wide completion record. An advertised phase describes a project; a milestone reports a stated event; an individual home's readiness depends on its matching documentation and present condition. For the home being compared, the relevant evidence includes applicable completion and handover records, an inspection, utility activation and management's move-in/access confirmation. A phase label alone does not establish any of those home-specific outcomes.

Who is named on that project's documents?

Amer Al Ghurair presents R1 and R5 on its own website; the legal names and roles for a particular transaction must be read from the matching records. Website branding does not establish the owner, landlord, registered developer or operator of every asset carrying the Living Legends name.

The Dubai Land Department's Project Status Enquiry offers a project-name or project-number search and directs users to Project Status, called Mashrooi, in Dubai REST, DLD's property-services app. Its displayed fields distinguish the developer from the management company (DLD, as of October 2026). No populated Living Legends project result is certified by this guide.

  1. Match the property identity

Compare the building or plot, unit identifier and project name across the title or sale documents, lease and home plan. Where an advertised phase and a document use different labels, obtain a written explanation tying them to the same property.

  2. Separate the parties

Record the legal developer named on the matching project record, the owner or authorised landlord in the property documents, and the company responsible for the building or community services. A company can hold more than one role; the documents establish which roles apply here.

  3. Connect each responsibility to a document

Keep the facility-access confirmation, maintenance allocation, parking assignment and utility arrangements beside the agreement. A named contact and written scope make the household comparison usable.

What facilities are available to that home?

The relevant facilities are those documented for the home and confirmed as operating and accessible by management. Amer Al Ghurair's R1 and R5 pages describe rooftop amenities, pools, fitness spaces, play areas, jogging and cycling, and retail provision (matching developer pages, accessed 24 October 2026). These remain attributed descriptions rather than a certification of every resident's access.

A useful facility record names the facility, location, operator, current operating status, access conditions and any separate charge. For a pool or gym, that includes resident access, guest arrangements and opening hours. For parking, it includes the assigned bay or permitted space and any additional vehicle charge. For a garden or private pool associated with a villa, it includes the plan, equipment and responsibility for upkeep.

Keep each entry tied to the home. An apartment rooftop facility and a community facility can have different access arrangements. Equally, a neighbouring school's sports facilities do not become residential amenities because the campus is close.

How does the school journey work?

Dunecrest describes its campus as near Living Legends and Al Barari, not as an internal Living Legends campus. That wording establishes proximity in the school's description, not a walking route, a place for a child or a travel time (Dunecrest campus overview, accessed 24 October 2026).

For educational context, KHDA, Dubai's private-school regulator, lists Dunecrest American School LLC as Good in its 2023-2024 overall inspection table, with US/IB curriculum, meaning American and International Baccalaureate. This is a dated inspection benchmark, not a 2026 inspection (KHDA's official performance table, retrieved 24 October 2026).

Source: withlida.com, 24 October 2026, using Dunecrest's published tuition schedule. These are selected grade examples. The school states that tuition excludes transportation, cafeteria and uniform.

The journey check starts with the child's actual arrival gate and dismissal arrangements. The school's contact page provides a live map and separate admissions and transportation contacts, accessed 24 October 2026. An admissions confirmation answers the place question; the transport team answers whether a proposed home is served, at which pickup point and on what timetable.

For a driving household, test home exit to school gate at the intended arrival time, then school gate to the workplace. For a walking plan, establish the permitted gate, continuous pedestrian route and crossing arrangements. For school transport, include the walk to the confirmed stop and the collection arrangements. Proximity alone does not resolve these legs.

How does the work journey connect to DIFC or Downtown?

The useful commute is from the home's actual exit to the workplace entrance at the household's required time. DIFC, Dubai International Financial Centre, and Downtown are destination areas; an office entrance or parking access point makes the comparison specific.

The RTA Journey Planner supports origin and destination selection, dated departure or arrival times, transport modes and a less-walking option (RTA, Dubai's Roads and Transport Authority, as of October 2026).

For each candidate home, retain the origin, destination, date, arrival target and returned itinerary. Where the planner starts at a stop, separately establish the permitted route from the home to that stop. Include transfers, walking and the final office-access leg. For a school-first morning, run the school-to-work leg separately and account for drop-off time.

This guide does not certify a nearest Metro station, a bus route or fixed minutes to DIFC or Downtown: no entrance-specific itinerary is established here. A driving comparison similarly needs the actual gate, school stop, destination parking and intended travel period.

How do apartment and villa household budgets compare?

Compare signed rent and documented operating costs first, then separate setup expenses from refundable deposits. The worked example below is for hypothetical tenant households, A in a named apartment and V in a villa. No market rent or household quote is invented.

Annual housing and school expenses

Each symbol is an annual amount entered from the relevant agreement, supplier quote, bill or household plan. A documented inclusion can make a separately counted item zero; an unknown amount remains unfilled.

Source: withlida.com, 24 October 2026. Original symbolic comparison; quote variables remain symbolic and are not Living Legends market estimates.

Suppose each household has one child in Grade 3 at Dunecrest. The school-published 2026-2027 tuition is AED 72,960 in each case, so S_A and S_V take that same value. Transport and excluded extras remain separate inputs from the school's schedule, accessed 24 October 2026. The housing comparison therefore turns on the other documented inputs, not an assumed school saving attached to a home type.

For cooling, establish whether its electricity is already inside U or a separate supplier bill belongs in C. For maintenance and parking, count only the tenant's documented responsibility. This prevents the same charge appearing both inside rent and as an added expense. An owner comparison would separately require the applicable approved service-charge budget, financing and ownership costs; this example is scoped to tenants.

DEWA setup: home category and meter category

DEWA, the Dubai Electricity and Water Authority, distinguishes the refundable residential deposit by flat or villa, and activation components by meter category. The following uses its ordinary published components, with the actual category confirmed for the premises (DEWA move-in schedule, as of October 2026).

DEWA componentResidential flatResidential villa
Refundable security depositAED 2,000AED 4,000

Large-meter activation calculationAED 300 connection + AED 10 registration + AED 10 knowledge + AED 10 innovation = AED 330Same components = AED 330
Large-meter DEWA-only initial cashAED 2,000 + AED 330 = AED 2,330AED 4,000 + AED 330 = AED 4,330

Source: withlida.com, 24 October 2026. Calculations from DEWA's linked service-fee schedule. Home format does not determine the meter category. These are utility setup components, not a complete moving budget.

At the same meter category, the villa deposit ties up AED 2,000 more refundable cash. That difference is not an extra annual utility expense.

Let K_A/K_V contain applicable non-refundable setup amounts from written quotes or published schedules: tenancy registration, agency charges, moving, any access permit, cooling setup and school application/testing or other one-time school charges, including applicable tax in each amount. A school registration advance credited against tuition remains part of S rather than an additional expense; use the school's linked fee terms. Let F_A/F_V be the applicable DEWA activation subtotal above. The first-year expense subtotal is H + K + F for each household.

Keep the DEWA deposit, the contract's rental security deposit and any cooling deposit in a separate refundable-cash bucket, with each one's terms recorded. First-year cash reserved adds that bucket to H + K + F. Cash due on signing or move-in follows the actual rent instalment dates, supplier due dates and school payment schedule; it is not automatically the whole annual subtotal.

For the tenant utility sequence, DEWA says issuance of Ejari, Dubai's tenancy registration certificate, initiates its account/payment notification process (DEWA, as of October 2026). The premises and account details therefore belong in the home's readiness file as well as the budget.

Which home format fits which household?

The closer fit follows the household's priorities and the specific home's evidence. A household seeking shared-building recreation and an apartment layout can compare R1 and R5 separately, using confirmed access and the exact unit plan. A household seeking its own outdoor space can compare documented villa plots and the upkeep assigned in each agreement.

For a school-led relocation, the useful match combines a confirmed school place, workable gate-to-gate journey and a completed household budget. For a household whose work journey sets the daily schedule, the completed route comparison may be the deciding input. The community name brings these homes into one search; the home, documents and daily journey settle the comparison.

Living Legends FAQ, checked 24 October 2026

Who is the developer of Living Legends?

Amer Al Ghurair presents R1 and R5 as separate projects on its own portfolio. For a particular home, match the registered project and legal developer name to its documents through DLD's Project Status Enquiry. The phase descriptions do not establish who owns or manages every community asset.

Where is Living Legends located?

Living Legends is a Dubai residential community. Dunecrest describes its nearby campus as near Living Legends and Al Barari, just off Sheikh Mohammed bin Zayed Road, E311. A household route needs the particular villa or building entrance.

Is Living Legends a gated community?

Amer Al Ghurair's R1 page describes a gated community, accessed 24 October 2026. Confirm the home-specific vehicle and pedestrian gates, resident permissions and visitor arrangements with management.

Is Dunecrest American School inside Living Legends?

The school's campus page says near Living Legends and Al Barari. That description does not establish an internal campus, admission entitlement or a walking time. The school confirms admission and transport arrangements separately.

Does the R5 completion statement mean a particular home is ready?

The developer's homepage reports an R5 milestone in 2025, accessed 24 October 2026. The statement concerns that building. A particular home's readiness still needs its own matching records, inspection, utilities and access confirmation.
